Can't think of a better place than this unit in Xaman-Ha. Property is very close to everything in Playa, while also in a gated neighborhood with 24/7 security and the feeling of being somewhat secluded. Property owners were very responsive. We had a mishap on our end getting into the condo at 9pm on Friday and they answered the phone and got us corrected and in the unit. Condo is right on the beach with a private pool that overlooks the sand. The only negatives we encountered were: 1-the seaweed. However, this is not a problem of the condo. It's a problem in the whole Riviera Maya. And the condo association did a great job of cleaning a good portion of it up every morning. We still enjoyed the sand and the beach in the areas that were fairly cleaned up. It should be noted that many public beaches are closed due to seaweed, so the fact that this beach was usable was fortunate. 2 - The swim up bar attendant was not very friendly and had more than just our group on edge. While there, we spoke with 2 other parties that had unpleasant interactions with Robin, the swim up bartender/cook. We understand he's been there a long time but from the first minute it was like walking on egg shells while he was there and even when ordering from him, it was just like we were an inconvenience that we were there swimming in "his" pool. Nothing that would cause us to not return, but we did only order lunch and drinks from him the first of 6 days we were there. We made other arrangements for drinks and lunch after day 1. If you're looking for a place to stay in Playa, don't hesitate to stay here. We'll definitely look to book here again in the future.

Our group of four just returned from Playa Del Carmen. This was my ninth trip to Mexico and first time using a VRBO. Since we were a group of four, I thought we could use the extra space of a condo on this trip. Boy was that a mistake. During our five day stay, we lost power in the condo SIX TIMES. Sometimes the outage lasted for a few minutes, other times several hours (no A/C). The loss of power also resulted in a loss of running water for a combined 20+ hours. Imagine not being able to shower, flush toilets or use laundry facilities while on vacation.....not fun. No frozen drinks available at the pool bar either since it also had no power during part of the stay. It was so bad that the couple in the unit next to us gave up and booked a hotel room and left the condo building altogether. We should have done the same. These constant issues caused major disappointment in our vacation experience and I expressed my concerns to the owners. While they were initially helpful, they stopped communicating when I requested a partial refund of one night's stay as compensation for all the issues. I DO NOT THINK it is unreasonable to expect electricity and running water during your vacation at over $350 per night. I feel taken advantage of and treated unfairly. I would not stay here again under any circumstances. If things go wrong, you will NOT be compensated. Never again. Tons of seaweed on the beach and absent front desk staff as well. I do not recommend this property.

Elva and Bob have a masterful understanding of the property and the surrounding neighborhood. They were extremely attentive and helpful, but also not at all overbearing. They helped us arrange for traditional Mexican meal served in our unit by the wonderful Ms. Rosie. They helped us secure groceries for the unit ahead of our arrival. All in all, they were truly wonderful. The property itself was fantastic. We've stayed in several other properties in Mexico where the unit has a sewer smell...or a mold smell...or just a smell. Not this place! Everything was sparkling clean and kept that way. The condo was newly updated. The shower had good water pressure and was HOT. The pool was convenient (even for very little kids) and the pool's swim-up bar was a hit for kids and adults alike. The property is perfectly located - close enough to Centro that any of it is walkable. But far enough away where the property was quiet and felt very, very safe. This condo deserves every one of its five stars. The location in Playa del Carmen couldn't be better. Short walk to town, but in a gated community that gives you a lot more privacy. The condo is so close to the ocean you can hear the waves all night. The pool is perfect and right on the beach - it's the best of all worlds.

Nothing but the best to say about this property, very clean, excellent location, very responsive and friendly owner, great tips to enjoy the vacation, etc. etc.. Also, right above the water and pool it seemed. The best was the veautiful view of the sunrise over the ocean right from the bed in the master bedrom without having to even move. We'll be back for sure.

