Nice little boutique hotel in a quiet, interesting street in the old town. The pool and surrounds were great, and it was great to plunge into the cool waters after time out and about exploring. I have a room opening directly on to the pool area which I would recommend. Note they don't offer breakfast, but there are a number of excellent options within a few minutes' walk.
The staff didn't seem particularly engaged, but we didn't need anything from them, so all good.

The location, the staff, the cleanliness of the property
The only tiny thing was that the shower head was a bit tricky. It took a bit of finagling to get it to stay in one place.

The property is in a great location for getting around the centre of Chiang Mai - 2 minute walk from Lanna Square Markets and less to the closest 7-eleven.
No breakfast as advertised. Very thin walls so you can hear the slightest noise in rooms surrounding as well as very noisy wake up calls from the house keepers from 7am onwards.
