About this house rental

The last boat goes quiet around eight. After that it`s just water moving, oaks overhead, and whoever`s still out on the porch swing.

You`ll spend most of this trip outside. Coffee on the deck while the lake goes flat. Kayaks in the afternoon. A fire once the kids are worn out and the sun drops behind the far bank.

No shared driveway. No neighbor`s music. Open grass between you and the water, and room enough that nobody has to whisper.

Everything here sits on one level. The middle of the house is a single open room — kitchen, table and living space together — so whoever is cooking stays in the conversation. Guests tell us this is the part that works: you don`t split up here.

THE KITCHEN
Stocked for real cooking, not reheating.
• Full-size fridge and freezer, dishwasher, stove, oven, microwave
• Keurig and drip coffee, coffee provided, toaster, baking sheet
• Cooking basics, dishes, silverware, wine glasses
• An island three people can work at without colliding
• Room to unpack a full week of groceries, not just the first night

WHERE YOU`LL SLEEP
Three bedrooms, four beds, six people comfortably. Nobody ends up on a sofa.
• Trundle room with two twin mattresses — the kids` room
• Full bed at the quiet end of the house
• Full bed with windows facing the property and the water
• Room-darkening shades, extra pillows and blankets throughout

One full bathroom serves the house. Six people rotate through faster than you would expect — hot water holds, the shower has real pressure, and we keep more towels on hand than you will use.

Washer and dryer in the house. Central air, central heat, ceiling fans throughout.

The whole property is yours. House, lawn, deck, fire pit, pergola and shoreline — no shared spaces, no host on site, nobody else booked while you are here.

Let yourself in with a keypad code sent before arrival. Check-in from 4:00 PM, checkout by 10:00 AM.

Everything outside is yours: four kayaks and life jackets, the grill, the fire pit, outdoor dining under the pergola, the porch swing, and disc golf on the lawn.

You are out in the country, so everything below is a drive rather than a walk. That is rather the point.

• Barking Rocks Winery — about 10 minutes
• Acton State Historic Site, the smallest state park in Texas — about 12 minutes
• Shanley Park — about 12 minutes
• Historic Granbury Square, the first town square in Texas on the National Register, 40-plus shops and a dozen restaurants — about 15 minutes
• Granbury City Beach Park, sandy beach — about 15 minutes
• Brazos Drive-In Theater, running since 1952 and one of the last in Texas; charges by the car, not the person — about 15 minutes
• Granbury Opera House, restored 1886 venue — about 15 minutes
• Granbury Ghosts and Legends walking tour — about 15 minutes
• Hood County Jail Museum, built 1885 — about 15 minutes
• Dinosaur Valley State Park, Glen Rose — about 35 minutes
• Fossil Rim Wildlife Center, drive-through safari across 1,800 acres — about 40 minutes

Stop for groceries on your way in and you will not need to leave again.

Most of this comes down to leaving the place the way you would want to find it.

DOGS — Up to two, with a $150 non-refundable pet fee. Please pick up after them in the yard. They will have more room here than almost anywhere else you could book.

SMOKING — None anywhere on the property. Hood County goes under burn bans regularly, and the next guest should not arrive to your weekend.

PARTIES AND EVENTS — Not here. Six guests maximum.

FIRE PIT — Use it and enjoy it. Just check first whether a county burn ban is in effect.

WILDLIFE — This is open country. You may see deer, birds and the occasional spider. We treat the property regularly, but we are not going to pretend it is a hotel.

LAKE LEVEL — Lake Granbury rises and falls with weather and drought. Usually excellent, occasionally low.

QUIET — Sound carries over water. Be reasonable after 10:00 PM.
★ Dogs Allowed ★
We allow up to two dogs with a nonrefundable pet fee of $150. We kindly ask you pick up the pet`s waste. No one likes cleaning shoes. Pets are not allowed on the furniture and we ask that pets be crated while you are gone. We recommend bringing your pets bed, water/food bowl, and crate if needed.

★ No Smoking ★
It is not uncommon for Granbury to be under a burn ban, especially during the summer months. With this in mind along with consideration for future guests, we kindly ask that guests refrain from smoking.

★ No Parties/Events ★
We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits.

★ Nature and Wildlife ★
Due to the fact that we are located on a beautiful 1.5 acres of secluded lake front property, we have quite a bit of wildlife some of which are welcome and some which are not (if you catch our drift). We do our best do keep the unwanted `wildlife` away, but nature calls!

★ Lake Level ★
Current lake level will vary depending on current weather and drought conditions. If you have any questions, please reach out and will be happy to answer them.
