The views are incredible, the lake provides tons of summer fun, and the home is spacious with more than enough room to fit your entire family reunion! Nineteen beds in total are available for thirty people to sleep comfortably. There's no shortage of things to do while staying here, including playing in the game room with a kitchen and wet bar, a pool table, a foosball table, and a ping pong table. The greatest room of them all is possibly the large theatre room, where everyone can cozy up and watch a movie like they're actually at the movie theatre! The living area feels more like a glamorous clubhouse with its vaulted ceilings, floor-to-ceiling windows, and larger-than-life TV above the fireplace. The open floor plan promotes togetherness so even though it is a large space, no conversation will be missed. Cook grand meals together in the spacious kitchen, equipped with state-of-the-art stainless steel appliances and a floating island breakfast bar. Make memories by eating home-cooked meals together or playing board games around the large formal dining table. The luxurious main bedroom is huge, with a private entrance to the balcony, a TV, and a large en suite bathroom with a double-sink vanity, luxurious soaking tub, and spacious walk-in shower. There are more than enough rooms and bathrooms to accommodate everyone comfortably! We had family and friends gather for funeral from 6 states. We had plenty of room for activities, eating and sleeping. Peaceful setting for somber event. We were able to celebrate life and death by all being together in such a wonderful place.

While we had a few hiccups with the house the first two days, we were very grateful for the quick response from the management team. They took our concerns seriously, provided additional guidance for navigating broken things in the house (burners on the stove) and responded with support for major house things (the septic tank was acting up) and small things (not enough towels). The house is BEAUTIFUL and is built to accommodate a large number of people, not only from the bed count itself, but also the layout of the home. 25 adults stayed and we didn't feel on top of each other, you could find a quiet place to retreat to or you could comfortably be in community. We appreciated the extra things like the kayaks, game tables, and VERY WELL equipped kitchen (minus cookie sheets and oven mitts). Parking was a little difficult since we had 25 adult staying in the house but made it work with using the garage spots. Plenty of fridge space, multiple sets of washers and dryers for all of the lake clothes and towels, and the two ovens, microwaves, and dishwashers came in handy when feeding so many. The only negative situation we encounter which didn't full get resolved, is the photo spread on multiple listing sites showed ALL of the bedrooms in the home, so we used those photos to plan our sleeping arrangements and when we checked in we encountered a locked room (queen bed with full bath) that was unable to be used. When we followed up it had just been decided by the owner that that specific bedroom couldn't be used. We would not have been frustrated if the photos of that room were not listed for the house. Also the breaker box was located in that room so when we simply needed to reset a kitchen breaker after running too many appliances, it took a visit from maintenance (who themselves had to break into the room) to fix it. Overall an amazing experience. The house is beautiful, the dock and lake view is spectacular (I think they have addressed previous comments of too much tree coverage), and it really feels like a getaway. We will be back!

My stay at this home was the worst experience I've ever had for a vacation. Being a new home I expected to have a nice and smooth experience, however, that was not the case. To outline some issues I had with the home: -I arrived at he property at 9pm on my day of check-In, upon arrival, I had noticed that the back doors were left unlocked which is not a safe or comfortable experience when entering a house. -The first night at the property, I went into the pantry to grab some snacks I had put away and saw a rather large mouse on the shelfs running around and noticed that it had eaten some of the food we had put away in only 1 hour which it had been placed in the pantry. After seeing the mouse we did a check of the kitchen and saw mouse feces throughout the kitchen floors, kitchen cabinets, and drawers. I don't know how this is possible when you have a cleaning crew clean the home before a new visitor arrives. -The master bedroom comforter was stained and had a big chunk of hair resting on the bed -The entire outdoor patio area, large windows on the balcony, and outside of the house was COVERED in dead mosquitos, spiders and bugs as if the house had not been washed in SEVERAL MONTHS. -The outside of the house seems like it has never been sprayed for bugs do to the thousands of them that hangout under the balcony by the backdoors and the docs. If you open the backdoors for even a second, the inside of the home will be swarming with mosquitos, spiders and other bugs. By the end of the night, there were hundreds of mosquitos, spiders and other bugs INSIDE the house which made it difficult for us to enjoy our time in the basement and made the bedrooms in the basement unusable. -The WiFi in the home is very slow and not advertised as such on their listing. As soon as you walk into the kitchen, they have a sign which basically states in order for effective wifi use, only 1 person can use the wifi.... keep in mind this is a home that sleeps 25+ people. -For a house with 3 freezers, we were unable to get any ice out of them after the first night. Overall, not a good experience with the home. When speaking to the management team after the first night of encountering unlocked doors and a mouse I didn't even receive an apology. I was just old pest control would be over to take a look and all pest control did was place a trap in the unfinished area of the basement and leave. Very disappointed with my experience at this property as I expected a much nicer experience.

