The location, friendly staff, overall amenities (if working), it being quiet, decent breakfast.
Out room clearly needed some refurbishment. Several lights didn't work, the backboard of the bed was visibly very dirty and so was the bed cover and would need cleaning. Our TV didn't work and didn't get fixed during our stay despite mentioning it several times.

The staff were polite and helpful. The location is very close to the BK concert hall, and there are nearby bus stops with easy access to the city center. The bathroom has heated floors. The pillows were fairly comfortable, and there is a shop next door with good low prices.
The road leading to the hotel was icy. The rooms don’t have any mats or storage space for shoes, so in winter you bring in snow and dirt, and it all melts and spreads on the floor. The shower pressure was weak and the drain was almost clogged, so water overflowed into the bathroom onto the heated floor. There is no master light switch, so you have to walk around turning everything off by hand before going to bed. The climate control cannot be adjusted from the room, and no matter what temperature is set, it gets cold at night. The ventilation is almost useless, and when cooking the entire room and everything in it smells like food. There was no tea or coffee provided upon check-in. Soap is only available in dispensers, and there is no brush or any cleaning tools for the room (cleaning is only once a week or available for an extra fee).
