We really enjoyed our stay at Fancipan Terrace. Unfortunately it was raining almost all the time while we stayed in Sapa. We are really glad that we could enjoy mountain view from our room and cafe. The room was clean, food is great, staff are really friendly and helpful. It felt like home. Location is also very convenient.

Fansipan Terrace Cafe and Homestay was easily one of the highlights of our stay in Sapa.
The location is absolutely stunning. Waking up to beautiful mountain views right from the room felt magical, especially during sunrise. The property itself is cozy, peaceful, and perfect for anyone looking to relax and enjoy the beauty of Sapa.
Their café is wonderful, with great food, coffee, and beverages. We found ourselves spending a lot of time there simply enjoying the view and atmosphere. What made the experience even more special was the staff. They were incredibly welcoming and friendly, and after just one day, we felt more like guests staying with family than customers at a homestay.
The location is also very convenient. Sapa town is easily accessible, and there are plenty of charming cafés, shops, restaurants, and spas within walking distance.
Overall, if you’re looking for a cozy stay with breathtaking views, warm hospitality, and a relaxing atmosphere, Fansipan Terrace Cafe and Homestay is a fantastic choice. We would happily stay here again.
The only small thing to keep in mind is that the soundproofing could be better. At times, we could hear footsteps from the room above and some noise from neighboring rooms. It didn’t take away from our overall experience, but light sleepers may want to keep this in mind.

Fansipan Terrace Cafe and Homestay has a good location with fantastic views. The restaurant on-site is good, and the rooms are very clean with beautiful views. The general staff was also polite and friendly, although unfortunately, they do not speak much English.
However, the owner was extremely unhelpful and completely indifferent. Two months before my trip, I messaged him while booking, and he assured me that everything (tours and transportation) could easily be arranged on site. Once I arrived, he showed zero interest in helping, gave no assistance with organizing a local tour, and offered no help with finding bus tickets back to Hanoi. I was left to figure everything out on my own and was ultimately forced to hire a much more expensive private driver.
It is a nice property, but do not rely on the host for any travel assistance or customer service.
