We left early so we didn't have breakfast, but everything was there to fix it in a properly supplied kitchen. Probably the breakfast advertisment is outdated maybe. It's very clean, very safe, and very warm, we actually had to open the window even though the city heat is on now. It's common for Mongolian apartments to be too warm sometimes. Close to a CU, two minute walk away, which is very nice. The host has great English, and is very experienced and professional. The bathroom is modern and working properly.
Better quality night stands on both sides of the bed with electric plugs in the double room would improve the experience. And a small refrigerator in the kitchen would be nice, the one that is there is tiny and in the double bed room. But these are just small things that didn't bother us. There were few guests when we were there, but if it were full, everyone using one shared bathroom might make long wait times, but you can always go down to the CU, they have great bathrooms.

It smelled good, just faint smell of smoking. It is in a safe section of town in a standard apartment block. Easy access on second floor. The towels were very clean and smelled good. The bed was comfortable, clean and good smelling. The hot water and shower worked properly. The location was very convenient from the airport. The receptionist was prompt in taking our call, checking us in, and polite, friendly, and helpful, and her English was quite good. There was a CU convenience store next door. Booking online was smooth and payment in cash with a receipt was smooth. It is a well established and long term guest house. By coincidence we were the only ones there, so it felt private. The town was quiet at night for good rest.
We did not opt for breakfast since we were leaving early, so it was advertised with breakfast on Booking.com but we didn't ask for it. Plug sockets don't accept US plugs.
