I had booked a room with a king bed and a jacuzzi tub, I did not recieve either they said they didnt have one. The carpet and decor for the room could use an update along with the stairway. The queen bed was comfy but my husband and I are use to a king. Breakfast was amazing along with the price for the night, literally when we go places we go and are only in the room to sleep.

I was pleasantly surprised. I was visiting the area to help family make a move and just needed someplace reasonable to stay. The property was older but had been kept up and the rooms were clean and comfortable. Not really remodeled, but still for its age, clean and the bed was comfortable. The staff was friendly and the breakfast was good. We used the indoor pool one evening and it was nice as well. In a time where hotels charge you more and give you less, this place out performed. While my room wasnt actually cleaned daily, i would arrive back to clean towels and restocked coffee, which really surprised me because I've stayed in way more expensive places and had to beg for those items, or go and get them myself. Overall for the value, location, and service, I would most definitely recommend this motel. Its great for families or travelers on a budget! You get more than you pay for!

I was told a California company bought franchises to for Howard Johnson and Ramada at adjoining locations in Branson. The precious hotel sign was still in place. A vinyl banner was well below the large sign. Below the banner was one for Ramada. I feel sorry for folks in moderate to heavy traffic who drove past the hotels, not seeing the banners. I drove past it four times, looking at the large hotel sign. Only one clerk for check-in for both hotels. One operating indoor pool and one breakfast area were available for both hotels.Folks staying at Ramada were severely inconvenienced. The room was very nice, bed was comfortable, television worked well and shower was fantastic. Staff we met were reception and breakfast. Fine folks, professional and friendly. I hope the sign situation is resolved quickly, before the "season" begins. We are interested in staying there next year.

It was an "ok" hotel for a quick stop. It definitely does not get cleaned like it should be. There was a baby bottle under the bed and then in another room there was hair left in the bathroom shower on the wall.

When i arrived entry was nice the rest was not front desk sent me a door that wouldnt unlock and she didn't activate my room cards.. had to truck my 2 kids and bags back and forth twice. Tried to call and message hotel quit a few times to lwt them know we woold be late. They over booked room and put us across from pool place was dirty, and just eww.. way different than online pics.

Hallways were dirty and looked outdated. Trash and dirt along the hall. Breakfast was not good. We only ate once due to finding hair in the sausage. No eggs or anything else aside from biscuits. We stayed in the three bed room which was big. The mattresses however, are outdated. They were also stained. The bathroom smelled of dry urine. Water pressure in the shower was not good. I guess it was off season (third week of March) because there was no room service. They just restocked the toilet paper and towels. That might also be why the hallways looked dirty. Employees were nice though. Picture is of hallway where you can see a hairball on the bottom right of picture. I couldn’t find the others I took.

Get to our room and the key card was not working. Tried again and it wasn't working again. It wasn't the key card. It was the key machine on the door that wasn't working. So we cancelled our room.

Absolutely awful. First time we tried to check in they said it’d be four or five before we could check in instead of the 3pm. Went to lunch and came back to try for a second time. Waited an hour to get checked in finally. They’re running two hotels out of one office. While there they’d put two people in the same room. Couldn’t find our reservation or anyone else’s. Got to roooms and one didn’t have ac. The other had happy time jets all over the bed skirt. Tried to call the office and no one would answer. Tried to go to office and the doors had been locked. Forced to stay in the worst hotel ever. Don’t go here yall

No one answered the phone at the front desk…even left a message twice to call back.. nothing!! … no toilet paper holder, terrible cheap ass shampoo. Not a bit impressed…

Was so displease tried leaving 10 mins after checking in and they refused to give me confirmation of me checking or saying they couldn’t do it so we left and booked else where. The linen was still stained and the indoor pool was down for maintenance and didn’t disclose that till after we checked in.

Not expected to have no amenities at all. Toilet wasn’t working, no microwave, and no pool when they stated they did. Breakfast was just waffles that tasted sour.

There is 2 pools both empty!! There is no hot breakfast just bagels and cereal! The staff was kind the room was decent pictures are deceitful!

Overall it was pretty good for the price. The rooms were clean and spacious! The indoor pool was closed and they didn’t serve breakfast like we thought. They closed it because “No one came”. Other than that it was fine.

