This Beautiful Villa with everything you could possibly need for a lovely holiday. On arrival the Villa was spotlessly clean very well equipped ,even a very handy water cooler .Also a very much appreciated welcome pack of homemade jam ,eggs ,milk, bread ,etc. The Villa is very spacious and modern . Pool area also very spacious with large pool and plenty of loungers plus a big barbeque area. Firemans beach 3 mins walk ,shops and restaurants aplenty5 mins .Maria and husband a phone call away in case of any problems which were none .They were an absolute delight. A huge thank you to wonderful Maria for being such an accommodating host. She left us a superb welcome pack including homemade jam, fruit and eggs from her farm!
The villa and especially the pool and outside area is outstanding. There is plenty of space and the air conditioning was a godsend in 40 degree heat. We felt very safe and everything we needed was within walking distance.
The beach cove is 3 minutes walk and lovely. It has a chic beach bar with great cocktails.
There are a host of lovely restaurants nearby and most do free home delivery via the ‘Wolt’ app, as does the local supermarket Metro.
We had an absolutely lovely 10 days and will definitely return. We have already recommended to friends and family. Maria’s villa has everything you could need. There is even a water filter machine which was invaluable. She really does think of everything!

Really enjoyed our stay at the villa. Very clean, lots of everything you needed. A/C really good. Outdoor space is beautiful and very well maintained. Pool, loungers, hammock, and outdoor furniture used every day. Maria and her husband visited on our second day with fresh produce. Contacted them twice during our stay with very small issues. Responded immediately and sorted very quickly. Would highly recommend

We had a great stay! The villa was clean, spacious, with a lovely pool in a beautiful, quiet neighbourhood. Several great beaches with good snorkling conditions within 5- 15 mins walking distance. Good restaurants and shops/supermarket within walking distance. Lovely owners, who made us feel so welcome. As we arrived late, they provided us with fresh eggs, bread and vegetables from their farm. They were easy to reach and everything went smoothly.

We were 2 families with kids in August. House was spacy enough, but the most we liked pool area. Air conditioners are in every room and hall. Kitchen well equiped, you can find everything you need. Maria very helpful and solves the issues immediately.

Long awaited family get away
Beautiful modern villa in a lovely private street. Pool is large and clean and the outside area is great to cook and relax on the high end quality furniture. The nearby beach is a sheltered cove with a chic bar on top overlooking the azure sea. There are plenty of restaurants in Kapparis and Protaras is only a ten minute drive away. The hosts were friendly and on hand if we needed anything. We felt very lucky being able to escape the UK and stay. Would not hesitate returning.

Excellent villa, great location
We've been to Kapparis many times & this villa is the best by far. Very clean & comfortable. The pool is a really good size & kept really clean. Maria was so helpful & friendly, the eggs from her farm were delicious .
We will definitely return to the villa for our next family holiday to Cyprus. Thank you for letting us rent the villa

Amazing villa, Amazing location - just superb
The villa is exceptional with everything you could possibly need, as others have said the photos do not do the villa justice. The location was great, the beach was literally at the end of the road and a great selection of bars, restaurants and a fab bakery within walking distance. I have recommended this villa to all my friends and family as you will not find better. We cannot fault one thing about the villa and the outdoor space with both shady and sunny parts was where we spent most of our time, the free wifi and vast choice of English TV channels gave all generations in our party a wonderful holiday - we did not want to leave. The whole booking experience was perfect from start to finish. Loved it and cannot wait to return. Thank you

Absolutely stunning property, with ample space. Brilliant location for a quiet, peaceful and relaxing holiday, restaurants and shops within close proximity 2 minute walk to the bus stop if you fancy going into Protarus or Ayia Napa. Several small beaches all within walking distance. Maria is lovely and always on hand if you need any advice.

This villa is in a perfect location for beaches, eating out and getting about in general. It is situated on a private road with barriers at both ends. The road itself is quiet.
You can see Famagusta from the patio and bedroom balconies.
You will find everything you need at the villa... dishwasher, washing machine etc.
I would highly recommend this villa to anyone and we cannot wait to return again.

