THE SPACE: Moon Tide was designed by a local architect to be the perfect beach house for large families, extended families, or multiple families. There are plenty of areas for groups to collect or separate as desired. The home consists of 5bdr, 5.5bth, 2 common areas, 1 loft, a covered porch, sun deck, & an open concept kitchen. THE LOCATION: Moon Tide is the northernmost beachfront house on Edisto and has one of the best views on the island, particularly towards Botany Bay. It is close to several restaurants, the island grocery store, and local service station. It is also within close walking distance of several shops. Doing so will help you avoid a steep fine from the Town of Edisto. EVENTS: We allow family celebrations that do not exceed house occupancy (18). Please respect Edisto's quiet hours (10pm-7am) and note that post-event cleanup is mandatory. Failure to do so will result in additional cleaning fees. PLEASE NOTE: There are exterior cameras at the front and back of the home. We respect your privacy & do not monitor them during your stay.

The location was incredibly convenient with a grocery store and restaurants across the street. The home was in extremely clean despite being oceanfront - the views were killer from every room. But best of all were the super thoughtful owners who left treats for young (cookies and cereal) and old (coffee and all the spices needed to cook an amazing family meal). We hope to come back again soon.

Our stay was spectacular! The house is so beautiful and clean. The location is perfect! We love to cook. There were all kinds of spices, oils, flour, baking soda and powder.
Plenty of paper products, coffee, tea, and beer!
The house has everything, and if not enough, there is a convenience store and Food Lion right across the street!
Sunrises, sunsets...I could go on and on.
We travel and rent a lot...this place is special. Book it! You will not be disappointed.

The house was huge with plenty of living spaces and bathrooms. The house was clean. The house also has absolutely everything including bottled water, beer, snacks, cereal, coffee, and delicious cookies left for us for our stay along with a personalized note. The location could not be better -- near Coots, Food Lion, the gas station, state park and more. Communication with the host was on point every time. One suggestion -- you need a new can opener -- and if that's the biggest problem we had then it was an exceptional stay. Thank you! We will be back.

My family of 10 had an excellent stay at Moon Tide. The owner was very responsive and the home had many thoughtful touches, including being well-stocked. We had previously stayed on the other end of the island and wondered if this location would be crowded or noisy but it was pleasantly quiet. Recommended property!

We had 3 families together including 8 kids, 4 adults and 3 dogs. The house was amazing. Location being ocean front was a must for us and it not disappoint. We were worried about being next to the public beach entrance but it was no issue at all. The beaches even on the weekends were not crowded even in mid August and we had a blast. It was actually really nice being so close to a bar and restaurant, gas station, and a grocery store, all within 2-300 yards. The house has all the amenities and more from board games to movies for the kids, plenty of dishes, cups and all the little extras that you normally have to bring with you to a beach house. The 2 porches/decks with seating areas were awesome and provided a great area to congregate and enjoy family time, views and drinks. We were throughly impressed with Andrea and the property team that did everything to make out stay amazing. We cannot wait to go back next summer and we will definitely be renting the same house. I couldn't recommend this house more. Gorgeous house inside and out!

Moontide was the perfect spot for our large group. The home is beautiful - better than the pictures show - and well maintained, and has many amenities available for guest use, which was a huge surprise and bonus. The property owners/managers were incredibly reachable, attentive, and responsive. (As in, when I reached out through the site I always heard back in less than an hour.) We loved being right at the beginning of the strip so our kids could walk to shops and snacks, and it was very convenient being so close to the grocery store. The only downside of the location is that it is right next to a parking area for some of the inland houses, so the beach area can sometimes fill up quickly, but that's not a downside to the house, just a heads up. :) It won't stop us from returning!

We decided to come to Edisto instead of Hilton Head this year for a change of pace. What a difference! Edisto Island is so relaxed in comparison. Low traffic, plenty of stores and restaurants, and lots of activity options.
We reserved Moontide to accommodate our large family. It was nice to have so many room options. Our 99 year old grandmother was comfortable on the second floor and really enjoyed watching everyone on the beach from the spacious balcony. The elevator was super helpful for loading in and out. I would 100% recommend this house for your next vacation.
The house is next to Coot's Bar and Grille and beach access #1, but this did not detract from our stay at all. I would recommend sending someone down in the morning to set up some chairs and claim the space in front of the house and follow up later with the canopy or umbrellas.

