This place is located just outside the walled city, which is why this was the only place available when every other place was fully booked due to Loy Krathong. The building is enormous, and the rooms are also very spacious, with plenty of walking space available and large balconies with views of the hills around Chiang Mai. There is also plenty of parking space and a huge lobby. There are three washing machines available, which is a bonus.
Communication in English can be a challenge with the staff. Also, due to its location, sometimes Grab drivers cancel bookings.

I liked that the room had a private bathroom, which was convenient for a longer stay.
The staff was helpful and responsive when issues were pointed out.
For the price, the accommodation offers basic necessities and was generally quiet.
Upon arrival, the pillowcase was dirty and the room had not been properly cleaned, which required me to inform reception first.
I also noticed hair from previous guests in the bathroom and spiders on the ceiling.
Drinking water was only provided every two days and I had to repeatedly ask at reception for new bottles.
The location is quite isolated, ride-hailing services were not always available, and smoking is not allowed on the balcony.