Our family of five, including three grade school age kids, had a terrific week staying here. We chose this condo complex because if was on the beach and also offered a pool, as well as being close to 5th Ave, yet not directly in it. The location is great being just a 3-5 minute walk to 5th avenue yet also quiet. The space was very nice and provided more than enough room. The master is spacious and has a stunning view that pics don't quiet do justice. It was spotless and we enjoyed the every-other-day maid service. Terrific view off the balcony - we were there during new year's eve and the view of the fireworks were excellent. Large and spacious living area with vaulted ceiling. New and modern kitchen appliances yet still maintains an authentic mexican feel. We felt safe there the entire time (the condo sits within playacar which is a gated community). We also happened to meet the owners while there (they own a second condo) - they were both lovely and enjoyable to talk to . Highly recommended!!! Would return!

We stayed in condo 7201 and it is a 3 bedroom. Truly wonderful condo with all the amenities including fresh coffee everyday. There was also spices and loads of other stuff in the condo like Bluetooth sreteo and WiFi . The playing cards were a nice touch as well. We like to cook and had more than enough utensils and pots to cook with .The lady who cleaned our condo every second day was immaculate..wonderful job! We will definitely stay in this condo again.The beach was perfect as well ..no seaweed. And of course we were entertained by Robin with his humor, delicious food and drinks ..If you are looking for an awesome place to stay Xaman Ha is wonderful in every way

This was an amazing condo just on the edge of the main part of Playa del Carmen. Great rooms, wonderful AC, big beautiful well-stocked kitchen, cozy balcony to enjoy in the mornings, and nice bathrooms! The master and 2nd bedroom were particularly spectacular - huge rooms with couches in them too, king size bed in the master and two queen beds in the 2nd bedroom which was great for our couple friends and their toddler, huge fantastic bathrooms, and everything was super clean, with high quality materials like marble. The third bedroom is significantly smaller so I would say this is a good place for families, not so much 3 couples, as one couple would not feel like it was fair to stay in the 3rd bedroom.The pool was very nice, with great shallow areas for toddlers or babies, and a swim up bar for grown ups. The condo was literally 5 minute walk from a great part of Playa with tons of fun restaurants, shops, and the ferry to Cozumel.Unfortunately, the sea algae was really bad while we were there, the smell and the amount of seaweed on the beach made it difficult to enjoy the beach. Also, this condo does not have chairs or a large beach in front of it, although you can easily go next door to the 5 star resort's beach which is large, and they cleaned the algae from the beach there. On our last night, the AC in the master bedroom stopped working, and they could not get someone out until the next morning. It was fortunate we were only 2 couples, so we stayed in the 3rd bedroom. Elva was so great about the AC problem and gave us 1 night free because of the inconvenience. Definitely would recommend this place, it was fantastic for us!

Everything was wonderful, except the beach was badly eroded with large deposits of seaweed. Obviously no fault of the property owners or managers, but videos/pics of current beach conditions and price according to those results would help. Wonderful property that unfortunately has been subjected to Mother Nature.

Great condo w an amazing sunrise every morning. Location is approx one block from the end of 5th Ave, near the ferry to cozumel but situated in a quiet area. While we’ve been to PDC 7 times prior our friends had not and were of course concerned about Mexico being safe - we saw several grounds security guards and felt 100% safe. Location is directly on the beach but with little beachfront. Seaweed was really bad the couple of days we were there but the pool was amazing and our kids loved it as well as the happy hour and swim up bar for the adults. We rented a car so it a quick trip a few blocks to Wal Mart to get supplies with easy access out to the main road to visit Ackumal, local Cenotes and Tulum. A local food village is a few blocks across the street that our guys loved visiting for an authentic taste. The condo had everything we needed (except a cutting board) toncook breakfast and make drinks. We had a fabulous time and our friends loved their first trip to PDC.

This was the best condo we have stayed in at Xaman Ha so far. The view is lovely, but even more important to us was that the beds were very comfortable-esp comparing them to most beds in Mexico, which are rock hard. The condo was also equipped with everything you could possibly need while in another home-even had salt and pepper, other spices, dish soap, hand soap, dishwasher detergent, and laudry detergent. Most places make you bring your own, so this was an added bonus. The condo is also decorated very nicely, and the vanity area in every bedroom was an added plus. The owners were awesome to work with, as I had many questions before our trip and a couple more once we got there. The use of "Alexa" in the condo was also fun. We loved playing song quiz and movie quiz on it. I will mention that Xaman Ha condos are the best location to stay in Playa del Carmen. It is right off the end of 5th ave shopping, dining and bar area, so it makes it easy to walk there for dinner and drinks, yet it is still quiet. Best of both worlds! The pool is great with a fun bartender who makes the best guacamole! We would definately stay in this condo again. Thank you for a wonderful spring break trip with the family!

