Magnificent newly renovated single-story Mediterranean villa, 5 min walk to the beach, 5 km from Monaco and 10 km from Nice, Ideally located to explore the Riviera. Guests will feel the ultimate luxury as they swim in the infinity pool overlooking the sea. The large living room 60 m2 with wood fireplace opens onto the 2 large private terraces, perfect for romantic dining while enjoying the spectacular Panoramic view of the sea and the mountains. Excellent piano , comfortable leather sofa form a relaxing conversation area near the arched windows overlooking the sea. Spacious dining room modern style also with sea views.Ideally accommodating four or five couples. Four bedrooms + an independent studio with kitchen and shower room (included in the 5 bedrooms) very suitable for an additional couple or house staff. The infinity pool is located between two big terraces.There is a one-way street that leads from the quiet beach to the property. We loved staying at Villa Panorama for the Monaco GP. We had 10 of us, including a 4-month old and there was plenty of room at the villa to fit us all comfortably. The property had excellent communication leading up to the trip and Gerard was very responsive in answering questions and helping us get ready for the trip.
The pictures of the villa are very true to what is there, but the views are even more stunning in person!
John managed the property while we were there, always coming to help with the daily house cleans and to check in and make sure we were doing OK. We gave excellent advice for things to do in the area as well. He went above and beyond to help us and make sure we were comfortable.
We used the nearby babysitter, Cassandra, recommended to us by Villa Panorama and she was a dream for a first-time parent! Studying medicine, very sweet and very flexible - we had to change our plans while there and she was very accommodating and helpful.
Highly recommend doing the chef dinner at the property, it was a great evening with amazing food on the beautiful location.
Would definitely stay again and look forward to recommending to all friends and family groups in the area.

This property is not a villa by any stretch of the imagination. It is a very small, 3 bedroom home with an extremely small, not properly equipped kitchen that is barely useable for any size of group. The 4th bedroom is under the neighbour's yard, not connected to the house and smells faintly of mold. The 5th bedroom is around the corner from the 4th (not connected), is ridiculously small with a pull out loveseat and smells violently of mold. The neighboring house looms over this property in a very unsettling way. The property was overrun by bugs during our stay (both large ants and beetles) and there were hundreds of dead beetles in the pool each morning as a result. It was so bad that we weren't comfortable being outside. The 'gym' was an ancient workout bench outdoors with rusty dumbbells and a questionable eliptical machine. The 'laundry' was a washer/dryer that was outside and we had to do laundry in the rain multiple times. The 'bbq' was a pit on the counter outside for charcoals that took a good hour to get going each time. The property manager was constantly in or around the property and it was very intrusive. A good example of how misleading this property is is the fact that the book provided with property details on arrival offered private chef services for 400 euros pp whereas the very clear going rate in the area is 100 euros, which we know from experience. We can't say how disappointed we were with our stay (given the price) and DO NOT recommend.

La casa è perfetta , l'esterno magico , non manca veramente nulla ( se non la tele italiana ) il mare facilmente raggiungibile, il clima insuperabile e la gentilezza di John , angelo custode della villa , ci hanno permesso di trascorrere dei momenti indimenticabili

Unbelievable view. It is indeed how the pictures look. The villa itself is nice, and the owner very accommodating and helpful. We really enjoyed the location and actually preferred having a rental car as it allowed us to explore a little more freely. Highly recommend the villa, and the location is equally great. Thanks for a great stay!

A lovely home away from home on the French Riviera
Villa Panorama was everything we hoped it would be. The instructions on how to get to the property were concise and easy to follow. The house has a spectacular view of the sea and is very centrally located. It is close to Monte Carlo, St. Tropez, even just a few minutes to go to the market in San Remo Italy. The property is well maintained and management takes very good care of their guests. We had a wonderful dinner at the house prepared for us. There were 3 couples and we each had our own fully equipped bathroom plus an extra half bath. We swam most days and relaxed on the lounge chairs when we weren't cruising the area where there is plenty to see. There is a supermarket within minutes of the villa where you can get everything you need, including the freshest fish! There are great places to walk along the ocean and experience many of the nearby villages. We highly recommend the Villa Panorama and will stay there again.

Eze has a pretty beach - but nothing in it but a couple of restaurants (albeit very nice ones). For all shopping one has to drive to Beaulieu. So do not plan on this villa without a car.

Best memory is seeing more than 20 people in the pool having a great time. Our rooms were large and comfortable with air conditioning and their own bathrooms which were very clean. The road is quiet and it is walking distance to Anjuna beach restaurant, the beach and train (5 -7 min).We rented a car and were in Monaco in 15 min. I want to thank the staff at Villa Panorama for a perfect holiday in Eze- my extended family was very envious of our accomodations. We will definitely stay there again.

I was so relaxed and fell in love with the villa and quaint Eze setting..why go anywhere else? This is really a hidden gem!

Another disadvantage is the fact that there is nothing in Eze but a couple of restaurants - one needs to get in a car for all groceries. This is obviously not the owner's fault, but clients should know that they absolutely need a car to stay at this villa.

A Magical, Musical, Memorable Experience
A magical, musical, memorable experience makes it difficult to find adequate words to relate our feelings about this sunny, enchanting wonderland. It's the picturesque aura surrounding our stay that remains in our vision, and the kind generosity of the villa's owner that brings songs to our days. We think the key element is the presence of Gerard Barbut whose loving goodess radiates throughout his exceptional home, right into the hearts of those who dwell within. Each day we looked forward to seeing his smiling, animated face, and on those rare occasions when he didn't come by, it felt like a 'loss.' The Villa is immaculate, the closeby villages charming and the total ambiance one of a dreamy nature, We joined our daughter and her family halfway through their stay, having one of the loveliest times of our life..........as we did last year at the same time. Walking onto the veranda early in the morning is a breathtaking experience, one which we repeated time and again with greater awe each time. It was a complete, joyful time. We are grateful for having been a part of this splendid area of the world, if only for a brief interlude. Our sincere thank you, Gerard, Nancy and Ron Grigsby

Magical Experience
This is the second summer we've stayed at the Villa Panorama. It was truly a magical unforgettable experience for me and my husband, our parents, and our little 4 year old son. This is one of those places where you definitely wish the vacation never ended! The location was idyllic (super easy to get to neighbouring Beaulieu, St. Jean/Cap Ferrat, and Villefrance either by car or bus...or cycling/running) and the weather was perfect. The owner's attention to detail is second to none, and we couldn't have been better taken care of! This was a very special experience, one that will be etched in our hearts forever. Wow, the pictures don't do this place justice. What a great time. The rental process was flawless. Would definitely recommend this to anyone looking to stay multiple days. Clean, secure, comfortable. We had an incredible vacation in this villa.
The key holder was so nice and helpful for everything we needed! We were on the Mediterranean ocean, looking at Eze village..... just in front of us. Just magic!

Unbelievable
An absolute dream of a vacation. 360 views of the Mediterranean, infinity pool really topped off this top of the line villa. The inside of the villa is gorgeous and exceptionally clean. The manager and owner are extremely accommodating and could provide us with anything that we wanted. The amazing and luxurious Monte Carlo and Monaco is only a few minutes away with Nice close as well. I will only stay at this villa. The owner is extremely professional, has exquisite taste, eloquent interior design, and a true french man.
