The place looked well maintained with a lovely view if the lake.
The room was adapted for people with disabilities, thus made it very impractical for me.
There was nowhere to hang my jack or coat.
The bed was two pushed together with a gap.
The mattress was rock hard.
The pillows were thin and offered no support.
The basin in the bathroom was very small, with nowhere near by to put toiletries
7.0
The location and public seating areas inside and out
The bedroom whilst adequate for our needs lacked the forethought of layout regarding the hairdryer , no socket anywhere near the wall mirror which I found annoying

Rooms are very clean, bed and pillows are of high quality, room has all the mandatory amenities, staff is really nice and polite, food is of good quality and they have self checkin / checkout machines which are good investment considering some people are introvert.
Almost everything is perfect! I have stayed 3 times and will stay for forth time again considering the value of money.

Honestly, not a great deal. For the low price I wasn't expecting anything great but my god! To expect nothing and still be disappointed is quite the achievement.
Where to start, so first off, when trying to use the shower it wouldn't run hot, went and spoke to the girl on front desk and she came to have a look, went away and did 'something' came back turned the shower on, told us 'we had set it wrong' and immediately walked away. This was frustrating as I said that it runs hot for 30 seconds then goes cold and doesn't heat back up, she ran it for about 2 seconds said it was hot and no sooner had she walked out the door it was cold again but at this point she was no longer interested.
Then at about 2am there an almighty commotion outside the room, people screaming, hammering in doors, all sorts. Then at about 4am more commotion this time from the hotel staff going room to room trying to find someone. Again, more hammering on doors. It transpires one of the guests had a mental breakdown, hotel staff can't control things like that, but the way the handled searching for someone at 4 am was just insane, and then in the morning there was no 'sorry about the noise last night' or any acknowledgement at all, just a 'sooo, how was your stay? Did you have a good night?' At that point I wanted out.
But to summarise all of that on top of a dimly lit room with decor from the 60's and bedding that smelt like vinegar..... If someone was to ask me should they book that hotel, I'd tell them to find a box and a dark alley way, it'd cost less and be more comfortable.

Leaving !
really horrible stay at this hotel, was refused a simple scampi & chips on a sat night at 9pm as they were too busy ( had a large car function going on) first they said 40 minute wait which was fine, I accepted that i could see they were busy , then told they were too busy and could not serve me any food at all. I asked to see the manager , nobody came forward, have since complained, and was told they were going to serve me but i had left, Very amusing as I left as they told me they would not serve me any food , why should i stay < I told the bar person I was not happy & front desk woman, but they did not seem bothered - I was very unhappy with this as had been on the road since 5am...
I complained via booking.com twice and that was ignored totally, then by email asking for managers name that was a week ago so assume they are just not interested in customer service, A lady called Marina promised me to pass my complaint onto the manager but nothing ( and she said I arrived after 9pm when they closed - Lies🙄 ) , hey I only asked her THREE times for the managers name ... all in all horrible place, with staff with a dreadful attitude and they Lie ! - how sad is that AVOID

A beautiful hotel in a lovely area. The room was clean with a window which opened for fresh air. Quite a rarity in hotels today. The shower was huge, spotless and very new. We had a lovely view of the rowing lake from our window. Its also very pleasant for a walk all the way around. The bar has seating outside opposite the lake. The staff were pleasant and helpful. Parking is free. There is also another pub right next door with excellent food.
Breakfast was advertised in the room for £9.95 so we decided to eat in. However, it transpired that this is only the price if you book before you arrive. Very disappointed. The sound quality on the TV was very poor.

Nothing to dislike, if there was I wouldn’t stay there 3 time in 5 weeks!!

Lovely view In restaurant
Staff didn’t want to be there, breakfast was a rip off. No food for the “all you can” eat breakfast at £12, go next door to the Boathouse to save waisting your time.

