Everything we provide is top quality and the home is impressive in size, style and amentities. If you are looking for a beach house to share with friends or family where you can all stay together in a stunning beach location, without compromising comfort and style, this is it. 5 bedrooms, 3.5 bathrooms, 3 lounge and numerous entertaining areas. Boasting 3 king bedrooms and 1 queen bedroom, a large kids bunk room for 8 kids/adults, (all with separation for privacy) the home can accommodate up to 18 people. Outdoor bar and lounge on top level and outdoor undercover dining area beside swimming pool on level 2. All verandas including master bedroom, living areas and kitchen have bi-fold doors, allowing the entire ocean facing side of the home to be open to the view and breeze with sweeping ocean, beach, island and headland views from all levels of the home. Modern spacious, clean design with three separate lounge areas with big screens and surround sound. All bedrooms are also fitted with flat screen TV's and Chrome for watching Netflix, YouTube or your favourite TV channel. Foxtel boxes and 75 inch HD TV in main lounge area. Ultimate games room with pool snooker table, air hockey table, big screen and projector for sports and movies and Fooseball table. You will never see the kids. Gourmet kitchen is spacious and modern with butlers walk in pantry fitted with every possible appliance and piece of catering equipment. Miele appliances throughout including oven, steamer, plate warmer, microwave, dishwasher and double fridges. Zip hydroboil with instant cold filtered water on tap and boiling water. Full size additional fridge and freezer downstairs and drinks fridges outside at the outdoor kitchen. Look at the beach from the veranda and you can stroll to the sand in 1 minute. An ideal family beach for surfing, swimming, dog walking and play, fronted by a park with BBQ tables, playground and amenities. walk deserted beaches and headlands for many kilometers in each direction. Surfing, swimming, fishing, beach games and cricket all there. We provide surfboards, Boogie boards, fishing rods, push bikes, scooters, Eskies, pool toys and many games and toys for the kids. There is a nice flat locked rear yard that is safe for the kids to play and a herb garden and fruit trees- limes and lemons for the drinks! Emerald beach has some truly fantastic restaurants within 1 minute walk- just at the end of the street. Mexican, Wood Fired Pizzas and Pasta, Ribs, Surf Street Cafe for a magnificent breakfast and coffee, lunch or dinner. Wired coffee shop for great coffee and pastries. There's also a general store with burgers, fish and chips, healthy vego fare and the usual ice creams, sweets, groceries, bread etc. And of course- Emerald Beach Bottle Shop and Wine Store for top up of supplies without the need to drive. ***PETS WELCOME WITH PRIOR APPROVAL ONLY AND SUBJECT TO CONDITIONS*** Guest access: When you hire ULTIMATE BEACH HOUSE EMERALD BEACH you get the entire home to yourself. Ideal for an extended family or number of families to stay together. a complete 5 level, multi million dollar mansion complete with everything you would expect and lots more. High quality linen and bedding, starting stock of consumables, and all catering equipment is supplied included. There are twin garages and two more additional parking spaces in the driveway- suitable for a boat or jet ski, or other cars. Private rear fenced yard for the kids to play. Swimming pool in a sunny location in front of the outdoor entertaining area- looking at the ocean and beach. BBQ and outdoor kitchen are also yours privately. The lower floor has an ultimate games room for your group only and all the games are free to play. There are too many things to list in the way of activities and events around the area for holiday makers, but we provide extensive information, websites, event calendars once you book and before you arrive. The home is located right beside the beaches and headlands of Emerald where you can view kangaroos up close every day. In fact you can also see whales most days from the verandas of the home and master bedroom. There is a laundry with two washing machines and two dryers for your exclusive use, and we provide laundry powder and fabric softener. We do not hire out individual rooms or spaces and no-one lives on site, so you have the whole property to yourself. Guest interaction We can welcome you and show you facilities and then leave you to enjoy the property to yourself or we have self check in arrangements with door code provided. Shopping delivery can be arranged from Woolworths or Coles locally, to coincide with your check in If you have a question or need a hand with something- we are only 5 mins away and always contactable on our mobile phones. The location is equidistant between Sydney and Brisbane, and the weather is ideal all year round. Coffs Harbour has direct flights from Melbourne, Sydney and Brisbane daily. Neighbourhood overview Emerald Beach has a real village feel. Small and intimate. A lovely park, Beaches, Walking tracks, restaurants, Bottle Shop, Corner shop. You won’t want to leave. Ride around on the push bikes, have a picnic on the headlands with the kangaroos and whales. Surf, fish, play on the beach. It’s all here and only a couple of minutes to get to Coffs or Woolgoolga, shopping centres etc. Getting around Hire Car, Car, Push Bikes, Walk. Buses also leave from in front of the home. Other things to note: Free Wi-Fi, Netflix & Foxtel. All linen supplied including bedding, bath towels, pool towels, tea towels, hand towels, washers, bath mats. Consumables provided - starting supplies include salt, pepper, oil, flours, paper towels, toilet paper, glad wrap, foil, laundry detergent, dishwasher powder, ice machine, cleaning products, garbage bags etc. Air Conditioned living areas. Too many inclusions and highlights to mention! The champagne on ice on arrival, the abundance of games to keep the kids (& adults) entertained, the generous supply of toiletries, pantry staples, an ice-machine, Soda Stream, pod coffee maker, pool toys galore, numerous bath & beach towels, on top of VERY comfortable beds all with TV’s!

