Beautifully decorated flat with spacious bedrooms and common areas close to the city center. The kitchen was well furnished with all the essentials for a large family or group. We made frequent use of the kitchen by ordering frozen meals from Cook, which are very good and saves lots of time for touring or relaxation. The bedding were exceptionally comfortable with ample space in each. The flat combines great comfort with nice touches of luxury. The flat is very convenient to many of the main sites, including great hiking to Arthur’sSeat and playgrounds at nearby Meadow Park. A large number of restaurants nearby including MeMed a Turkish restaurant that is like walking into Istanbul with very good food. The climb up to the apartment is a little challenging mostly because of the luggage on the first and last day. We were 3 generations ranging in age from 14 months to mid 70s, and each thoroughly enjoyed the stay.

Stayed at the property with our 4 adult children, their +1’s and 2 grandchildren. All around fantastic base for exploring Edinburgh and the surrounding area.

This property was exactly what we were looking for. There were nine of us staying at the flat (could easily fit 6 couples) however we had 14 for Christmas dinner with plenty of room. They even had a Christmas tree and lights up for up. Bonus! The bedrooms were very comfortable and spacious. Beds were great! Kitchen well equipped. Just be careful with the toaster! The location was perfect with grocery shopping at our doorstep, a bus stop on the corner and easy walking distance to many of the city’s attractions. The owners were quick to respond with any questions. There are electronic licks which made it convenient with the number of people coming and going. No need to worry about keys. Be prepared, as noted in the listing, the unit is accessed by stairs (70 to be exact). We had one older person with us and it was a challenge. Great trip!

The family all had a lovely long weekend in this lovely flat. The owner could not have been more helpful and responded to any questions immediately The flat is on the third floor so near this in mindfor older guests.

This apartment sleeps up to 12 people. We were a group of 10 and the size is just fabulous! The beds so comfy, the bedding, top quality! The kitchen was kitted out well with enough pans and crockery etc plus cleaning stuff in the kitchen. Some areas a little dusty, but biggest downer was when you first arrive. There was rubbish piled up outside the main front door and the stairs practically blocked with builders materials and equipment. This meant our first impression was spoilt and we were dubious as we entered the building. However, once we were across the threshold of the actual apartment we were blown away.! It would have helped if we had been fore warned, I think.

The apartment did not disappoint. Beautifully decorated with lovely bedrooms and very comfortable beds and pillows. The lounge area was spacious and comfortable and the attached large kitchen very well fitted out with everything you would need. Bathrooms very nice too. The shop underneath the apartment was very handy. It was just lovely to stay in a traditional Edinburgh apartment building. Some stairs to climb but very well worth it. We found most areas within comfortable walking distance but for those not wanting to walk there are plentiful buses. The property manager Mark went out of his way to make our stay comfortable and made us aware we just needed to contact if we needed any help. Definitely worth a stay.

The apartment was the perfect setting for our stay in Edinburgh. We had a large group for a wedding. The location has access to most bus routes right across the street. Judy and Mark were very accommodating and easily accessible for any questions. I would definitely recommend it.

Older classic apartment very tastefully updated. Spacious with plenty of room for us and our 4 children and spouses. Kitchen had everything we needed. Grocery store right under the building was very convenient. We did a lot of walking, but so many things were within a very reasonable walking distance. Inside the apartment was quiet and if inside doors were closed, we could not hear each other move about. Lots of stairs up to the apartment, but these were manageable, albeit luggage up to the apartment was hard work. We enjoyed the week tremendously. It’s a lovely place to stay and to see the sights of Edinburgh.

Everything was as described in the listing. Location was perfect for our family. We did several tours and spent time enjoying the local restaurants. It felt as though we were able to find something for everyone within a few blocks. Owners were easy to communicate with and quick to respond to questions. There are small grocery stores on the block and we were able to pick up food and wine to make dinners at home. I’d highly recommend renting this home! The master bedroom was my favorite while our daughters loved the spacious living room.

Fantastic property, well equipped. Comfy beds, very clean and modern furnishings within walking distance of all city centre attractions. Great communication from the owners before, during and after our stay.

We loved the apartment and the location! Was a perfect size for a larger group with plenty of space for all of us, ability to all hang out in one area was such a plus! The decor was wonderful and really have no complaints. Beds comfy and pillows comfy too! Quite a few stairs but we soondiscovered Scotland is loaded with stairs :). The stores and restaurant options nearby were wonderful and not as crowded as they were near Royal mile, we never had an issue with finding a place to eat. The Abbey quickly became our favorite local pub for us to hang! If or when we come back and I have a larger group, I will for sure remember this place. And also the location was perfect for our runner friend, he had a nice jog every morning to and around Arthur’s Seat. Can’t say enough good things about our stay there!

A great base for exploring Edinburgh. A stroll or short bus ride into city centre. Lots of local shops and cafés right next door! Perfect accommodation for our extended family with great communal sitting space and a lovely room each. Owners have been brilliant from start to finish. Thoroughly recommended ..

The flat was large, clean, warm and inviting. We stayed in December and really enjoyed our time. There are many supermarkets, shops, takeaways and restaurants close by. It was a short and easy 15 minute walk to the christmas markets from the property. All bedrooms were well proportioned and the beds were very comfy indeed. The flat is up a few flights of stairs but this is common for the type of property, but should be something to take into account for those who struggle with stairs. We also very easily got a supermarket delivery to the property for food and drinks for our weekend stay which negated the need to bring loads up in cars. The communication from the property owners was really good and incredibly helpful. Also the check in process was a doddle and utilises a very easy to use mobile phone app.

