Very nice landscaping, view and pool-tub. Unit its old but updated, large and well maintained. Staff helpful and friendly. Optional extra charge for AC but not needed.

Nice quiet location. We booked only one night here to tour the Volcano. Not much around here otherwise especially if you’re in need of groceries and other supplies.

The resort staff were great. The resort is very tailored, clean and the foliage is beautiful. It’s a quick drive to the Black sand beach, must see. It is south from Hilo and Kona, so you will have a drive to attractions, food and gas. You will be told this when you make your reservation.

Our confirmation paperwork shows October 1-13th (our trip dates) but when we showed up they did not have our information in the system. It now shows online that the trip was for September which is not true! No one answers any phone calls or chats. We are now out the money and have to find another place to stay. We have no idea how they have the dates messed up from our printed confirmations

My husband and I paid for two nights at Colony I but checked out after one. Initially it all seemed fine and our room looked nice. But shortly after we arrived we sat down to eat dinner at the table in our room and noticed a bunch of little bugs on the table. We then realized they were EVERYWHERE - on the bedside tables, on the walls, kitchen counter, every surface. They’re small but there were so many and we couldn’t get a good sleep knowing they were crawling all around us. Aside from the bug infestation, you can absolutely hear everything your neighbour does. It was so loud, especially being in one of their bottom units. There’s no AC in the room and if you want AC, you have to pay extra but can only do this during their narrow office hours so if you do a late check in like us, you are out of luck. Also the sprinklers turn on around 3am and are shockingly loud. All of this to say, it was a night of very little sleep. We couldn’t do a second night and instead took the loss and booked at the Hilton in Waikoloa— it wasn’t in the area we wanted to explore further but that’s how desperate we were to have a good nights rest and we previously had such a good experience there. The following morning we told the staff about the bugs - she said they were sugar ants and very normal on the island due to the climate. However, we had stayed at 3 other places during our time on Big Island and they were all bug-free. I find it hard to believe there isn’t more Colony I could do to fix this.

The property was a beautiful gem to have our little family vacation. The condo was spacious and was stocked with basic necessities. We loved seeing the ocean from afar and the pool area was great amenity.

It was quit and small.

This place was our favorite of our whole big island stays and we stayed at four of them. It’s so clean and immaculate and the view is breathtaking.

The apartment was clean, spacious, comfortable and had a lovely view of the grounds and ocean beyond. Our unit was near the end of the small number of properties and we were undisturbed. It is a somewhat remote location, however, and not walkable to any services or supplies. Even the nearby black sand beach requires a very short drive or a long walk.

Anyone who enjoys nature and absolute peace and serenity - this is the place to go and stay. With ocean views and 3 min walk to black sand beach with sunrise to watch and a 30 min drive to Kilauea to the North and 1 of the 4 Green Sand Beaches in the world to the South to just name a few.

Basic accommodations not near stores or restaurants but close to the ocean, nature and volcanoes! Customer service was good. Hot tub and pool were excellent. Great value. Would definitely stay again.

Leilani and Walter (sorry if I got it wrong) at the front desk are the epitome of Aloha. They saved this leg of our trip on the island, they are extremely helpful. There's one employee that almost soured our stay by power-tripping but Leilani made things better. The grounds are nice, pool area has a nice view of the water. It's a little bit of a trek but we just walked to black sand beach to watch the turtles.

Very nice resort style property, love it! Room is much better than the pictures! The black sand beach is 1 minute drive away. Saw some turtles on the beach too! Not overcrowded. Wish we could stay for another night to enjoy the property more…

It is great place to stay

Nice and quiet. Was a clean apartment with lovely grounds. Nothing much around so be prepared to drive. Nice, but small, pool.

Convenient stay near South Point. Comfortable bed. Washer and dryer was nice. Hot tub was amazing! The front desk person was very friendly and helpful. The AC unit in the bedroom was pretty loud but a consistent sound similar to white noise. If that bothers you, i would suggest earplugs.

It is away from the craziness of the city. Very laid back. Quiet and beautiful. Nice view. The receptionist was awesome and very helpful. They communicated well due to the issues we had upon arriving.

Very friendly staff, very clean condo, lovely furnishings, great view. The only challenge was the stairs inside the condo, and there were no flat condos available.

Great staff. The property is very quiet! Decent ocean views/access. Units are well maintained, very clean, and recently refurnished. The kitchen appliances are somewhat dated, but everything works and you'll find all the utensils you'll likely need. Although not air conditioned the unit cooled off quickly in the early evening. Great cross ventilation and ceiling fans. The pool is very nice and beach towels are provided. The golf course has been closed for some time, so no worries about golf carts. And the old fairways make excellent walking paths. Do plan on going to Punalu'u Beach and Whittington Beach Park, both close by, but go on a week-day when they're less crowded. Ample parking. Colony 1 has great proximity to Volcanoes National Park. Also, plan to visit the Volcano Park's Kahuku Unit located near mile marker 70. Fairly easy hiking with some hills, great vistas, and amazing wild orchids. Check for days open/operating hours before you go. This side of the island is certainly slower-paced than the Kona area, with a distinctive laid-back feel. Do plan on a 2-hour drive to/from the airport. Highway 11 in this area is 2-lane with lots of curves, limited passing options, but does have occasional pull-offs. The road is well marked and very well maintained with magnificent views of the ocean. And it takes you through a number of small communities, providing opportunities to stop at locally owned businesses and attractions. Well worth the visit.
