Located in a quiet cul-de-sac of exclusive Sunset Village, Quinnebaug has incredible sound access for windsurfing and watersports enthusiasts via a private boardwalk and beach. A small community boat dock and ramp are just a minute's walk from your door. The ground level has two carports, an outside shower, an accessibility-friendly ramp to the under-house entry, and electric stairlifts to the upper floors. Enter through the formal entrance to the first level great room, where you'll find cathedral ceilings, upscale furnishings, hardwood floors, an entertainment area, and access to sound-front sun decks. A large kitchen with a breakfast bar is ready to help you provide your dinner guests with meals and snacks. Views abound through the dining area's bow window and the sound-front screened porch. The first-floor den has a futon with a semi-private bath, an accessibility-friendly toilet, and hall access. Head upstairs where the first and second bedrooms share a bath. The third bedroom has a private bath, a sound-front garden tub, an accessibility-friendly toilet, a stall shower, and a secluded covered deck. Quinnebaug truly is the jewel of all houses. Things to know: You will be required to sign an additional lease agreement upon making a booking which will be sent to your email. You will not be able to check-in until we have received your signature electronically. Please contact us directly if you do not receive this agreement. This property is managed by Vacasa North Carolina LLC. Please note: Guests have access to the Club Hatteras Pool Facility. Additional details around this facility will be shared in your check-in email and during the check-in process. The club is typically open Mid-May to Mid-October, depending on weather. If you are bringing a dog on your trip, the pet fee is already included in your quote when selecting ‘Yes’ to pets. If you would like to add more dogs, please contact us. The pet fee is per stay and ranges between $150 and $200, depending on the bedroom count, and will apply for each additional dog. Parking notes: There is free parking available for 3 vehicles. Dock details: Shallow draft (less than 2') 23' boat slip available. Ramp also available for guest use. Community dock/ramp located 2 driveway prior to house. Boat slip #21 Due to local laws or HOA requirements, guests must be at least 25 years of age to book. We had a wonderful time at this beautiful property. The only issues we experienced were some of the storm shutters were lowered but this was resolved. Also, the fireplace did not work because there was no gas in the outside tank. This was reported to the management company but unfortunately not resolved. Also, when we were checking out the cleaning crew arrived an hour before the checkout time and asked when we would vacate the house. As we were loading the vehicle, we reminded them that we had until 10 am to leave and they left. We were surprised by this because we had been asked to inform the management company when we had checked out. Overall, it was a positive experience.

Home has a great floor plan and very spacious for a three bedroom. Well equipped and enjoys 3 showers! The gas grill and Kuerig coffee maker were added bonuses. The location is very private and the sound views stunning with private pier access to the water. Only suggested improvement would be to trim the lower tree branches atop the driveway, fishing poles carried in vertical holders will not clear those limbs but almost.... Would recommend highly and would rent again!

If you don’t read anything else, this is a great house and I would absolutely book again.

Cons:
-Small bed (full size) in very large master bedroom
-Bedding isn’t great. Comforters could be more substantial and more pillows on the bed. Especially the master.
-Routine maintenance could be better. Outdoor cushions are in poor shape, toilet handles need some attention, doors are squeaky.
-Main TV is small and older. A bigger, newer TV would be nice.

We love the location and private boardwalk. The Jack-n-Jill bedrooms and bath are convenient for the kids. The large propane tank for the grill means endless grilling during our vacation. We don’t have to bring many games/cards because there is ample amount at this home. While the humidity and cloud cover didn’t give us as many breathtaking sunsets I expected, that’s out of your control and we still enjoyed what we got.
My only negative is the mosquitos were insane this time around! We didn’t have this issue last year; I’m sure the latest weather played a role, but I couldn’t enjoy as much of the outdoors because they treated me like a buffet each time we were out.
However, we bought mosquito spray, punk and citronella candles to help. It wasn’t going to completely prevent us from our kayaking and crabbing days.

We really enjoyed this property and definitely plan to go back. It was great being able to easily launch our kayaks and fish from the dock. The chair lifts were a great accessory for my husband, who has trouble getting around and climbing stairs.
The only disappointment is that after we booked, we found it was through Vacasa. The whole reason we like VRBO is not having to deal with a rental company and the added expense. Otherwise, everything was great!!