Wonderful property and location! Any questions were answered promptly. Lots of room for everyone to have space...17 of us. Loved the outdoor shower and plenty of parking. The kitchen was well equipped and central to the home. The covered porch was a special area to enjoy

This property had plenty of room to gather and to have privacy. The beachfront porch was a lovely space to enjoy the scenery day and night. The teens liked having there own living space for gaming and watching movies. For those who sleep in the top crows nest, the sound does carry up from below through the stairwell since there is no separate door. The property manager was the very best with communication and responding to our needs. Also, there is lots of room for parking cars. The elevator was useful for elderly guests and taking up groceries. The home is located next to a public beach access, so people do flow over onto the beach in front of the house, but it was never a crowded beach. It's a great location to watch sunrises, collect shells, and stroll along the state park beach.

We had a wonderful experience at Moon Tide. The house was large enough for family and friends to stay comfortably. It was dog friendly and right on the beach. The property manager was great and the house was well stocked with everything we needed to enjoy our stay.

The only concern was the queen bedroom bath. It had no bathmat or handhold. Slippery bathtub was worrisome with nothing to hold onto. Some dishes were apparently put away dirty. I would not hesitate to recommend this property to anyone.

We had such a fantastic time @ the Moon Tide! We had four adults and three kids (2 teens and a tween) in our group. All of the amenities one could ask for included in this beautiful home; games, books, Wii, beach toys, chairs, umbrellas, boogie boards, beach towels, tvs in every room and everything a kitchen needs. The elevator was a huge help with an older dog who couldn’t go up and down the stairs and very helpful for unpacking and repacking at the end of our stay. Very comfortable beds and plenty of room for an escape from family if needed with all of the different living spaces and balconies. We spent a lot of time on the balcony watching the sun rise with a cup of coffee as well as the beautiful sunsets at the end of a beach day. We loved our excursions to the Botony Bay Plantation, Edisto State Park for walks on the trails, Charter fishing and getting a round of golf in too. Grocery store and shops are so close and all walking distance. Really enjoyed the Moon Marsh Cafe which is a short walk away with great coffee, nice brekie and treats offered. Ice cream shops just down from the cafe and cute shops to find all of your Edisto shirts and fun souvenirs. LOVED having the beach level shower for rinsing off after a beach day. Have both HOT and cold water! What a treat. Can’t say enough about the experience and definitely recommend this beach house. Andrea & Ryan made themselves available and even left some local goodies and complimentary yummies too! Even though we didn’t need to to get ahold of her, Andrea (property manager) was also readily available and checked in after our arrival to make sure everything was ok. Thank you for more memories made and a fantastic week at the “Moon Tide” beach Andrea & Ryan!

This house has it all. From location to amenities, if you want they have it. The kitchen was well stocked with everything you need to prep and cook a homemade meal, including seasonings. If you don’t want to cook there a plenty of great restaurants that are within walking distance, as well as sweet shops and shopping.
The dog friendly aspect was a must for us. I love that blankets were provided to cover furniture if you’d like to allow your pet on the couches.
It was a beautiful, spacious house with nice beds and comfortable indoor and outdoor furniture. It is well taken care of. It’s perfect for a family or a large group. Stay at Moon Tide. You will love it.

The abundance of windows and the outside sitting areas gave great views. The beach was just steps away. The house was well stocked with everything we needed. The elevator was certainly a nice feature especially for loading and unloading our vehicle.

We (10 of us +1 dog) had a wonderful stay at Moontide. The property was beautiful and had everything we needed to help us celebrate the Christmas season and our time together. Festive touches were perfect and all of the extra efforts to make this a special time for friends and family were really appreciated. The home was clean and well stocked. It was just my husband and I along with our dog Piper. However this house would be so great for a multi family trip. It has three primary bedrooms w/ private bathrooms and tons of room for kiddos.
We spent so much time on the porches enjoying the view and the unbelievable sunrises each morning. Walking distance to a couple restaurants so that was great too. We would stay again for sure!