Any issues, question we had, were dealt with within 24 hours. Nothing was too much trouble. I have never stayed in a house that had a kitchen so well equipped or so many entertainment items for all ages. well done to Alicia

We had it all, wonderful views, close to attractions, and the home was absolutely amazing. So spacious and beautifully furnished.
There was so much four generations could enjoy together: games room, pool, all the fun pool toys, bikes etc. The storage space was unbelievable!
Our 6 night holiday was just perfect. I would award ten out of ten stars, and am hoping to book again next year.

Beautifully appointed and equiped
large home for the whole/extended family. Provided the perfect venue for our 4 generation holiday to celebrate my retirement. Long anticipated, as a consequence of COVID, but lived up to the high expectation!

We had the best time!!!! The house was amazing, the host was awesome. The house had everything you needed and more. It was a short stroll to the beach and shops. There is also walks to the headland.
We had 9 Adults and 3 kids and we all could have our own spaces, kids loved the games room and the pool area was great because we could watch the kids without having to get in.
Well priced for what you get. The beach house is a must to stay at especially if you have a large group.

We recently stayed at the property to celebrate my sister in law's 40th birthday. Where do I start? The house is incredible. So so spacious! So many different levels with space and privacy for every guest. Now, when I say this property is well equipped, I mean it! You want for nothing. So many kitchen items, plates, cups, glasses, towels, bikes, kids toys, surf boards.....the list goes on! The host has honestly thought of everything to make your stay unforgettable. The house was immaculate upon arrival with the most stunning views from the private balconies. Super clean and well stocked with high end bathroom products.
If I could give this property 100 out of 100 I would. Alicia was an awesome and accommodating host and we cannot wait to go back. Don't hesitate to book this stunning property. Like us you will never want to leave!

Four families, 15 people in total, we were looking for a getaway and we got that and so much more. The house is perfectly located, a short walk to the beach and the cafe. Inside is modern, clean and very spacious. All eight adults could find a place away from everyone, to read or relax. The view is north-facing and stunning. There is more than enough beds and bathrooms for everyone, an outdoor shower for the sandy feet and a pool for a dip after dinner. We all love to cook, and the kitchen had everything we could want, and more. The two living areas are huge and relaxing. The beds are comfy and the bathrooms had everything you need. The games room kept all the kids happy! We spent the entire week either relaxing at the house, or down at the beach. Perfect! Thank you so much to our host, Alicia. Her communication was timely, informative and friendly.