The PERFECT house for littles
Cannot say enough about this house- immaculate, great layout, great location, and very well equipped for any family, especially those with little kids.
When I’ve stayed in rentals with air bnb, I’ve been accustomed to bringing my own basics like laundry detergent, trash bags, etc. we were pleasantly surprised that there was a nice little starter kit left for us on the counter of all the necessities, as well as linens and towels which many other Outer Banks rentals did not include.
Here’s why we especially loved the location of the Quinnebaug as a family of 4 with 2 kids under 5- we originally looked an ocean front rentals. All we could find in our budget for a 4 day trip were tiny condos across the street. When I found this house, I told my husband I was sold because of the private boardwalk out to the sound and 1 minute access to the beach. It was perfect because we got the best of both worlds. We were able to wake up, grab a cup of coffee and walk out to the waterfront in our slippers, and still make a split second decision to be on the beach within minutes. The beaches at outer banks are VERY windy, so we found it very convenient to walk right out to the sound from our back door- and the sunsets at the Quinnebaug are out of this world! Many an evening spent on the swing at the pergola.
I could tell from the guestbook that many other families have returned to Quinnebaug as a family tradition, and for good reason. Thank you to the Ford family for opening your home to us for a wonderful stay!!

One to work on the air conditioner, and the other to replace an outdoor outlet for the homeowner. We didn’t know whether they were legit and we were a bit caught off guard.

My family and I love this home. This is the third time we've stayed here. One of the biggest features that draw us, aside from being pet friendly, is the storm shutters we can close to make the bedrooms very dark. We also love the family of tree frogs that live on the back deck! We watched one eat a lightning bug, then proceed to blink from the belly until the bug died.
The only concern I have is a lack of curtains in the home. The sun setting on the sound blinds you if you're on one of the couches.

My family and I love this home. This is the third time we've stayed here. One of the biggest features that draw us, aside from being pet friendly, is the storm shutters we can close to make the bedrooms very dark. We also love the family of tree frogs that live on the back deck! We watched one eat a lightning bug, then proceed to blink from the belly until the bug died.
The only concern I have is a lack of curtains in the home. The sun setting on the sound blinds you if you're on one of the couches.

Had a great 2 week R&R stay at this property in early May, with the OBX having creeped onto the 2021 travel bucket list during the 2020 Covid shutdowns. Pictures and descriptions on this were accurate -- previously cited issues regarding internet and HVAC appear resolved, as wifi was fast and dependable during our stay, and a touch of AC was nice on a few warm humid evenings. While there aren't many reviews on this site yet, as this rental company is newer to the area, this property has been rented for many years, with guest book entries dating to at least 2013, and lots of happy and satisfied loyal renters. The location is in a relatively quiet part of Frisco, which itself was very low-key in May. The view of the sound is awesome, and sunsets (we got lucky, with mainly sunny weather) from the upper deck porch or the private boardwalk leading down to the water's edge were spectacular. Mosquitos weren't yet out in force, but the screened porches of this house would be golden in summer and early fall. Gas grill worked well. Furnishings were basic but sturdy and comfortable, appropriate for a beach house, and the open kitchen/LR concept was nice. Not a ton of restaurants nearby, so self-catering made sense. This house has stair lifts, and while we didn't need that feature, it would certainly be a draw for anyone with a stair-climbing disability. Paddle boards and kayaks were available, although it was too windy to use them most days. The neighborhood has a common dock and small boat launch site, with a shallow waterway to the sound (saw people using jet skis one day). Would definitely return for a shoulder season stay, to avoid peak summer crowds. The pipeline gas shortage deserves a shout-out, added an element of anticipation for the drive home.
A note about the wind: residents and frequent visitors of the OBX know this implicitly (we hadn't been in more than a decade, so had forgotten about the wind) -- the wind speed can play a huge role in outdoor comfort level and activities here. Being soundfront, and we had near-constant wind, ranging from slight puffs (perfect!) to 35mph+ gusts (too windy to even sit outside) during our stay. I think this is the case in most parts of the OBX and isn't necessarily unique to Frisco. There was a small legion of colorful kite surfers capitalizing on the wind most every day in the sound, and if you're into kite surfing, this is an ideal spot for it.

Perfect
The home was very well maintained and offered many amenities. It was clean and the kitchen was well stocked.
Great sound location and close to drive on beach and also close to small grocery store.
It was perfect for our family and our precious dogs.

Quinnebaug
We really enjoyed the house and location.
The only thing I didn’t care for was I felt the comforters on the bed were not exactly clean. Other than that we loved it! Had a great time!

The cottage is lovely - well designed and in a beautiful location. Great place to relax.
Our only complaint Is that the HVAC needs readjusting - lots of variation in the zones - some too hot and some too cold.
