Experience a memorable mountain getaway from this modern four-bedroom home, set on a scenic half-acre overlooking the San Juan River. With direct river access, stunning mountain and river views, a private hot tub, game room, outdoor firepit, and heated garage, this spacious retreat offers plenty of ways to relax and enjoy Southwest Colorado in every season.
Inside, the three-level home features an inviting Great Room with vaulted ceilings, abundant natural light, and large windows framing the surrounding scenery. Gather around the natural gas fireplace after a day outdoors, or settle into the comfortable living area and take in the views of the mountains and San Juan River.
The gourmet kitchen is designed for everything from quick breakfasts to full dinners, with modern appliances and generous granite counter space. The open layout keeps the kitchen connected to the main living spaces, making it easy to prepare meals while staying part of the conversation.
Step outside onto the covered back deck and enjoy the peaceful mountain setting. A gas grill makes outdoor cooking easy, while the firepit provides a natural gathering spot when the evening cools down. The back porch is also home to a brand-new, extra-large private hot tub with room for up to eight guests. Soak beneath the mountain sky while taking in views of Blackhead Peak and Squaretop Mountain.
One of the home's standout features is its private path leading directly to the San Juan River. Located in a neighborhood known for direct fly-fishing access, the property makes it easy to spend time along the river without having to leave home. The San Juan offers opportunities for fly fishing, kayaking, swimming, and other water activities, with the river originating as snowmelt from the surrounding San Juan Mountains.
Downstairs, the new game room gives everyone a dedicated space to unwind. Challenge friends and family to a game of foosball or electronic darts, or explore more than 400 retro games on the cocktail-style arcade machine. It's an ideal place to gather after a day of skiing, hiking, fishing, or exploring Pagosa Springs.

View from the deck was amazing! Only 20 minutes to Wolf Creek.Loved the river access. Quiet neighborhood.House was perfect for our family. Had everything we needed.Lots of family memories made!!

Positive: The location was great; it's only 10 minutes to town and Pagosa Hot Springs.The house is located on the San Juan River, so it has an awesome view of the mountain and the river.The house is quite spacious.Negative: First and foremost, they won't consider us checking in a little early.Then the wifi was very slow and intermittent; if you are an AT&T customer, there's very little service.The house is pretty dusty everywhere and has lots of spiderwebs, especially outside on the patio.All coffee mugs are stained, and a few have cracks and chips, but there are more plastic coffee mugs than ceramic mugs.Also, we ended up putting all the utensils, plates, and bowls in the dishwasher because all of them are dirty, and every utensil and drinking glass still just has all this soap stain. It was just disgusting to use, and all the utensil drawers have those particles of dry food crumbs and dust.The master bathroom's two rugs are just nasty. And in the upper loft area, they placed a small bathroom rug in front of the sofa that has some kind of yellow stain and smells; it was just disgusting.The outdoor patio was again just pretty dusty and really needed sweeping, dusting, and spiderwebs removed. The dining room chairs are metal; they're actually outdoor chairs, and they're cold and hard to sit on, and they don't match the dining table. The hot tub never did not get hot at all. And again, its quiet dusty and dirty outside surrounding of where the tub located.
