The garage is converted into a game room & will keep you entertained for hours with ping pong, a basketball hoops & corn hole! The Space: Features: • All linens are furnished - including beach towels • The kitchen is fully stocked with cookware, dishware, and utensils, Keurig single cup and 12-cup carafe • 4 Smart TVs with WIFI to access all your streaming apps • Free High Speed WIFI available to all guests • Propane grill • Covered boat dock with NEW universal boat lift (pictures coming soon) and dual jet ski lifts • Fishing-swimming deck with ladder • Local area has boat and jet skis available for rent • 2 Complimentary Kayaks • Washer and Dryer available • Game room with arcade basketball game, and Ping Pong table • Large covered patio upper and lower decks with panoramic view of the water, offering plenty of shade to protect from the sun and heat. • Private Neighborhood boat ramp Sleeping arrangements: Bedroom 1: King bed -Sleeps 2 Bedroom 2: Queen bed -Sleeps 2 Bedroom 3: King bed - Sleeps 2 Bedroom 4: 2 Bunk Beds & 1 XL twin - sleeps 5 Nook: Bunk Bed: 1 Double, 1 twin, 1 trundle - sleeps 4 This home is very close to the water, so you will want to keep that in mind if you have young children. Guest Access: Guests will have access to the entire house, and boat dock with both boat & jet ski lifts. Guests also have access to the community park that includes neighborhood ramp. The Neighborhood: This home is located on Lake LBJ in Kingsland Texas. Minutes away from the Kingsland Community Public Boat Ramp, HEB, and several local restaurants. Other Things to Note: We are available via phone, text, email, or in person if need be. This home is very close to the water, so you will want to keep that in mind if you have young children. This is a non-Pet Friendly Property Due to recent housing boom we are experiencing more construction throughout our neighborhoods. Please be advised it as may be near this property. In lieu of a security deposit we require a $65 damage waiver fee through Safely that covers guests up to $5000 in damages to the property. There is an exterior camera on the front of the house. Quiet Hours are from 10PM-8AM! All refunds will exclude a 5% credit card service fee.

Our Family of 8 adults & 3 children had a great time at this lake house! Had plenty of beds for everyone & was super close to the sandbar we spend so much of our time at! Will definitely look into booking again next year for our annual trip!

Great house and layout. Very well furnished and everything we needed in kitchen to cook meals. Boat ramp in neighborhood was very convenient. Boat dock was very nice and kayaks were a great addition. The only complaint we had was the AC didn’t blow very good in the bedrooms. It worked great in all the common areas. We would definitely go back and stay here again! Beautiful house and dock with great sunrise and sunset view!

The house was right on the water. It held an adequate boat lift with lifts for watercraft. This was a plus. The community had its own boat ramp a short drive away. Living and sleeping area was great. The home was very comfortable. The kitchen was well supplied. It had a nice view from the back side of the house from the windows. The back patio and deck were great viewing the waterfront. Enjoyed our stay, would not change anything.

My in laws visited us at LBJ from California. The house was the perfect size for all 10 of us. It was very well stocked with kitchen utensils and glassware for leftover food! Which was very helpful when cooking for 10 people.

Neat and trendy home right on the water. The house is fully stocked with all cooking and kitchen accessories. All rooms are spacious and provide a family friendly atmosphere. Dock and back porch are awesome and allow for hours of pleasurable boat watching and gorgeous sun sets. I highly recommend this house for anyone looking to maximize their LBJ experience.

The location and facilities were excellent for our family of 14. The house was well stocked with supplies and provided activities for all ages. Everything worked perfectly . The house was very clean. The dock allowed us to bring in a pontoon boat and the kayaks were a nice addition. The nights with the dock lights and the lake views were very special. Thanks for a great time and memory.

Great house! Easy to find, flawless check in, great location! Plenty of space for a big group. Well stocked kitchen, great grill, lots of basic supplies to start you off and also close to HEB. We saw fireworks all 4 nights. The host are wonderful and very responsive to questions. Will definitely come back!

Can’t say enough about how perfect this property was for our big family! So many indoor and outdoor gathering areas to enjoy. The owners do an amazing job in providing enough essentials to get you going during your stay. Very good at communicating and making sure there were instructions on how to properly use everything there! This is a perfect place for our big family of several 20 something kids and 2 couples! We will definitely be back!

We had a nice relaxing time here. Our group took full advantage of the breeze on the back porch and sat outside both days just visiting! This house sits directly on the lake, was spotless, and had luxurious bed linens and towels. The house was just as described in the listing and had everything we needed. We would definitely recommend this home to others!

The property was perfect, the boat doc was large enough for the kids to have fun and for me to sit in shade and watch over them. Very clean property and the owners responded to every question fast. Perfect getaway spot for family and friends to enjoy the lake. Enough space where you’re away from neighbors and feel as you have your own space. The games in garage came in handy and the kayaks were very fun. We took a Lilly pad and I would recommend one as well or renting a boat/jet ski as it is a perfect spot for one. Great views in the morning while drinking coffee on the top balcony. We would stay there again and plan on it before the summer ends. Special thank you for the owners in having a clean place and supplying a lot of things you need. Vacation made easy and fun.
