Location, close (walkable) to Lake Merritt, the 19th St BART station, restaurants, cafes, museums, farmers market, and even a lively beer garden.
Clean and welcoming facilities. We love staying here. Or room had an outdoor patio - also welcoming
Very welcoming staff; always smiling and helpful.
Excellent food and drinks in the lobby restaurant which even bakes its own bread.
What more can we ask for!

Front desk person was friendly. Rooms were modern and beds were comfortable.
Location was in a “sketchy” part of town and it was difficult to access valet; had to leave car parked in the road.
Valet was sometimes slow and not very welcoming; depended on who was there.
The facility amenities were not explained to us. I only later learned of different amenities from reading my checkout statement; in addition to the required destination feel that gave daily credit for something that could have been purchased, but we didn’t because no one explained this to us.
