Great location and comfortable rooms

Rooms good having a park there great.

Coffee was not good

Clean, modern, comfortable, lovely foyer and bar/dining area. Particularly love that the hotel has retained the facade of the original building during the development and transition to a hotel. Bed was very comfortable. Full block out curtains so room was dark for sleeping. Air temp in room was easy to control and maintained the temp we wanted. Bathroom was slightly smaller than expected (King Room) and a little awkward to navigate around door - just something to keep in mind for those with mobility issues. Easy and quick access to restaurants and cafes, shopping in Richmond (which at only 1.4km away is easily walkable along a flat pathway). Also fantastic access to the CBD with the 48 and 75 trams taking you straight into Collins St (48) or down Flinders St (75). We didn't have breakfast so can't comment on this.

The facilities at the hotel were good. Reasonable quality restaurant and bar menu with good offers across the weekdays like $45 AUD for a two-course meal on Wednesdays. Pleasant reception staff. Quite a good vibe around sports events, big screens, and a quieter place where you could work if needed in the common areas. Washing facilities available in the hotel that worked ok ($5.20 AUD to wash and again to dry, so not expensive). Beautiful setting by the Yarra river. Ask for a room away from the main road (although it is not a very busy one) if you prefer less noise. Tram stops outside in both directions. Easy and quick access to the city. Fare was $1AUD while we were there, so great value. Wifi worked well.

The cleaning was not great in the rooms. I think the cleaning staff were overburdened, and while you were offered $10AUD per day not to have your room cleaned (to be green!) they didn't say upfront that the spending had to be in the hotel before you left. And it felt a way to save money. They ran out of powder for the small dishwashers in the apartments and we were told to use ordinary washing up liquid. We didn't, which was just as well as doing so 'broke' one in another apartment! When we arrived there was mildew on our bedroom windowsill and severe mildew on the curtains, and they had to clean before we could move in and change the curtains. So after 30 hours of travelling we had to hang around before we could unpack. Surprised and disappointed this had not been seen and dealt with in advance of our stay. It was sometimes hard to get a hot drink like coffee after 2030 when they cleaned the machine!