The house is very well presented. There were ten of us and we all had plenty of room. There was enough space and things to do at the house that you didn't need to go outside. But then why go to Emerald Beach and stay inside - the surrounding area is lovely and a very short walk to the beach.
We plan on staying there agin next year.

We had a fantastic time at this property. The location was absolutely incredible!!! Kangaroos everyday by the beach. Local restaurants within a block to go eat at. Cliffs and trails to walk. And the home is lovely. The kitchen is extremely well stocked to cook and serve anything. And so many things to do inside from TVs in every room, pool table, surf boards, sand toys, they have thought of everything. We loved our stay.

We stayed in Alicia's exsquisit home with our large all ability sporting team for a tournament. This home provided us with some many bed options so that we could stay together as a team. The multiple living areas provides such great flexibility for people to enjoy some quiet time or be amongst it all. The house was super clean and maintained and contained everything a level above expectations! Alicia was brilliant with her communication and flexibility. It was truly a royal experience in this mansion that we hope to use on a yearly basis!

Beautiful home with every inclusion possible that suited our ages from 7 months to 70! Well thought out and equipped for all ages, beach and pool toys, bikes and skooters, etc. Close to the beach, coastal walks, made for a very relaxing care free getaway. Only 15 minutes to Coffs Harbour.

From the moment we arrived and stepped into the front door everyone was impressed with this home. It was more than generously equipped with crockery, cutlery, electrical appliances and linen. The host was very generous with everything that was provided. From age 71 to 6 it suited everyone in our family from the games room, pool and lovely verandas to sit and chat. Just a short walk to the beach and beautiful walks around the headland passing wildlife on the way. We enjoyed snorkeling, fishing and surfing on the surrounding beaches. The house and its location made our special celebration even more special. Many thanks from our family.

This is not our first stay at this house. We stayed here two years ago. The house was fantastic then but is no longer fantastic.
Read the reviews from 2022 that also painted this house in an unfavourable light, & note the lack of owner feedback or apology.
I contacted the owner before our arrival to ask if the issues experienced by previous reviewers in late 2022 had been resolved. She did not confirm and was evasive. I gave her the benefit of the doubt. I urge you to reconsider doing the same.
The house is on the surface clean, but there were plenty of missed rubbish and used soaps discovered during our stay.
The owner was not aware that one of the two fridge/freezers in the kitchen has been broken for months. That leaves a guest with just ‘half’ a fridge/freezer and an extra one in the basement.
The owner says the house experienced a power surge a few months ago, hence the review in September. Many of those items have been fixed. But not all of them. And there are more.
The electrical ignition of the BBQ is broken. I changed the battery myself, but it’s a bigger problem than that. The owner has no intention of fixing this.
There were no BBQ lighters in the house. We bought our own. I left one for the next guest; you’re welcome.
The zip tap was still broken. Apparently it has been repaired multiple times. She promised to replace it immediately. A week later, this changed to questioning the previous repairs. I called her on her promise and it was finally replaced.
The dishwasher was broken when we arrived. I watched some YouTube videos & tried to clear out the filters and see if it was a simple fix, but alas, it was not.
The owner had a repairman come out quickly but he had no luck. A few days later he returned with the new part, & it had a new error code. A few days later he returned, & so on & so on.
The owner engaged a new repairman to look at the dishwasher without notice, who arrived at 7am, also without notice. He had a quick look, pronounced it fixed and went to walk out the door within minutes.
A couple of hours later, the original electrical repairman arrived with another part.Neither repairman was aware of the other’s visits.
I paid an absolute fortune in a peak period to project manage the owner’s maintenance issues. She refused to release us from our remaining stay at the house and refund the unused portion of the stay.
She will continue to rent out this house in its current condition.
You’ve been warned.

