Golf privileges are available by membership transfer, with full playing privileges on both courses and no green fees. Applicable cart fees still apply. Calusa generally offers strong tee-time availability.

LAKEWOOD RANCH LOCATION

Minutes from Waterside Place, Lakewood Ranch Main Street, UTC shopping and dining, Lakewood Ranch Medical Center and I-75, with convenient access to Sarasota and the Gulf beaches. Ideal for snowbirds, golfers, corporate stays and traveling medical professionals.

UTILITIES

Water, sewer, and internet are included. There is an electric allowance of up to $80 per 30 days which more than covers normal usage. (For example, If you run AC at 65 degrees with doors open thats not covered)

HOA COMMUNITY REQUIREMENTS

The community requires a one-time, non-refundable $150 application and amenity-transfer fee. It is paid directly to the HOA, not retained by the host and not included in the Vrbo total.

The optional golf membership transfer is $100 fee. Applicable cart fees and other club charges still apply.

The HOA also requires a short written lease, identification for each adult age 18 or older, and proof of renters insurance. Documents are sent promptly after booking, and I handle the HOA submission for you. Short-notice bookings are welcome.

Renters insurance is typically around $10 to $15 per month. An existing renters or homeowners policy may already satisfy the requirement.

PETS

Pets are welcome with prior approval: $250 non-refundable pet fee plus $300 refundable pet deposit.

HOUSE AND COMMUNITY RULES

• No parties, events or weddings
• No unapproved overnight guests
• Only registered and HOA-approved occupants may stay overnight
• Quiet residential use only
• No commercial or excessively loud vehicles
• Check-in must be completed by 8 PM
• Guests must comply with Calusa’s HOA rules
• Material violations may result in termination of the stay without refund