Annually my family spends Thanksgiving week on Edisto...a dream all in its own. This property was perfect for all of us. We each had our own space, the kitchen was large enough to accommodate a turkey celebration, and not to mention the views, sounds, and smells of the ocean were divine. The home was clean, had every kitchen appliance you could wish for, and beds were super comfortable. There were even delicious cookies from a local bakery when we arrived! Edisto is our family's happy place. This home made it even more special. Thank you for the lovely memories. We will be back next year!!

What a beautiful home. The owners thoughtfully set this property up to feel like home, and it does. We really enjoyed the well equipped kitchen with 3 home cooked meals per day. We had 7 adults and 2 children and we were very comfortable. Could. Adult had another 6 kids with us. The location is second to none, with the grocery store just a short walk for last minute needs.

This is the second year that my family has stayed at MoonTide and we just love it! From the moment we arrived at the house we felt at home. The kitchen has all of the spices, utensils, coffee makers, etc that you can think of. The addition of the outdoor dog run out front is fantastic!! You can tell that the owners pay attention to detail. There is interesting art on the walls and tons of board games, movies, books and other things to keep everybody busy. The upper deck is stunning and makes a great place to have a sunset party or dinner. Best views on Edisto!! The beds are very comfortable and we all raved about the sheets. Also, the elevator works great and the location of the house is ideal. It's very close to the "downtown" area where the shops and restaurants are. We all love Moontide and will be back next year!

A beautiful, well and thoughtfully appointed home, and a stunning location; a beach vacation doesn’t get any better. The small touches like cookies, and a welcome note (plus more surprises), made our group of 4 feel at home. Attention to the details matter, and all the details were attended to. This property is just as described. It’s super clean, has all the linens and towels you could need. This was the perfect place for a big family. They left water and snacks for us and messaged us a few times to make sure everything was to our satisfaction. Amazing home! Amazing service! Can NOT wait to go back! Our extended family has been taking a yearly beach vacation for over 10 years. This year we decided to come to Edisto and we couldn’t be happier with our choice. The house was perfect with lots of room for everyone. The downstairs living area was great for the kids while the adults congregated upstairs. The rooftop deck at night gave us stunning viewing of the stars. The property managers are wonderful. There were drinks and snacks, laundry and kitchen supplies, beach towels and an assortment of beach necessities provided. It was such a nice and welcoming place. It was clean and well-maintained. The location was marvelous and the island itself is quaint and quiet. In all of our years we’ve never stayed at the same place twice but we have already decided to return here next year. Unfortunately, we had to cut our trip short because of Hurricane Ian but we simply cannot wait to return.

My two sisters and I along with our husbands took our 86 year old parents for a short stay on Edisto. We wanted ocean front and boy did we get it! The house was wonderful! We enjoyed sitting on the porch enjoying the views and sound of the waves. Had fun swimming, sunning, fishing and shelling. Thanks for sharing your beautiful house!

Notes for handicap accessibility: Mom is in a full sized wheelchair and was able to navigate on and off the elevator on all floors. The 3rd floor required some maneuvering, but overall it was easy. We brought a 3ft ramp to enter the elevator on the ground floor and go onto the porch. We also brought a 1" ramp to protect the threshold and avoid the bump when entering and exiting the elevator.
The adjustable king bed was very helpful. We brought a bedside rail which slid between the mattresses.
There was plenty of room to leverage and store the hoyer lift.
Fitting the shower chair in the shower was a bit tight, but doable.
Overall, the vacation was AMAZING and accessibility was easier than anticipated!!

The rainy weather was disappointing but everything else about our visit was as advertised or better. We ended up with fewer guests than we anticipated due to unexpected school-related obligations so if was more house than we needed, but no regrets at all given the location and amenities. Hope to book it again in the near future.

This was the best beach front location. There was still beach in high tide, unlike beaches to the south of us or even on the other side of the jetty. It was an easy, short walk up a gentle dune for my 82yo parents. Being within walking distance to the Food Lion, ice cream shop, and boutiques was helpful. The public parking and campgrounds to the north were no bother. The covered beach front porch with comfortable seating was a blessing!

Great and amazing stay!! The home was beautiful and the host went above and beyond!!! With the host so accommodating, kind, and thoughtful really made a huge difference! The host provided linens, snacks, and the house had anything you needed!

Angela, the property manager, was very attentive to our needs and took care of any issues we had. The property is literally steps from the beach, and had all the amenities we required. Would definitely recommend this house for anyone looking to visit Edisto for their vacation!