This property was perfect for accommodating all the family for Christmas in Edinburgh. Kitchen was very well equipped with everything we needed. Christine was very helpful on arrival and made sure we knew where to find everything. Would definitely book this flat again if travelling to Edinburgh with a large group.

We are group of 12 including small children. We stayed 4 nights. The property suited our needs entirely. It was clean, spacious, with a fully equipped kitchen. The beds are warm and cosy. The location is also excellent, being a short walk from the Royal Mile. Frequent buses pass by and it is next door to supermarkets, restaurants and a pub. Kitchen was well appointed with everything we could need. Bedding was great and comfortable beds. Towels very nice (could have had a few more, especially hand towels). Only one “common area” so if anyone needed quiet time their only option was bedroom, but for a week quite manageable. Four story climb can be daunting but we managed. Due to location on Main Street can be very noisy in front bedroom and main sitting area, especially with windows open. A bit “tired” -cracks in walls and ceiling that could be repaired and freshened, slow draining shower on main floor a bit off putting, needs ceiling fan in main sitting area or hall to circulate air on hot days. Location was perfect! Located within decent walk to Royal Mile but outside “touristy” area. Easy to get out of town to other sites or walk to park, etc. Long term parking nearby. Communication with owners/managers was excellent. We were driving in and not sure of arrival times - very accommodating!Would highly recommend this apartment for families! As an extended family of 4 generations, we enhanced our visit to Edinburgh for a family wedding with our stay at Lutton Place. We were within walking distance of everything we needed and, with the electronic key system, people could come and go as they pleased. The 7 flights of stairs were rather a challenge for our 85 year old eldest family member and the children's buggies tended to get parked at the bottom of the staircase. We managed with the 3 bathrooms but it was good we were all family! However, family meals all at the same dining table (with high chairs as well) were a great bonus. The excellent playground nearby kept the toddlers amused and the parking arrangements were as outlined on the website. The owners made every effort to ensure our 4 night stay went according to plan.. What a truly amazing flat for a large group of people that want to visit Edinburgh. The owners were extremely accommodating of our large group that was coming in from many countries, all at different times and when we arrived the place had a few essential items stocked for us, such as milk, to make it easy to just relax after a long trip. Don’t over pack your cases and be prepared to carry them up 3 floors to the top floor to access the flat. It is worth it to be at the top as there is no noise other than normal traffic and some beautiful views of Edinburgh and its attractions through the windows. We had 11 people in the flat and there was more than enough room for all of us. We never felt on top of each other and the flat was equipped with enough plates, towels etc. to deal with us all without having to run the dishwasher every 5 minutes. There are plenty of keys so the guests can all head out in their own direction and have access as needed without having to coordinate your return. Also the flat is very secure with the front door access and then the access to the flat itself. You are also right above a Co-op so you can get all the basic foods you need right outside your front door, and there are plenty more food shops within 5 minutes walk. If you want to go out an eat then within 5 minutes the choices are limitless, and of course you can go downtown to get access to even more places to eat but it is not necessary. The location was perfect. Even with a fantastic bus system we walked everywhere. Princes St was just a quick 15 minutes walk, in fact we seemed to be able to get to most places in less than 15 minutes. There is so much to see and do in Edinburgh and the flat was just located in the right place. Mark and Judie checked in on the first day to make sure everything was going well and immediately responded to any questions. They were always available as needed but they let us enjoy our vacation without interruption. Everyone loved the place. With the location, size and amenities we will certainly be back if we visit as a group again.

The apartment was exactly as it appeared in the pictures. The beds and the bedding were all really comfy and the apartment was spotlessly clean. The kitchen was well stocked with utensils/cutlery e.t.c. There were 12 of us staying in the apartment but it never felt overcrowded. Any questions we had prior to our stay were very quickly responded to and the property manager was very flexible and able to meet us early to allow us to drop our cases off before we actually accessed the property. The apartment was a short walk to the old town and there were plenty of restaurants close by. There were also a number of supermarkets very close (a CO-OP is under the apartment). The only possible aspects that could be a concern are the number of stairs to go up if someone had any mobility issues and a couple of the bedrooms close to the main road side were a little noisier at night (from traffic). However these didn't impact on our enjoyment of the apartment. If I was to return with another group this property would be my preferred option.

The property is very well-situated, in an interesting part of Edinburgh. There is easy access to the city centre, to Arthur's Seat and to local shops, cafes and restaurants. The rooms are spacious and well-presented. All the bedrooms are excellent. I would highly recommend this elegant apartment.

The apartment was beautiful and in a great location with all the amenities we needed, as well as comfortable beds. The only minor complaint I have is the requirement to schedule a meeting with someone in person to get access. This was very inconvenient to arrange due to arriving on an international flight after the normal check-in time as well as delays at the airport. Normally, when I use Homeaway or similar apps, there is some type of code that gets you in either through a lock box or an electronic lock. Thankfully, i was able to arrange for someone to meet the contact person on my behalf. The owners were also easy to reach when we had an issue and quickly resolved it when we couldn't reach their contact person. This was a great place to stay, and I'd definitely stay here again on the next trip.

flat was very clean,spacious and a lot of natural light. The royal mile is a 15 minute walk, which cuts down the cost of moving 7 people around by taxi. Many restaurants and shops close by. Great to have someone to meet you and go over the workings of the flat. Nicely decorated and kitchen had everything we needed. We would stay there again in a second.

Great property and has everything you need for a weeks stay. Plenty of space for us all (although only 1 shower but we managed). Loved staying here and if we need a bug property in Edinburgh again we wouldn't look anywhere else.
