Nice two stores house in an authentic local area, but still close to the touristic center. Every room has its AC, small balcony.
It was a constructions going on in the next building, sometimes very loud, but communication with host promptly resolved the issue. Very professional.

it is a home. this is what you would want your own home to be like. the house manager and the host have set up everything perfectly. there's a coffee grinder, coffee machine, kettle, rice cooker, oven, waffle maker, microwave and so much more. the house is brand new and the attention to detail is excellent. the tv works well. the water heater in the bathroom is a banger.
1. there are 1.5 bathrooms. the second one is simply a toilet.
2. the floors are elevated outside the bedrooms, we hit our toes multiple times as it is awkward to remember.
3. the induction stove was not working, but we had the microwave and the oven so it worked out.
4. the house ran out of water on our second night at midnight. we had to order a 6 litre bottle from grab to brush our teeth and use the toilet. the host sent her house manager at 12:30 in the night and helped fill the tank. we were very close to moving to another hotel.
5. there's an earthing issue near the oven and washing machine, gives you little shocks.
6. the ac in both the rooms were not working. the first night was hell for us. in peak summer chiang mai. host helped fix one ac and couldn't fix the other as the house manager did not have spare keys and we weren't home to open it. they sent an extra fan on request but it wasn't enough to stop the heat. this was by far the worst experience. the ac wasn't working in one room during our entire stay.
7. there were only 2 big blankets. ideally an extra should be kept in the cupboard if 3 or more people are coming to the house. but host sent a third one the next day. on the first night my sister had to use the towel as a makeshift blanket.
8. we could not carry our suitcases upstairs to the room as there is no railing or handle to hold while using the stairs. it can be fatal/slippery if you're not careful.
we're grateful that we came with a lot of positive energy to our trip. if not, this would have been an awful stay and experience for us. when we were in vietnam, our host offered us a refund purely because there was road maintenance going on outside her house (something totally out of her control). we denied. it would've been ideal for our current host to come down herself to the house and help fix the ac. words of kindness and not having a spare key to the house can only be so helpful.
