About this house rental

The whole group will be comfortable in this spacious and unique space. Stop at the Daiquiri bar on the way to the beach. Our property is a duplex located in the heart of some of Sarasota's original neighborhoods. Built in 1962, it is a joined two-sided duplex, that has mirrored floor plans. Both sides have their own individual decor, each side includes 2 king size beds/rooms (4total), a pullout couch or futon, a fully equipped kitchen (2 total), and 1 full bathroom (2 total). Each side also has its own driveway, each fitting 3 cars, with a laundry room, both including a washer and dryer (2 each). Bot sides of the duplex each have a private screened in patio as well, with seating for a morning coffee. The duplexes do not have a joined door connecting them. We have a large backyard, currently non private and not fenced. Full access to both properties. We are available through messaging at any point of your stay. We can help with entry until 9pm the day of arrival. Quiet neighborhood. Located near a main road. Quick access to interstate or highway. Free parking for up to 6 vehicles. No parking in the grass. Our goal is to make your stay as wonderful as possible! We want you and the guests that come after you to have great experiences with all that Sarasota can offer. For us to do so, we would truly appreciate it if you can follow these house rules and confirm that it has been reviewed within 48 hours of your booking. This is to ensure that if there is any reason the House Rules cannot be followed, you will have the option of canceling the booking penalty free. Thank you in advance and we truly appreciate your cooperation! 1. Locals must communicate with the host before booking. Locals can not use instant-book. 2. No overnight visitors not listed on your reservation. 3. Occupancy limit. There can not be more than 6 people in or on the property at any one point in time. Any people above this limit will be automatically vacated for trespassing. 4. This is a self check-in property. You certify that you are willing and able to follow the instructions that you are being provided by August Smart locks or the check-in guide. The Smart lock guide will be sent to you by email from August dot com. The house manual will be sent to you through the 3rd party messaging system. You also agree that you will not contact your host before reading your house manual. 5. You know and agree to the following fees: a)Smoking Fee: There is a $200 per day smoking fee for each day you are in the property smoking b) Late check out: if the late checkout is unauthorized there will be $50 fee after the first 30 min. If the late checkout is over 2 hours we will charge for an additional day. This does not award you possession of the property for an additional day. It is just the penalty for remaining in the property for an excessive time. c) Refund or discount fees: if any failure to follow house rules leads to refund or discount the next guest they are responsible to cover the resulting costs. d) Additional Cleaning fee: If the home is extremely dirty beyond what a courteous guest would leave a home in, examples would be dirty pots and pans, excessive amounts of trash, stains on the rugs or furniture will incur an additional cleaning fee of $100. Sometimes the cleanup requires an extra effort or we have to reimburse the following guest. If not following of the house rules; such as smoking or late checkout, leads to having to discount or refund the next guest, you are responsible to cover the resulting costs. 6. A violation of the house rules can lead to an immediate removal of all guests without refund. 7. You agree to be booking in good will and you will not attempt to damage the property because you are dissatisfied with a ruling by the 3rd party or the host in the event that a violation of the host’s rules occurs. 8. Only the person that is booked is allowed to check in. If someone is not added to the reservation they are not allowed to check in. 9. The guest must have a valid working phone number. If we attempt to contact the guest and they don’t have a working phone number we will cancel the reservation without refund. 10. All guests must be declared on the reservation. We require the full name and contact information for any person staying. Any undeclared guest will be charged $40 per night and could still lead to removal of the reservation if any of the guests are deemed an unsuitable guest by the host. 11. If you have a complaint about an aspect of the property whether cleanliness, amenities or otherwise upon addressing this complaint to the 3rd party or us you are authorizing us to come into the property to solve the problem. We do not require permission to access the property to remedy anything that you deem unsuitable. 12. Quiet hours are between 10PM and 7AM so as to not disturb neighbors. 13. Parking is provided in the carport and driveway. There is space for up to 3 cars. Please no parking in the yard. 14. Please be aware, this property uses smart devices including entry lock, televisions, and thermostats. We do not guarantee local channels, nor do we have basic cable. Please bring your favorite Roku app for sign in. 15. Stays longer than 14 days is subject to higher cleaning fee, of $205 16. We provide snacks for purchase in the home. They will be clearly marked. You will be held responsible for paying for them if you don’t volunteer to pay for them on your own. To take an item without paying for it is theft.
