Located in Lake Livingston, this attractive house for $212 per night is a great choice for your next trip. **Brand new pool installed, pictures coming soon** Gather the whole family and come enjoy waterfront living at its finest at Lakefront Landing! Sitting on over an acre with a private pool, boat dock, outdoor fire pit, and massive game room with arcades and foosball, there is plenty of space and activities to keep the family having fun inside and out! Combined with a beautifully designed living space, large kitchen to prepare all of your meals, and spacious sleeping arrangements, Lakefront Landing will become your family’s favorite vacation destination on Lake Livingston. Location: Lake Livingston, Texas (eastern side of the lake) WIFI: Free high-speed WIFI is available throughout the home. Cable: We provide Roku with access to Sling TV for live television channels. Guests are welcome to log into their own Amazon Prime, Netflix, or other streaming service apps as well. Pet policy: Up to 3 pets are welcome in our home with a $25 fee per pet. We ask that pets stay off all furniture, are cleaned up after in the yard, and aren't left alone inside the home unless in a crate or kennel. Please message us if you’re planning on bringing your furry friend! Large Groups: We love hosting church groups and large family gatherings, however groups over the size of 16 guests must be approved prior to booking. Parking: There is room for up to 8 vehicles in the driveway. Party Policy: No parties are allowed at our home. Please look elsewhere if that is the intent of your trip. Age Requirement: Guests must be 24+ to book. House rules: - Guests must be 24+ to book the property. - One-night stays must be approved. - Groups larger than 16 need to be approved. We do not allow parties. - Quiet hours are from 10pm-8am. - Any damages to the house or property during your stay will result in a deduction or additional charge for the resulting repair/replacement cost. - All pets must be approved by our team, stay off of all furniture, be cleaned up after in the yard, and not left alone inside the home unless in a kennel. - No parking allowed on lawns, yards, empty grass lots or other neighbors’ driveways, even if their home appears unoccupied. - Oversized vehicles/trailers are not permitted unless explicit approval has been received from our team. - Do not turn the AC below 70 degrees. If you do, you will risk the AC unit freezing up, requiring it to thaw out which will result in the home getting extremely warm.

We had a wonderful time and the house was just perfect. We had a combination of ages from 86 yr to 2 month, and the layout of the house was perfect. We will rent this house again if the need arises. Sheila

The house was a complete mess, cobb webs all over the house, a disgusting smell from the house, the bedsheets literally smelled like butt!!!!! Noo kidding! We had to wash them in otder to be able to sleep. And we still couldn't sleep because our bodys were soo itchy! Some chairs were slashed and broken pipes all over the house, and water dripping! And then once the day of check out we were supposed the wash the dishes before we left the house but at there was nooo water and our check out time was 11:00 and cleaning crew was there at 9:00am rushing us out of the house!!! Do not stay in this house!

This place was a disaster when we arrived. Trash everywhere outside. All of the trash cans were full. The grass had not been cut. There was a bean bag in one of the rooms that was cut open and instead of throwing it away they just stuck it in a corner. The AC was not only broke in one of the rooms but it had water leaking in to the house. LOTS of water. We had to put a cooler under it to catch water til maintenance arrived. There was also a major water leak outside. Maintenance DID come out at 9:45 the night we got there and fixed the AC. It was just a horrible let down to see the property in such bad condition. The dishwasher had been left full of dirty dishes and smelled HORRIBLE. We ran it 3 times and gave up bc the smell would not go away. The toilet seat was falling off on one of the toilets. Towel rack literally broken in one of the bathrooms. We spent A LOT of money on 4 nights and you just expect more. I’m not a picky person at all but it was just insane. I wish it would allow me to post photos bc I have plenty. It’s unfortunate that they don’t aloe you to attach them to the review. Also management was VERY communicative throughout the stay until today when we left. I asked if they intended to do anything about the conditions. No reply. I asked again if they intended to reply. Crickets! Honestly if they had offered to reimburse a little money or made any kind of solid effort to reconcile the situation it would have made a huge difference. But…NOTHING!

Great size property, plenty of space, and beds and baths. BUT is was not ready to be rented, too many things wrong to list in this review. Whats worse is we had 2 injuries: fall on outside stairs because last step was 2 boards wide not 3 like others = fractured ankle and bad sprain. And tub in main bath was not attached to floor causing fall into tub = torn rotator cuff. Neither VRBO or Beach Box will pay for medical expenses or lost vacation.