Fabulous
We arrived at the villa late at night (12.30), directions to the villa where very good. There was a welcome pack on our arrival (very much appreciated). Maria came to see us the following morning to introduce herself to us and ensure we had settled in OK. Maria was exceptionally friendly throughout our stay.
We were totally taken aback by this villa, the photographs do not do it justice, nor do they show how large the villa actually is.
There is a good view of Famagusta from the villa.
We have stayed in Kapparris before, but this visit was for a family wedding, so we decided to make the most of this trip with a 3 week stay.
The villa is within walking distance (2 mins) of Firemans Cove and there is a private residents path to Shingle Beach. Water sports available just a little further down.
Local shops, bars and resturants are 5 minutes away. Would recommend Mello Bar, for food & drink, the staff are very friendly and welcoming, nothing was too much trouble.
We would highly recommend this villa to anyone, we will certainly be booking this villa again.

Recommended
We arrived late at night and found a welcome pack on our arrival which was appreciated as the supermarkets were shut. The villa is lovely, there were 8 of us, age 12 and up. We all had a great time, the facilities are great and the outside BBQ and table made eating in a treat. The pool had inflatables and sun loungers and 2 umbrellas but there is shade around the villa too. The air con in each room was welcomed, however it is on a timer which meant having to get up every 2 hours during the night to switch it back on as it was so hot, not a problem in the day. The beach was close by and one a bit further away had water sports that the kids loved. Plenty of restaurants nearby, we hired a quad bike to get shopping from a cheaper supermarket that was too far to walk to. The villa is in a lovely location, quiet, close to everything you need. Would highly recommend to anyone.

Simply the BEST
WOW... We have just arrived home after the MOST fantastic holiday ever, the villa is beautiful, well maintained and has all the equipment you would need for a holiday.
With 4 children aged between 3 and 13, everyone enjoyed the pool and the inflatables! My parents also came with us and the downstairs bedroom with en-suite gave them the privacy that they needed.
The BBQ and outside dining area is fantastic - and you can enjoy the Greek/Cypriot way of cooking with the equipment provided.
We ate out many evenings too, I recommend Faliros, especially on a Thursday and Friday when they have live music and dancing. Also recommend Mello for a cheeky cocktail!
We did have a few problems with electrics early morning but after a phone call it was resolved very quickly - thank you.
Make sure you have a walk down the private path to the beach, the views are beautiful and the sea is fantastic for snorkelling.
And a last note... Watch out for 'Alex, it's me Alex' the ice cream man that came round. The children loved him!!!

Highly Recommended!
We had a fantastic holiday!
Kyri was extremely flexible and accommodating when we had to alter our original holiday plans and Maria very welcoming and keen to help should we have any queries or problems (which we didn't!).
The villa was exactly as described and very clean and comfortable. It was perfect for our party...3 generations ranging from 9 yrs to 82 yrs. The children made full use of the pool and thoroughly enjoyed using the inflatable toys provided!
The situation of the property was perfect...a couple of minutes walk from the beach and within walking distance of a good selection of restaurants.
We would highly recommend this property and the high standard of customer service provided by the owners. Thank you Kyri and Maria!

From my first point of contact with Kyri, our experience has been fantastic! We booked with Kyri just 2 days before departing and she was very efficient in arranging and confirming our booking. When we arrived we were very impressed with the location and have to say that the pictures make the villa look smaller than it actually is.
Maria checked in on us on arrival and before departure to check that everything was ok, and she is lovely!
Overall fabulous holiday, will definitely book again, thanks Kyri!

Fantastic!
We stayed 2 families with 4 small children (1-4y) at the villa, and it was perfect. Plenty of space and utilities, a great outdoor area, superb pool, a very short walk to (2) beaches, a 5-10min walk to a local and decent supermarket, restaurants and bars, and short driving distance to everything else you might need or want to see (Agia Napa, Aqualand, etc).
The pictures does NOT do the property right. Everything is BIGGER that they appear in the pictures, and there is a kitchen and dining table inside which is not pictured. The pool area is very nice, and is surrounded in green grass, palm trees and bushes. The house is gated and the street is gated (PIN required), so there is almost no traffic there (safe for kids). The local contact Maria, was very helpful when we had some issues and things was taken care of very quickly!
So summarize: Great house for a vacation! Enhoy :)

Fantastic Villa!
We had a fantastic stay at Villa Kyri.
We were warmly welcomed by Maria with her own eggs and potatoes in addition to our small welcome pack. The villa was fully equipped for all our needs with a short walk to a beach, restaurants and small supermarket. We particularly enjoyed the outdoor areas for swimming, sunbathing and alfresco dining. We would highly recommend this villa and would definitely like to return sometime in the future.
