This property was by far my favorite place we have stayed at in topsail, the owner was very responsive, the condo was clean and spacious with gorgeous views of the ocean. 3 pools and hot tubs what more can i say we felt like we were at a resort not in north carolina! Our favorite was the property cat captain whiskers he loved our son and they were the best of friends by the hot tub chasing each other! Splash by the sea had great service , sitting outside listening to the breeze and the relaxed music made our stay! Great shark tooth hunting at night steps from the condo ! We can’t wait to come back next summer!! Thanks for a great weekend for our family!

This is our second year staying in this location and we love it! We will be making this our go to beach vacation spot! The view is amazing and the amenities are so great for kids! There is also a restaurant on site with really good food so you don’t have to go out anywhere if you don’t want to. The condo owners are extremely quick to respond to any needs or questions! The place was clean and can accommodate a large family. Cannot wait to go back!

The property was beautiful and exactly the way it was shown on the website. I think we actually had the chance to take the same picture of the sun rise from the balcony that he listed. The outside pool and garden areas were very well cared for. William was a wonderful host and took care of all my questions and worries leaving me to have a wonderful vacation. We defifitely would consider returning.

Stayed here during a cold, windy November weekend and the place was perfect. Bright and cheery and I loved watching the waves crash on the beach. Dinner at Splash was delicious, too!

We came for my mother's 83rd bday and our friend/family 1 yr celebration of life. The views were spectacular. The resort amenities were great. The condo was comfortable. Our hosts were great answering questions and responding promptly.

Did I mention Location?! This was a piece of paradise in North Carolina that I never knew was here. My sons have always wanted to stay ‘on the beach’ since they were a child. And even though I’ve taken them to different hotels along the coast through the years, this place is seriously ON THE BEACH! There’s so many wonderful things I could tell you about the location but my words would never do it justice. The unit 110A is perfect for families who have toddlers. It’s not necessarily ‘kid proof’ with the glass table and a few other things, but if you have a 2yo boy who loves to run and jump around… then this is it. No one resides under you who would be bothered by it. The bigger room that can sleep about 5, allows that beautiful and breathtaking sunrise to shine through the windows. My recommendations for anyone considering this property: bring toilet paper, trash bags, and paper towels. Also bring your own towels and wash clothes. Even though there are bed linens and comforters on the beds already, we brought our own pillows and blankets. Do not expect to walk into a hotel room that is spotless. Remember that you are about to stay in someone’s place that has been lived in. By no means do I mean the place is dirty. It’s clean as a home should be. Enjoy your stay and I hope this helps!

We would definitely go back. Great location. I questioned the cleanliness of the property when I saw a couple reviews. The property manager was quick to respond to all my questions and the property was clean when we arrived. I had no problem with the cleanliness. Property manager was always quick to respond to any questions I had before we arrived and any I had while we were there.

Pros and cons to this property Pros are location location locations. Villa Capriani is a great property with perfect beach access. A great pool. On-site restaurant is really good. Price is good for a beachfront 1st floor condo. Cons. The condo could use a deep clean and some updates and maintenance.

Me, my husband, 3 children, my parents and sister stayed in this location. It was plenty of room for everyone and the view was amazing! The kids loved being able to go back and forth to play at the beach or pool all day. They have 3 pools and 2 hot tubs and so it was never crowded. The only negative about the pool area was the hot tubs temperatures were never consistent. We didn’t have to take lunch to the beach because we were so close to our room and that is always great when you have young children. We also enjoyed the restaurant that is right on location. The food was amazing and definitely worth going to. They do have events there sometimes and the restaurant closes. The owners of the property responded timely to all of my questions about the beds, kitchen, etc. the size of the beds listed on the website were not quite accurate so that does need to be fixed. We would definitely stay again.

I’ll address some shabbiness with the unit later on, because the deal breaker for us was the dirt. Dirty old noodles in sink. Dirty K cup in coffee maker. Dirty dishes in dishwasher. Dirty utensils and dishes in the cabinets. Old food in cabinets. Dirty bathtubs. Filthy toilets. Throw rugs so dirty, and a few smelt of urine, that we tossed them in the laundry room rather than walk on them. Comforters on beds had holes in them. I started my vacation cleaning everything my kids would touch. We refused to let them use one of the bathrooms. Now, the shabbiness. We get renovation. But every wall had holes. Some had big ones. Kitchen light had no cover and didn’t work. Some plugs didn’t work. Old broken stuff in every closet and cabinet and drawer. Everything was old and faded stained and worn— not just easy to replace stuff like pillows and mattress pads but floors, counters toilets mirrors tubs and so forth. The owners couldn’t find the key when we checked in and didn’t respond to our queries regarding bed size (please note main bedroom is a king) and coffee maker (k cup for those interested). Also there were no checkin or checkout instructions for guests. That said the Villa Capriani is a gem and the floor plan of this unit is solid. A shame.