We rented this property for a family reunion and collective birthday gathering. There was ample room for activities as well as sleeping. The game room/bedroom was perfect for the younger (18-25 year olds) members of our group to play games, watch movies, etc. Everything was as advertised. We would absolutely rent this property again! Thank you!

Nothing beats sitting by the lake and having a few drinks. This house was so beautiful, but we spent most of our time outside enjoying the quiet and lovely lakefront atmosphere.

I recently stayed at this rental home on a lake and it was the perfect spot for a relaxing getaway. We spent our days fishing and swimming in the lake, which was calming and refreshing. The house was clean and comfortable, and had everything we needed for a great stay. The best part was the peaceful setting - the sound of the water and the surrounding nature made it easy to relax and unwind. Overall, I highly recommend this house!

The cleanliness was not great. There were wet towels that smelled horrible left in the washer. There were two bathrooms with open and used soap in the showers. Full load of dishes in the dish washer. A few beds weren’t made. All 6 trash cans were full and stinky when we arrived. The communication with the owners was super fast to respond. They sent out a maintenance to fix a toilet, take some trash and fix one bed that was broken. They brought more soap/dish pods and shampoo and conditioner. It was very cold on our stay but there is a fire pit out back that was wonderful. There is lots of space and plenty of rooms, the game room was awesome. FYI the switches on the wall in the game room controls the tv and the arcade games. The beds were extremely comfortable and plenty of bathrooms.

Our Christmas gathering was perfect with the rental of this beautiful lakehouse. We loved it, was very spacious for the family inside and outside. This property is perfect for large groups. The kids LOVED the play room with games, tv and bunk beds. And so did the adults! We celebrated Thanksgiving and watched ballgames, played games and thoroughly enjoyed ourselves. I was impressed with all the cooking utensils, cookware, silverware, glasses, etc., that were provided. Very unusual for a vacation rental but greatly appreciated. Beds were great, all you needed in bathrooms. Outdoors we had the fire pit, the charcoal grill, the deck and the great view. The only thing not perfect was the rainy weather. But still a great place to stay and we want to come back in the summer.

This is a very nice house. Major plus is fenced in yard for dogs. And the bunk bed room for the kids. Plenty of room to play in there too. Plenty of linens, towels, and dishes.

The pictures are not true. The rooms do not match the listing. I messaged Russell and he gave me inaccurate information. The 7th bedroom is 2 beds in a closet. The house was infected was bugs. There are hundreds of spider nests on the house and throughout the home. There were small bugs that I have never seen before. There were dozens of ants. We had to go and buy our own bug spray. There also was on bat in patio umbrella. The washer is broken and had water spilling out. I messaged the owner and he never responded. Also don't be fooled by the pictures. This house is not accessible for the lake unless you have a boat. A new deck was built but the stairs are dangerous. I messaged the owner to let him know my disappointment and he said that I needed to take my issues somewhere else. This is a money brag. Do not stay here.

1. Exposed outlet a young child could have pulled the outlet from the wall and been shocked. (**Resolved while we were there only because I showed the really kind maintenance workers) 2. There was only hot water hooked up to the game room bath. A teen was slightly burn while getting into the shower that had absolutely no cold water even hooked up. The water was so hot even the toilet tank was hot to the touch as it was also hooked up incorrectly. ** 3. Even through we were in the woods kinda -the home had NOT been exterminated. Spiders everywhere I don’t mean 3 or 4. Upwards of 30 spiders. They were even in the beds. I pulled one off of me while I was sleeping. Another walked across the babies diaper while being changed on a different bed. 4. Glass shards in the master bath. Three piece of glass stuck in the bottom of my foot that had to be dug out with tweezers. 5. The grass had not been mowed it was knee high. 6. No hot water in the kitchen- ** 7. The washing machine was broken so we had no washing machine. 8. Cheap hard mattresses. 9. No blinds in the entire home only sheers on the windows- so I hope you are an early riser on vacation because at 6am the house is bright! No sleeping late!! The worse VRBO I have even stayed at! By in large this place is not worth what they are charging!!! A refund is in order!! I could go on.