We had 4 couples (and 8 kids) come together in this house. The house is super spacious and has tons of beds. The kids LOVED the movie room. The house is very pretty, easy to get to, and has access to insta-cart and restaurants close by (I say this only because there are parts of Lake Anna that have nothing close by). The kitchen is a great space to hang out with lots of counter space and seats. The only reason I didn't give the house 5 stars is that the house is almost brand new and has several things broken on it: a bed was broken (thank goodness we didn't need to use it or that would have been a big issue, there were several cabinets broken, and the screen near the lake area is ripped). The only other thing I'll say is that the internet is very bad, which is fine for things like phones, etc. but you can't watch any TV and can't use the movie room. The only thing that saved us was that my husband downloaded some movies on his computer before we went so we were able to watch those connected to the theatre screen. I will also note that I messaged the owner twice the week before we were supposed to arrive asking small questions (like is there a high chair, etc) and no one responded. We did love the house and the pros do outweigh the cons.

First let me say that any one of these items by itself isn't that big of a problem, but combined they really make it not worth the cost. The biggest issue and possibly the deal breaker for most people would be the bedroom situation. There are tons of beds, but very few actual rooms. This means your guests better be comfortable sleeping in the same room. If you're staying in the bunk room you better be really comfortable because the 3 showers are all in the same room like a gym locker room! There are only 3 rooms with a single bed. Two rooms on the third floor were locked and couldn't be used. One of those two room was one of the single bed rooms. I only know it was because of the photos online. When checking into the house you only get a single key. This means if you have multiple families/parties coming and going at different times you have to carefully schedule/plan who has the key or leave the house unlocked. Most rental places just use electronic locks for not only this reason, but security as well. The electronic lock combo can be changed, but anyone checking in can make a copy of the key and use it any time they wanted. The location is a beautiful lakefront property but, you can't see the lake for the trees. The back deck would have a great view if the trees were trimmed back. The back deck was also covered with dead bugs from the bug zapper. It's great that they have one but, they really need to clean it regularly. The deck also isn't covered meaning if it rains, you're stuck inside or if it's super sunny you better be wearing sunscreen. The wifi is terrible. It's fast enough to check emails, but forget about streaming anything in the theater. Cell service is also spotty depending on your cellular provider. I had decent service with Verizon, but others in party had poor service with other providers. There were no instruction with the theater room so be sure to set the audio output to ARC so the surround sound works. Had we not been tech savvy, we would have been stuck with the crappy projector speakers. The house uses google nest thermostats which is nice except they're programed to set the temp to 75 at certain times throughout the day. Resetting 3 of these multiple times a day so we stayed comfortable was annoying. I understand they want to save money on energy, but for the cost you shouldn't have to deal with it. The kitchen was well equipped with plenty of utensils and pans to cook for the 8 people we had. The stove, ovens, microwaves and grill all worked great for us. The kitchen refrigerator however, is a standard homeowner fridge that does fine when it's just a few people that aren't in it often. We found that it hard a hard time keeping up with only 8 people. Our food stayed cold, but we ran out of ice quickly. I can only imagine it would have an even harder time if you had the 25 people the listing claims to hold. We also maxed out it's physical capacity and had to use some of the other fridges in the house to store our groceries. The steps down to the dock are dangerous when wet and even more so at night as there's no lighting on them. In addition the lights on the dock didn't work when I was there. Flipping the breaker caused it to instantly reset. The management was notified but, nothing was done while I was there. I also had to notify management that the trash bins needed to be emptied. When we arrived they were all full and smelt awful. They did however, take care of this problem. The only carpet in the house is in the theater. This means the place gets noisy really easy with only a few guests. The pool table is really cheap and is probably OK for kids to use but, don't expect to play a real game. The same can be said for the kayaks. They're cheap kayaks that get the job done, but nothing fancy.
