About this house rental

Nestled in Kingsland, this charming house for $231 per night is a fantastic option for your next trip. Under new management. Quaint manufactured home with permanent rock skirting and porches, for family and friends to enjoy memories together on beautiful open water in Kingsland! Fenced backyard. This’d home is on Llano River arm of Lake LBJ and in front of great water for water sports and boating. We had water even during the drought. Llano arm was the only part of LBJ with water entering the lake this summer. Home has 3 bedrooms, 2 baths and a fouton in the living room. This home sleeps comfortably 10 people. The large back porch and deck are perfect for sitting outside and enjoying the morning sunrise with a cup of coffee, or enjoying the views of the lake. Beautiful pecan trees line the backyard on both sides. Water toys including kayaks and lily pad are available. Home has an open concept layout so wherever you are, you won't be away from the fun! Kitchen is stocked with all essentials: coffee maker, blender, pots, pans, cookware, dishes, silverware etc. But if you don't want to cook, there are some great restaurants nearby!! Make sure to bring some bags of ice and any of your spices you love to cook with for your stay :) There is an ice maker in refrigerator but if stocking ice chests, it is a good idea to get bags. Want other activities besides the lake? There is a golf course right down the street, state parks nearby and wineries not too far either. Want to bring your pups along for the adventure? Dogs allowed with non-refundable fee. Please make sure to add your fur loves are coming when you book! If dog(s) are not given prior approval, a penalty shall apply of $500. We need to know if a pet has been in the house so we can add extra precautionary treatment to the yard and house. The Space- - Bedroom 1: King bed with attached bathroom - Bedroom 2: Queen bed - Bedroom 3: Queen bed with bunkbed - Common Space (living room): Pull out fouton - Bathroom 1: Full bath (shower/tub and toilet) that is attached to Bedroom 1 - Bathroom 2: Full bath (shower/tub and toilet) that is next to bedroom 2 & 3 **The boat slip is NOT available during stay unless requested when booking. .

This house is a bit deceiving from the photos. It's an older home that needs updates and fixes, so that's why we gave a 3 start rating. As for the A/C we had no issues. We were diligent about keeping the doors closed and the standing fans on during the day to keep the home cool. The evenings were comfortable in the home. For the price and location you can't go wrong. We weren't there for the home, but for the water location. We had no issues. Rating the water location 4 star! The dock was great! It had room to fish and dock the ski. There is a sandbar right off from the stairs, which was nice too. The owners had a lot of water toys available to us. We especially liked the roll out mat float. It was a hit with adults and children. The river is wide enough that we could play on the ski and pull the tube right in front so those staying with us could see from the dock, or the porch at the house.

Had a good time the boat dock and location is great. The house wasn’t bad it was comfortable enough for a trailer house. Nice back porch view. We will probably be back.

I will start with positives. The property (land) was beautiful. The lake is awesome. The water is shallow and people can walk in. The bottom is sandy. The house space was comfortable for our party of 4-5. Prior to renting, I DOUBLE CHECKED that we could use the boat lift because LBJ is busy and I didn't want our boat to get beat up. The owner agreed. When we arrived, their boat was still on the lift. I contacted the rental company. They sent someone out to move the boat. However, in the process, they broke the lift. They moved their boat to the side of the dock and left it in the water. Unfortunately, that left us NO place to secure our boat. The lift was broken, the slip didn't work because the lift floated, which would have beat our boat up, so we had to put our boat in and out every day. I understand things happen and are out of their control, but when I asked to be compensated (some money returned), the owner said they moved their boat as agreed and they never agreed to the lift. I have a train of VRBO emails which says differently. Anyway - no compensation was offered. This would have helped with gas and launch fees which I would not have incurred had the lift been working. Just good customer service. When I continued to inquire regarding the lift and when it might be repaired (we were there 6 days), after 3 days, the rental lady, Peggy, simply did not reply to my texts. The home is an old double-wide mobile home where some of the ceiling is dropping and floors sagging, but it was clean. If you like super soft mattress in the master, you will be ok. The other king sags on each side (old mattress with pits where people sleep). The Queen mattress was good and the bunk was fine. There was plenty of space and the couches were comfy. Bring sharp knives. I expect bugs on the lake, but a large roach fell of the ceiling on me while I was reading in bed and a few others were running around inside. Like what you'd expect at a fish camp rental. A funny - if you are a foosball player, the table will drive you nuts - The men are facing the wrong direction. Had we had the lift or received some returned $$ for inconvenience and our extra costs, I would have rated our overall experience as a 3 or 4 and considered returning in the future.

The pictures make you think this is a very nice place. But the place is very old and needs a lot of work. This is a very old mobile home, or that is what it looks like to me. There are holes in the joints of the mobile home ceiling. There are a lot of loose boards on the outside deck. The people that own the home came by twice riding a mule to check on their boat one afternoon while I was gone. My wife and dogs were very uncomfortable. The woman who owns the place brought some things by one afternoon and left a very large styrofoam cooler in the front door entry. Check in @ 4 pm out @ 11am. That is 12 hours that you pay full price for. Rent at your on risk. I wont stay here again.

Property manager and owner had two window units installed which helped but did not entirely fix the issue. Master bath ac vent did not work, gets very hot in there. Second, ice maker did not work, old refrigerator. Third, yard needed mowing and was told twice that lawn people were coming but did not show. In summary, old house that needs some TLC, but excellent part of the lake.