Staff was very friendly. It was very easy to find parking, because the hotel seemed mostly understaffed for the off-season. I was mildly unhappy because i had to walk quite a ways to my room from where i parked, even though the hotel was largely empty. The hotel was clean and well-kept. Thats mostly whats important!

Always room for improvement especially with to properties combined, would look better unified. Over great service and a return customer.

It’s not bad for the price. Pictures look a whole lot better than the actual condition of the rooms. The hotel emphasized that they have a heated indoor pool, but only 1 out of 5 in our family dared to get in. It’s cold!

On the surface, the room looked clean. There was dirt around the furniture, walls, and bed. Leftover dirty cups on the bottom shelf of the nightstand. We did a quick clean ourselves, considering the price of the room, it didn’t surprise me. I would chalk the uncleanness of the room up to an individual rather than reflection on management. I have stayed before and it was great. This time stuck in a different building room smelt funny almost sure there has been pets I am allergic to dogs and I was so flared up and congested. The mattresses on the bed seem very old and extremely uncomfortable. The blow dryer was busted the curtain rod for the shower was loose. Had a hard time opening our room door E115 don’t recommend had to slam it to shut I’m sure the neighbors didn’t appreciate it. You could feel the cold air coming in so when the neighbor was smoking outside you smelt it all. Pool said it was heated but did not feel it. Staff is pleasant breakfast good. Room was just horrible.

Unfortunately we didn’t have a pleasant experience this time. When we got there we had to wait for them to get back to the office to check us in.. which was ok.. it only took them about 5 mins to get there.. but then when we got to our room the bathroom hadn’t been cleaned.. had it not been for the fact that my kids were sleepy and it was 8 o’clock I would have demanded to be moved.. instead I just cleaned the mess.. there was poop on the toilet… hair and used soap bars in the bathroom and used shampoo bags on the floor and the air conditioner/heater would not stay on. It really was an unpleasant time. Very sad because we’ve always liked this motel… however we won’t be back.

When we arrived we were told we'd be staying next door at a different property. When i questioned them i was told Expedia doesn't clarify there are two properties, even though all the pictures are actually only one property. They explained Southern Oaks is premium room's and the "next door" property isn't. Because we wanted in ondoor pool we had picked Southern Oaks just for that reason they agreed to upgrade our room for free. The upgraded room is filthy and smells horrible. Towels and sheets stained,toothpaste in the sink,alarm clock is broken. The "heated " indoor pool was cold and unusable.

I didn't like the of the bath tub while showering the tub filled up with water and left rings around the tub. I have respect for the Check in call and keys being left in overnight box for late arrivals.

Ist red flag is they couldnt find reservation, had to bring it all up on phone and show them. Room very old, bed was SUPER uncomfortable, springs poking everywhere. The toilet ran every 15 min all night but the kicker is we had a person try and get into our room with a key twice! Went to front desk and they said yeah sorry about that it was the cleaning lady, we have that your room wasnt reserved and needed to be cleaned....uh noone is gonna be cleaning a room and running a vacuum at almost 10 pm! Would never recommend to stay here.

It was a ok stay they didn’t clean our room and bring us new towels.

This is the review I left. We did end up leaving and stayed somewhere else for the remainder of our trip. We are currently staying at your Branson location. I didn't read reviews until we arrived and let's just say they aren't good but I didn't think much about it until I went to the bathroom and a roach was crawling by the tub. I have extreme paranoia when it comes to bugs and the fear of taking them home with me haunts me. I started looking around at things. The floor is disgusting. There we a couple dead roaches under the TV stand. Under our bed was filthy!! I have pictures and a video to prove it. I guess the housekeeper doesn't know it isn't blocked off like the other one. There are wrappers, crumbs, dust, and sticky everywhere. Our top cover is either dirty or stained up. I tried to call the front desk after we arrived and no one answered. It is advertised that there is 24hr customer service. We cannot find a wifi password anywhere. I usually don't complain about things but I am awake and my anxiety has me freaked out a little so for the sake of future guests, I wanted to let you know so you can correct it asap!! I am trying to make a decision at the moment whether to pack up and go somewhere else or just pray hard that we don't see anything else 😞
