The 700-square-foot home is especially well suited for couples, small families, wedding guests and friends looking for a relaxed Hill Country stay rather than a hotel room. Spend the day exploring nearby breweries and wineries, attending a wedding just minutes away, visiting Hamilton Pool or Austin, then return to a peaceful property with dark skies, native wildlife and room to breathe.
This is not a traditional large vacation home. It is an intentionally small, thoughtfully designed house where every square foot has a purpose.
Inside you'll find a full kitchen, comfortable living area with Smart TV, Wi-Fi, washer and dryer, three sleeping areas plus a sleeper sofa, and the essentials for a comfortable Hill Country stay. Dogs and cats are welcome, and guests are invited to enjoy the five-acre property.

GOOD TO KNOW BEFORE BOOKING
Fence Line Little House is approximately 700 square feet with one full bathroom. Although the home accommodates up to six guests, it is most comfortable for couples, small families, or groups of approximately four adults and two children.
The two upstairs sleeping areas are reached by narrow stairs and have a loft-style, open-ceiling design. The bunk room is small and best suited for children.
The kitchen does not have a dishwasher, and the five-acre property is not fully fenced.

Upstairs bunk room: Twin-over-twin bunk bed, best suited for two children
Downstairs bedroom: Full-size fold-out cabinet bed

The downstairs bedroom has a full-size fold-out cabinet bed, a private door, and a small desk with a bright lamp and nearby outlet for remote work.

The home's one full bathroom is downstairs and accessible entirely from inside the house. It includes a shower/tub combination, sink, mirror, hair dryer, fresh towels, shampoo, conditioner, body wash and toilet paper.

The kitchen is equipped for preparing simple meals and includes:

Sustainability at Fence Line Little House is intended to be simple and practical.
We use refillable shampoo, conditioner, body wash and hand soap; bulk or refillable kitchen supplies; reusable water bottles and coffee cups; and environmentally friendly cleaning products. Recycling is provided and encouraged.
The home's small footprint, natural light, shading, insulation, airflow and orientation were intentionally designed to reduce unnecessary energy use.
We ask guests to help conserve water and electricity and to keep doors and windows closed while the air conditioning or heat is running.
WELL & SEPTIC
Like many Hill Country properties, the home uses a private well and septic system.
Normal toilet paper is fine to flush. Please flush toilet paper only. Do not flush wipes, feminine hygiene products, paper towels, tissues, cotton products or other items.
AIR CONDITIONING & HEATING
The home has a mini-split heating and air-conditioning system as well as ceiling fans for comfort throughout the year.
LAUNDRY & HOUSEHOLD AMENITIES
A washer and dryer are available for guest use.
We also provide an iron, small ironing board, outdoor drying rack, vacuum, broom and dustpan, cleaning supplies, extra towels, toilet paper and hangers. Extra sheets and blankets are available upon request.
ENTERTAINMENT & WORK
The living room has a Smart TV. Guests may sign into streaming services using their own accounts.
Wi-Fi is available throughout the home, and cell service is generally available at the property.
The downstairs bedroom includes a small desk, desk lamp and nearby power outlet for guests who need a workspace.

PARKING & ARRIVAL
Free parking is available for up to three vehicles.
Guests may park on the gravel driveway, under the carport or beside the house. SUVs and trucks are welcome, but four-wheel or all-wheel drive is not required.
The private road to the house is gravel but suitable for a normal passenger vehicle.
The property has a gate that will be opened before arrival. The house uses a smart lock, and guests will receive a door code along with detailed arrival instructions and a short video walkthrough.
Because the property intentionally has limited nighttime lighting, we recommend reviewing the arrival instructions before arriving after dark.
A local property manager is available by phone or text if assistance is needed.
PETS
Up to two dogs or cats are welcome.
Pet fee:
1 pet — $50 per stay
2 pets — $75 per stay
Pets must be house-trained and are welcome inside the home and on the porches. Please keep pets off beds and furniture.
Pets may be left alone in the home, although crating unattended pets is strongly preferred.
Because the five acres are not fully fenced, pets that may wander should remain leashed outdoors.
Food and water bowls and a dog bed are provided.
Guests are responsible for pet-related damage, stains, odors or excessive cleaning.