From the minute I walked in I was looked after the girl on reception was amazing for a free up grade to a room with a bath . The lady behind the bar made sure all my needs where meet in every way possible. The manager of the hotel was so lovely and was happy to help at all times .
The lakes surrounding the hotel are beautiful plus can see a seal or 2 if ya lucky wnough
Bath could have been bigger but still no complaints

The car park was large and there were plenty of parking spaces available. The rooms were great. I booked the double executive rooms, which were a great size with separate sleeping and living areas. Amazing shower and nice to have a decent size bath, too. Tea and coffee and an espresso machine were available, which was great. Plenty of windows and the view of the lake is lovely. It was amazing to have full control of the heating in the room, and it was nice to turn it up and get the room toasty warm in the evening before bed. It was all super clean. Aside from a torn curtain, all the furnishings were in good condition. The. bar/restaurant area is large with lots of seating, and the conservatory space is really pretty. All of the staff were very nice (except the blonde receptionist), helpful and polite.
The restaurant next door (The Boathouse) is great with lovely decor, staff, food, and wine.
The check-in machine didn't work, so we went to the receptionist. I had booked 2 executive double rooms on the first floor over looking the lake. I was initially told by the receptionist that I only had one booking. I queried this, showing her the booking on the app, and she then found the second booking after a little huffing about different names (which you have to put in or you can't complete the booking), but she said they didn't have two executive rooms on the same floor. So one of us would be upstairs and one downstairs. I simply asked how that could be if you had found both of my bookings, and she became very loud, telling me you aren't guaranteed the same floor. I wasn't particularly happy as that is what I had booked and wanted to be close by my mum but instead I asked calmly and quietly 'what can you offer me instead of my original booking, as long as the rooms are on the same floor, any floor, forget the lake view and the executive rooms just give me what you have and you can refund any difference if necessary.' After another 5 minutes of beating the keyboard to within an inch of destruction, much huffing and eye rolling, attitude and drama from this receptionist who really was old enough to know better, we were finally given exactly what I had originally booked, just on the ground floor instead. I am still confused as to what all the fuss was about. For this member of staff, I would suggest a little retraining in the room booking system and a reminder that listening never hurts.
The executive room itself is great. The only negatives are personal preference really, my mattress was very hard, although my mum found hers comfy. I would gladly forfeit one of the large TVs in exchange for a mini fridge so I could put some milk in there. The french windows only open part way because the wood above the window frame is in the way. That's a shame because it would be nice to open them fully.
The breakfast was OK.

Location is fantastic, surrounding area is really nice.
Check in is automatic, very impersonal and no one around to say welcome, did you have a good journey and give the traveller a warm welcome.
All 2 or 3 staff (no identifying badge or type of identifying feature such as white shirt or blouse) in the bar area with their mates eating pizza, seemed a bit odd and off hand and unproffesional.
Room was freezing and hadnt been used for ages, rm 137 next to the car park entrance, clean and tidy and a very modern bathroom. Electric heater sitting right under the curtains, this is a fire hazard and must be resolved immediately, also the curtains need to be open when in the room meaning my privacy from the road was compromised, given the number of people walking past the room to the rowing club its not right - how many ground floor rooms have this same issue.
TV, very limited channels (bbc 1 & 2, itv and c4) am sure freeview can be added.
Is it 3 star? Stretching it tbh - I travel a lot and understand what value for money is.
Would I stay again? Unlikely.
Can it be improved? Yes with a little more attention to detail and that personal touch.
Fire safety must be signed off into for rooms with electric heating.

The woman on the desk, sorry didnt get her name, worked nye night and ny morning, was lovely and very helpful! Made us feel really welcome and happy to stay. The room was a standard room with everything you need for a night or few nights stay.
Free parking was great as well.
No bath, only shower in the room but as was only one night, didnt affect my stay.

good access to the city without being in the middle of it. went here on new years eve and was perfect in terms of close enough to enough festivities, far enough to get some good sleep. nice view of rowing lakes.
very little staff on shift, which meant the restaurant was closed in the evenings and little support if needed, also was locked out one night , with a bell to ring for assistance, and another resident answered the door instead of staff. if they were not there, we may have been left out all night

Great setting and views. Spacious room, clean, very comfortable bed. Big TV. Good WiFi. Decent restaurant and breakfast. Easy to check in and park. Extra pillows. Iron, board and hair dryer in room
Noisy corridors and banging self closing doors. No plugs near the bed.

The location is good. The bar area was cozy and comfy.
Our room was a bit scruffy. The bedside table on one side was missing and when u turned the light on for bathroom the extraction fan was so loud.

All is to a basic standard... needs updating
Loging you car in is essential.. i only booked the car in for 1 day.. but stayed 2 nights ..so got a parking fine £60.. this is easyly done as the system defaults to one day...

Great car park for larger vehicles, easy booking in system, comfortable room and lovely views to rowing lake, giving a nice place to take a stroll.
Seating in dining room is too low for the tables, need some cushions.
