The entire house, huge yard, back yard, private driveway with tons of parking. The garage is currently not accessible to guests



The Neighborhood:

This home is located just outside of Fredericksburg in a rural area on 20 acres of land. Guests can enjoy a quiet retreat and feel secure within the gated property.



Getting Around:

We highly recommend bringing your own vehicle to get around, however, there are many valet services in Fredericksburg. Ask us who we recommend!



Other Things to Note:

• Security Cameras: For guest and property safety, exterior security cameras are in use at this property. Two exterior cameras cover the driveway/parking area, and one camera monitors the pool equipment area. All cameras are located outside only and do not monitor any interior spaces.



• Guests are not permitted to tamper with any pool equipment unless specifically noted in writing and if any tampering occurs without permission they will incur a fine of $600 or more. If any tampering occurs for hot tub equipment without permission they will also incur a fine of $300 or more.



• No events or parties, as this is in a residential neighborhood. While the neighborhood is friendly to short term rentals it will break city ordinance if guests try to host an event and bring too many guests which could lead to a fine..



Features Description

• Access: The front door and gate entrance is equipped with an electronic keypad. A unique door code will be sent to you a couple of days before check-in, no need to meet anyone for keys.



• Age: All guests must be 21+ with the exception of children with their parents.



• Quiet Hours: 10 PM - 8 AM. Please keep noise levels down to respect our neighbors.



• Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.



• Trash: For your convenience, trash bins are conveniently located by the gate for easy trash disposal during your stay.



• Pets: No Pets Allowed: Please note that any pets brought onto the property without prior approval will incur an unauthorized pet fee of $500 per pet.



• Check-In/Out: Check-in at 4:00 PM. Check-out at 10:00 AM. We charge $25 per hour for all requests for early check-in & late check-out, based on availability. Please note we may not be able to accommodate early check-ins/ late checkouts. Please message us for more details.



• Please bring your personal toiletries like toothpaste, deodorant, etc. A starter supply of the items listed above will be provided. Guests will provide their own supplies after depleting the starter supply of these items.

• Smoking, of any kind, is strictly forbidden on the entire property- inside & outside, and all trash needs to be properly disposed of



• This property is in a residential area, most houses in the neighborhood are families. Please be respectful, especially between 9pm- 8am.



• Pool Freeze Protection Notice: Please be advised that when outdoor temperatures drop below 50°F, the pools will automatically enter freeze mode. During this time, pool heaters will not be operational to protect the equipment from damage.



• We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager Guesty.



• Please note that we’re using a residential refrigerator, which can take several hours to cool, especially if it’s fully stocked.



• We can host a maximum of 11 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.



• All amenities including outdoor furniture, Wi-Fi, etc. are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays.



• We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies in order to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.



• Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund.



• Please note that we do not accept package deliveries at the property. Any packages sent to the address may not be received, and we cannot be held responsible for any lost or misplaced items. We recommend making alternative arrangements for package deliveries during your stay. Thank you for your understanding.



• Please double-check the property before checking out to ensure you have all of your belongings. We are not responsible for any personal items left behind. While we will make every reasonable effort to locate and return lost items if found, we cannot guarantee their recovery and any shipping costs will be the guest's responsibility.
