The deck offers incredible views of deer, duck, geese, magnificent long range mountain views as well as a panoramic view of Pagosa Springs and the world famous Hot Springs. The deck is so close to the river that you could actually fish from the deck as well as enjoy the relaxing sounds of the river from the master bedroom window upstairs. New covered deck with sky lights & recessed lighting overlooking the river! I have appointed my townhome with many of the features that discriminating travelers expect in their lodging, such as a HD flat screen SMART TV with satellite stations, incredibly comfortable beds and two new king size beds or twin beds to greet you after your active day in the mountains, a fully equipped kitchen with everything you will need to grab a quick meal or, if you choose, prepare a gourmet meal to enjoy in the beautiful dining room. New carpet in the bedrooms and wood floors on the landings. Freshly painted and new decor. Riverdance is located within walking distance of Pagosa Springs where you can enjoy this delightful mountain village with its movie theater, fabulous food, a brand new nature hiking trail on the river and of course the world famous hot springs. In winter Pagosa Springs is world famous for its powder snow and you will find the world class Wolf Creek Ski area just a short 20 minute drive from your front door. We were so incredibly pleased with our stay at Riverdance! Beth has created a cozy, clean and inviting "home away from home". The condo was very clean, comfortable and well stocked. The location was perfect with easy access to the ski resort and close to downtown shopping/stores. Beth was responsive to questions and super nice. Very nice condo in a perfect location right on the San Juan River and walking distance to town and the Hot Springs. The property was nicely furnished and comfortable. It was also well stocked in the kitchen for all that you need to cook and plenty of amenities throughout the house. We had one problem while we were staying but Beth was super responsive and was over in under 20 minutes to address and resolve the concern. If you want to be close to town and on the river this is a great place.

This condo has all you need. Fireplace in mst was great in the winter. Kitchen was well prepared for cooked meals.
Living space is a little small but for a week ski focused trip we didn’t need anything more. Easy check in and close proximity to the town. We would rent again. Thank you Beth.

The driveway was a bit tight, I was driving my husbands truck, otherwise it was great. Located where it is made it easy to get around town. The view was beautiful. We didn't know where to go for dinner but Beth was easily available to recommend places.

My best friend and I stayed the weekend for my birthday to enjoy massages, hot springs and relaxation! This townhome is close to all of those amenities. The townhouse is super cute, clean and cozy! Beth the owner was very helpful with information and even greeted us upon our arrival. The fall is beautiful in PAG and I would absolutely come stay again in the winter months! Thank you Beth!

We thoroughly enjoyed our stay at River's Edge. Beth's place has a fully stocked kitchen which made it easy to prepare meals. The views from the patio and bedrooms are incredible and mesmerizing. The sound of the river outside the main bedroom is so soothing that it lulls you right to sleep. I highly recommend this condo for a relaxing and cozy stay in Pagosa Springs.

Beth’s place is everything plus that is in the description. She has everything you would ever need in a kitchen.
Listening to the river run by just outside the deck was so calming.
If I were to ever open a place to rent out I would contact Beth and have her lead me though the process of setting it up.

Awesome stay for a labor day weekend in Pagosa Springs. We loved the location right on the San Juan River. Very close to the hot springs and down town. Property manager was great!

We loved this townhouse, especially sitting and watching the river from the balcony. We loved watching the wildlife out by the river earlier in the morning and then in the evening. Had all the dishes we needed, blankets, pillows, towels, etc. Our kids enjoyed the ping pong table downstairs. Lovely place and great communication!

Riverdance always holds a very special place in our hearts. We visit Pagosa every summer, and if Riverdance is available during our visiting dates, we book it! Beth's home is clean and has every amenity. It's close to most everything we like to do (rafting, horseback riding, hiking, fishing), and listening to the river below us at night is THE BEST! Will always want to come back!

It's a home away from home... but for us, with better views. Everything you would need. Close to stores for what you don't have. Lot's to do in the area. Just sitting on the deck listening to the river was a nice treat. Very relaxing. Comfy beds and well-stocked kitchen was fabulous.

Riverdance is the most well-appointed and scenic condo we have ever stayed in. There was easy access to the San Juan River trail which led into the quaint town of Pagosa Springs. It was the perfect place to celebrate our anniversary.

