Good place for a trip to Edinburgh. Well located, well furnished, everything you need.

This first-floor flat is situated on a street corner, opposite a somewhat grungy pub. The location is quite good, being just beyond the built-up CBD, with several bus stops for different bus routes close by. Holyrood Palace and the parliament are a 15-minute walk, or 5 mins by bus. The flat has 2 modest bedrooms either side of a central lounge / separate kitchen zone. The beds were extremely comfortable. The modern kitchen was near-new, and separated from the loungeroom. A few annoyances included: the (winter) doonas were far too hot, even with the heating off; wi-fi reception in the furthest bedroom was poor; the dining and coffee tables have been lacquered with some sticky coating that makes any paper stick to it like glue; there's a dishwasher with (barely enough) powder tablets, but no dishwashing liquid or scourer pad to clean items that you may not want or be able to leave until the next dishwasher load. This point was seemingly lost on the host, who cited 'hygiene concerns' as the reason there was none provided. The heating (in summer!) was fine, once you figure out how to use it. The bathroom was OK, but everything is crammed into a tiny space. Wide guests won't be able to use the toilet as the access is too narrow. There's no toilet paper holder - you need to leave it sitting on the floor or up on the cistern. The loungeroom windows are not openable, and the temperature became uncomfortable, with only a small amount of ventilation available from the bedroom windows.

Just a bus ride to the city centre. Perfect location if you want to catch a football game at Hibs stadium.
Clean and tidy. The bathroom was small but expected. Does need a small bin in the bathroom though.

We Stayed 4 nights in this cute apartment. It wbas nice to have the two bedrooms to spread out. There are a couple of grocery stores right down the street from the apartment. It was nice to have the washing machine to use to and the fully equipped kitchen. The check in process to get the apartment keys was easy and simple. Barry, the property owner was response to messages sent.

Absolutely loved our stay — Barry is a wry responsive communicator as well. Highly recommend!

Look elsewhere
Poor overall. Dated apartment. Poorly cleaned. Mattresses and pillows are probably decades old and worn out. Carpets are old/ragged. Not well stocked. Bathroom is extremely small. Noisy. Borderline threatening tone of the owner in all communication about keeping security deposit.

We had a nice stay , but the appartment was smaller than expected . More suitable for 4 people , than 6 .

Unable to check in on time after long journey (3 adults, 1 baby 1 toddler) Apparently previous visitors left it a mess and cleaning was delayed. Once checked in it seemed ok until a mouse ran across the floor and into furniture. Then a second sighting. Owner was advised of situation and offered no concessions. Since the owner was not willing to deal with the issue I had to find a shop and buy £10 of mouse traps. The owner quit responding to text messages when I asked for a refund as we would be checking out in a.m. (had booked 4 nights, requested 3 nights refund) Lodged complaint with VRBO which was 3 hours of wasted time, having to tell story to three different reps. and sit on hold for most of the time. Once home I called VRBO with case number and they asked a few questions then put me on hold until the line went dead 25 minutes later. This happened twice so on third call I explained my disappointment in being treated that way and gave a 10 minute time line to get back to me. When my ten minute timer sounded I heard a click and then elevator music started playing. It was as if they were muting the phone and listening in. This was the worst customer service I have experienced ever! VRBO/Homeaway will never get another penny from me. I will ensure my story travels far and wide.

This flat is in a great location and Barry, the owner, is extremely responsive to any questions and queries you may have during your stay which is great.
The interior of the flat was modern and was decorated nicely and there are plenty of supermarkets and shops in the area. As a number of people have said in their reviews, the communal hallway outside of the flat is really dark and uninviting.
It would be great for 2-4 people who aren't planning on spending much time in the flat.
The Cons would be:
- The kitchen was under stocked in terms of no paper kitchen towels and no washing up liquid etc. and is on the small size if you were planning on cooking frequently during your stay.
- I also don't believe 6 people could comfortably stay here. We were a family of 4 and found it was just about ok for us.
- The bathroom is really on the small side and felt cramped

Very positive. Barry was incredibly responsive, and worked to move up our check in time when I had incorrectly identified it as later, moving up the cleaning to accommodate us. The location was very central, easy to access with lots of amenities. We were very pleased. Thank you again.

Located on a busy city street but within close walking distance to many of the sights. For example a 10 minute walk to Holyrood Palace, 20 minutes to the Portrait Gallery and a 30 minute walk to the Royal Mile. Across or up the street are grocery, bakeries, pharmacy, wine stores etc. Bus service is excellent.Regarding the apartment common entrance hallway, it is very dark and not overly inviting. The apartment however has been renovated and redecorated as pictured. We stayed here for 12 nights and were quite comfortable.

No complaints really. Very modern and comfortable. The only thing I would say is the kitchen is under stocked regarding dishes and utensils. We ate out so wasn’t really an issue but if you were eating In you would be struggling especially is there were six of you staying. No serving dishes.

Lovely apartment very clean and spacious. Great for a few days away for a family of 4. Had all amenities and everything in great condition. Just a 15 min walk from Princes Street.. with local shops available. Would definitely book it again. Parking was limited but friendly people in the area put you in the right place

Great value and quality
Good experience.
They didn't offer paper towels. We would also have appreciated more cloth hand towels as well.

Great location
Very clean flat about 20 min walk from the Holyrood Palace and one end of the Royal Mile. The only downside of the property is the noise level in the building. There was loud shouting and door slamming on some nights.

Nice Apartment
The apartment was contemporary and had everything you needed. It was a great place. Barry was very responsive. Would recommend this place to my friends. Thank you Barry.

Great location and very comfortable
The apartment is situated just outside of what I would call the city centre, but it only takes 15 -20 minutes to walk in. Along the way you get some great views. It’s very close to Holyrood Palace. There are some small grocery shops, restaurants and other shops across the road as well as a couple of bakeries. A 10 minute walk takes you to a much bigger supermarket and more restaurants. The decor and amenities are modern and very nice, the only down side is the flight of steps up to apartment are not very attractive, but that’s nothing to worry about. As Australians, we were wondering why no face washers had been supplied, but they don’t seem to have them in Scotland - bring one with you. Other wise 5 stars!

Short stay break
Good location and transport links. Very clean and well furnished. Kitchen ideal for self catering well equipped.
Another towel each would have been welcome but would come back again without hesitation.

Fab apartment. Spotlessly clean.
Apartment was lovely. We were two couples on a 3 night stay. Very clean. Owners communication was superb and quick replies. Barry was very helpful. 15 minute walk from major sites which was fine for us. CoOp right opposite was very handy.

Clean, comfortable, close to all attractions!
This VRBO is a home away from home! The flat was very clean, super comfortable, and provided all necessities for cooking! It is close walking distance to the royal mile, palace of Holyrood house, etc. The street it is located on, has delicious bakeries, great late night pubs and is 10-15minute walk to a large grocery store. Communication with the renter was excellent!! Great great great stay!! Loved it!

Loved our stay
We had a wonderful stay at this property. We found everything to be exactly as described. The location was great with easy access to buses and if you’re an avid walker, you could even walk to many sites. The apartment was bright and comfortable and the duvets on the beds heavenly. We found parking across the street on Edina Place which was very convenient and a yummy bakery and grocery store very close by. We would definitely recommend this apartment.

Despite a less than impressive entrance and staircase, this is a well appointed, clean and comfortable flat, well located for pubs, restaurants, post office, market - and transport to the centre of the city.
