All offer high levels of comfort and convenience needed to relax and rest after a memorable day of adventuring throughout the rich natural settings. The Admin office is closed on Sundays, and there is no way to obtain a pass when they are closed.   It takes a 20-30 min walk or a 5 min drive from the house to any amenities in different parts of the community.  ENTERING THE COMMUNITY We require our guests to fill out a check-in form with basic information to help us organize their stay. We will send the registration form to the main guest's email to register with our gated community. Guests will need to provide vehicle details and the names of the drivers who will enter the community. Such rules make the community area secluded and secure for guests. Guest access The house is exclusively yours, without interruption for the duration of your stay, so relax, unwind, and make yourself at home. PETS We kindly ask that only dogs be brought to the territory. Pet Fee applies, including emotional support dogs. This fee helps us cover the additional cleaning required. COVID-19 SANITIZATION The health, safety, and well-being of our guests are of the utmost importance. For this reason, we conduct a thorough cleaning process after each check-out. NO SMOKING INSIDE Please refrain from smoking inside the home! Any smoking evidence will result in a fee due to payment for odor removal, Duct Cleaning, and furniture cleaning. NO FIREWORKS ALLOWED Please treat our home as your own to preserve its pristine condition for future guests and your return visits. We especially want to emphasize the ban on fireworks.  ***Keep it Safe*** We require insurance to ensure your stay with us. Additionally, we need a deposit to be paid alongside insurance.  General Guidelines  Maximum Occupancy: The township and the Penn Estate community have legally mandated that a maximum occupancy of 12 guests be followed.   We ask that you treat our home as your own to preserve its pristine condition for future guests and your return visits. Indoor Sauna and Outdoor Hot Tub Rules  * Age Restriction: The sauna and hot tub use is restricted to guests aged 18 and over.  * Supervision: Guests under 18 must be supervised by an adult when near these facilities.  * Health Warning: Guests with medical conditions should consult a doctor before using the sauna or hot tub.  * Alcohol: Avoid alcohol consumption when using the sauna and hot tub.  * Time Limit: Limit usage to 15-20 minutes to prevent overheating or dehydration.  * Hydration: Drink plenty of water before and after using the sauna or hot tubcleanliness: Shower before and after use to maintain hygiene.   Fireplace Rules Propane-Fueled Fireplace: The fireplace is propane-fueled and does not require additional materials. Operation: The guest manual provides instructions for safe use.  Wood-Burning Fireplace: we do not provide wood. Beverage Rules: Guests are advised to consume food and beverages, especially alcohol, responsibly.  GUEST REGISTRATION We are located in a gated community called Penn Estates. For normal processing, a Guest Registration form must be submitted at least 2 days before arrival for every reservation. Forms submitted 1 day or less before arrival are subject to expedited processing fees of $55.  UNDERAGE   Reservations are not allowed for individuals under 21 years of age. For groups where everyone is under 25, the need for a Parental Guarantee Letter is determined at our discretion based on the ages of the remaining members. PETS ALLOWED We love those little (and not so little) furry bundles of joy. An additional cleaning fee is $70 per pet/stay, with a maximum of two pets. Vaccination certificates must be provided at the time of registration.  PARKING * Driveway Parking Only: Parking is permitted only in the driveway.  * No Street Parking: Street parking is strictly prohibited$ 55 violation fee. NO SMOKING INSIDE No smoking or vaping is allowed anywhere on the property. Any smoking evidence will result in a $1,000 fee for odor removal, Duct Cleaning, and furniture cleaning. NO FIREWORKS ALLOWED * No Fireworks Allowed: Fireworks are strictly prohibited on the property.  * There are no Open Fires anywhere on the property. * Fire Pits: if the Ban is in effect, fire pits are not permitted anywhere on the property.  * Fine for Violation: Local enforcement will impose a fine of up to $2,000 for any fireworks or open fire rules violations.     COMMUNITY AMENITIES Optional* - Tenants pay $20 pass per person per stay for the ability to access all of the following:  Community Swiming Pool  Lake Beach access  Lake Fishing (PA fishing license required)  Courts: Tennis, Basketball, Volleyball, Soccer  Kids Playground Lost Card (Amenities Pass) Fee is $75  Guests must announce their intent to purchase the passes when submitting registration forms (Latest on Saturday). The Admin office is closed on Sundays, and there is no way to obtain a pass when they are closed.   The $20 Fee must be collected by the Host via Credit Card at the time of the reservation or $25 in cash only at the property.  SECURITY DEPOSIT $300 security deposit is required for all reservations. Fully refundable within 72 hours after the stay, confirming all the above is clear of any violations.  These rules are set to ensure our guests' comfort and the property's maintenance.