My husband, daughter and I stayed her at the end of March, and found this unit beautifully appointed, spotlessly clean, and incredibly inviting. The kitchen is well stocked—best we’ve encountered in any rental—and is sits beside the San Juan River with a gorgeous view of the hot springs and snow capped mountains. It’s also an easy walk (and easier drive! 3-5 minutes) to the hot springs or to town. The owner was accessible and responsive by text, and the whole stay was seamless, easy, relaxing. We WILL definitely stay here again when next we visit the springs!!

Our 3rd stay in this building, first stay in Riverdance. We stay in Pagosa Springs and ski at Wolf Creek. Unit is as advertised. Great location. Great views. Right on the San Juan River. Very comfortable townhome. Garage parking. Well equipped kitchen. Lacked nothing. Included dish and laundry detergent, ample spices in cupboard, coffee filters, ample towels and paper products.
Host was very easy to communicate with and very accommodating.
Will seek out this unit again for future stays in Pagosa Springs.

Very clean, cozy, comfortable. Nice furniture and well-stocked kitchen. Beds very comfortable. The whole place overall is very thoughtfully done. Nice views of the Springs and town. We love that you can hear the river in the main bedroom even with windows closed. Communication with Beth was great. Wonderful location and we hope to be back soon.

I am so grateful to have found Beth’s home for our first visit to Pagosa Springs. It was perfectly located—convenient to Wolf Creek, the springs, restaurants, ski rentals, and grocery stores. The house had everything we needed for a comfortable and relaxing stay after a long day on the slopes. I enjoyed listening to the river flowing below the porch. The fireplace in the living room and master bedroom helped warm us up. Loved having a garage, too. Beth was very helpful and responsive with my questions. We will definitely be back.

Everything about our stay at Beth's home was fabulous!
Location - The townhome is right on the river and looks over the river to the natural open space that is behind the Hot Springs Resort. It was a dream to look out everyday from the primary bedroom and family room to horse drawn sleigh rides, the walking trails, sled hill in the distance and of course the beautiful river. Having such a beautiful view made us so happy! In the winter I wouldn't say the home is walking distance to town but in the summer I would assume it is about a 15 minute walk.
Townhome - It is a 3 level townhome - 1st floor -HEATED garage / game hang out room on the bottom (one long room; 2nd floor Kitchen, family room and dining room; 3rd floor - primary and guest bedroom both with full bathrooms and walk in closets. Every room / area was spacious and made you feel like you really could unwind and relax. Plenty of storage for your belongings and to store your luggage.
Beth, our host, was absolutely fabulous!! We communicated with her a few times before our stay to switch dates and ask for recommendations and she always got back to us quickly and had excellent advice! I believe she has two more townhomes in the building so that might be an excellent option for someone looking to rent a few homes. She is what I would call a Super Host on VRBO! Thank you Beth!! We can't wait to return someday soon!

The location of this condo was very convenient and we enjoyed being on the river. The back deck was very private from the neighbors which we appreciated. The condo was very well appointed with many basics available (ie salt and pepper, trash bags, many towels), and it was very clean. We would definitely stay here in the future.

First of all, Beth is great and very attentive to her guests! Words cannot describe how beautiful the view is from the balcony, the house is well taken care of and comfortable! It met our needs and above. Some of the wildlife seen from our balcony included: deer, ducks, geese, a fox, and eagle or large hawk!! Only minutes from downtown pagosa too! You can actually see the mother spring thermal pool from the balcony!! We enjoyed a different game every night while enjoying the warm fire!

This is a great house! We’ve stayed in many vacation rentals and this is one of the best. Lots of thoughtful amenities, a well equipped kitchen, a great deck with comfortable chairs overlooking the river, and a great location. The townhome is close enough to town to walk, but still very secluded. The garage was very handy and I can imagine how great it would be in winter. The town house is well laid out. There were only 2 of us, but for a larger group, there would be enough space to have “space” should you wish.
There are many great hikes in the area. There are also lots of good eateries. Beth gave us suggestions for both. I think we only scratched the surface of this area. We anticipate returning next fall.

Everything was first class. We have stayed in many VRBOs over the years and this was by far the best. It is well decorated, the views are fantastic, it is furnished with every appliance and convenance you would want. It is obvious Beth pays attention to the small details, no need to buy soap, shampoo, shaving cream, lotion, etc. The kitchen had everything we would need. The beds are comfortable for a great nights sleep. Check in and check out was easy. The area is beautiful and Riverdance is within easy walking distance of downtown. If you are staying in the Pagosa Springs area this is the place for you!