How do we start? The photos doesn’t justify the house and how fantastic it is equipped! Blown away with everything including Alicia, she has been such a pleasure to deal with from booking, pre arrival questions, arrival and departure! Her attention to detail created such an amazing family holiday! We loved the location, close proximity to great food including by far best Mexican restaurant we’ve visited for a while with a fantastic coffee shop with great service, coffee and walking distance to the beach! Our walking adventures with the kids was awesome! Views of the ocean, mountains and kangaroos was epic!, the VIEW! Wow! Breath taking. First timers to emerald beach and we love the location, house, food options and friendly neighbours! 11 out of 10 for us!

I arranged for my family to reunite for the first time in almost four years to celebrate my wife’s birthday. It was the perfect size for nine adults and six kids. We had the greatest time.

Our family of 10 adults and 4 children had the most wonderful weekend celebrating some special birthdays at this beautiful amazing property. The host, Alicia has thought of everything you would possibly need to make your stay very special. To mention a few - the best equipped kitchen with many electrical appliances, entertaining crockery and glassware, games and toys for all ages, plenty of pool towels and plenty of bath towels and products. The location of Emerald Beach is stunning and the house is fortunate to have great views of this. We loved the variety of spaces to chill in the house - 2 lounge areas, downstairs games room, pool and barbecue area and 5 bedrooms so each couple/ family had their own space. Presentation is spotlessly clean and very tasteful. Thank you Alicia. Our family will be reminiscing about the wonderful weekend for years to come.

Great position, beautiful house. Enough room for my large extended family. A lot of things didn’t work eg tvs not working, fridge alarm going off all times of day and night,game machine not in game room but in advertisements pictures, back lawn not mowed. Disappointed with how many things not there or not working properly for what we paid for 4 nights

I Booked this property mainly after reading about all it's extra special bits and pieces and for its size, so our whole family could all be together under one roof for some luxury holiday time .
At this expense you would expect everything to be tip top and ready to go.
This was not the case.
While being clean ,spacious and modern it unfortunately had a few things that were disappointing, broken or just non existent as they didn't fit the description given on line
These are as follows
. Air hockey machine didn't work properly (score counter on top)
. No ice machine inside (it was broken in laundry)
. Lounge room bifold door handle broken off completely
. Foxtel in second lounge room would not work even after following the instructions in manual
. Zip hydro tap hot water didn't work
. Hot water in showers and bath was warm at best ( no one used the cold taps while showering
. Light over pool table tripped the power off in the house
. Filter's in both dryers where full to the top and over flowing and the lint was inside the machines
Fly screen bifold door in kitchen was broken so couldnt be used
. No arcade game at all ( even though it was shown it pictures online
. Tv down stairs ( next to pool table) was broken and dinted (and didn't work)
. Projector lamp light was failing telling us to replace bulb , which we didn't have, making it hard to see xbox game at all
. No playstation charge cord for controllers so was unable to play this game console at all ( Big disappointment as half our family are big gamers)
There are a few more bits and pieces that were amiss aswell ( like rust on furniture inside, chairs ,lamps ,lights)
Stained lounges in both lounge rooms
Fridge doors that wouldn't close properly in the kitchen
I understand wear and tear is common in holiday rental property's
But I wish I'd known in advance about all the broken or non existent items before I Booked..
As this property does not refund on any cancelled bookings
Being big travellers and staying all around Australia in amazing homes we had expected more for such a expensive property.

What an amazing house. So much room and so many things to do. Fantastic location with the house situation only 200m from the beach. We had 15 people of all ages stay for a week and no one wanted to leave. Would definitely stay again.

Superb beachside family retreat!
This is a great beachside retreat - very spacious and well fitted out house that accommodated our extended family (7 adults and 6 kids) with ease. Easy walk to three local beaches plus the pool and games room made this a perfect choice for our summer holidays!

We thoroughly enjoyed our stay at Emerald Beach. The accommodation was outstanding with plenty of space for our family of 17. The kitchen and laundry facilities were very impressive. It was just a short walk to the beach and cafes. Would love to stay here again!!