The condo was beautiful, and had every amenity to make you feel at home. It was in a perfect location ( Playacar phase 1) so you were close to all the shopping and restaurants you needed, yet secluded enough to have peace and relaxation. We walked every day to 5th Ave.- a short 5 minute walk. We even ventured to Walmart for groceries which wasn't far at all (15 minute walk). The mastor bathroom shower was incredible with a rainhead shower. Lots of hot water. The pictures don't show how beautiful the condo really is. Loved everything from the location to the beautiful grounds and pool area. The ocean views were incredible. You were a short walk to the ferry to Cozumel as well. We will absolutely come back to this condo. Thank you so much for sharing your piece of paradise. Highly recommend staying here. Ps. Thanks for having spices and everyday essentials to cook - though you'll want to experience the amazing food in Playa. The coffee was a thoutful touch. We really appreciated being able to make a coffee before having to shop at a grocery store. Thanks again! Can't wait to come back - and wouldn't hesitate to come here.

We loved this condo and our trip! The view was great from the condo itself, the pool or the beach, all of the water was warm and everything you need is close. If you need a taxi, those are cheap as well. We brought 2 young kids and they had a great time as well. I especially loved that there were 5 gallon jugs of water for us to drink.

There are 100's of condos available to rent in Playa del Carmen, but after searching through many and actually being in a good number of them (friends in the area) on our recent vacation, I highly recommend that you stop your search and book this one. The unit is clean, well constructed and well maintained. The view out the balcony and master bedroom are amazing. We won't soon forget sleeping with the sea breeze and the sound of the waves. We had zero problems with anything the entire time we were there. Not a small detail, the owner is excellent to deal with. It's also an excellent location with a great beach right in front. The pool is clean and well maintained. The complex is a short walk to la quinta avenida, where you'll find everything from schlocky tourist shops to very fine restaurants and shops. It's an excellent place for a family vacation or romantic get-away. I'm not big on tourist places and I reluctantly agreed to Playa del Carmen because my wife and kids really wanted to go there. It really is a fine place to vacation and this is beyond excellent lodging while you're there. Now that I've been, I have to say that if you travel to this part of Mexico, you absolutely have to go to the Xplor adventure park. It's unbelievable and your trip will be significantly enhanced by a day spent there.

Condo is better than the photos. Lots of space for our family of six. Kitchen is well stocked, comfortable beds and awesome views of the ocean. Would return here in a heartbeat!

We spent a week here with our kids (2yo and 4yo) as well as both sets of grandparents. The condo is in such a great location - quick walk to the Cozumel ferry and 5th Ave. Our kids were a little young for much of the adventure activities of the area but the pool and ocean just steps away provided hours of endless entertainment. The pool appeals to the adults (swim-up bar) and the kids (shallow play areas in both sides) so its a win-win. The beach is advertised as private however most days the majority of the people on it were not wearing condo bracelets. On the downside, the washer/dryer wasn't functioning and the toilets seemed hit-or-miss on flushing during our stay so that made the stay a little less convenient. There is food advertised at this condo but do not count on being able to order any. We were able to get guacamole one day and then the rest they said either their grill wasn't working or they couldn't do it. There are plenty of places to grab a bite and Walmart is a close taxi ride so just plan accordingly. All-in-all this condo is beautiful, clean, includes maid service and you can't beat the location. I am recommending it to friends as we speak!

we all agreed the Condo was excellent. My brother in law lives in Playa del Carmen and he was quite impressed with the property. My brother is looking into renting again next year. Dan Sullivan

This is a beautiful condo perfectly located just blocks from all the beach, pools, shopping and dining anyone could ask for. A short ferry ride from Cozumel is another bonus we enjoyed.
