If you need any luggage storage service or reception service directly, not recommend this one.

Clean. Room is good for a family with kids only.

Future guests must aware 1. This is a small apartment with six rooms only, and this is NOT a hotel. There is a reception but no one is there to manage, all communicated by message via booking.com. 2. It states that they have luggage storage service, however this is not a properly luggage storage. When we contacted the property manager about the luggage storage, we were informed to put the luggages and bags at the ground floor behind the reception which is an open area. Also they clearly stated that they are a manless facility/hotel in the message, they are not able to store the bags or luggages for us in the rooms. They do not take any responsibility for our own belongings when left it there. 3. Not a great choice for 4 or 5 adults, since there is only a single shower / toilet only. 4. Not a proper hotel standard room service, as there is no bottle water provided, no tea bags or coffee in the hotel room, and had to go to the common area for these services. 5. No towel change service provided. If you wanted to change towels, there was a additional charge for the towels and bed sheets.

Superb

The location - only 4 min walk from Ueno Station! The staff was very friendly and helpful. We enjoyed the free drinks offered downstairs.

We would have liked to see a laundry facility offered on site.

Exceptional

We liked the cleanliness, the comfortable mattress x 1 and super comfy Japanese futon x 1 and pillows. My teenage sons loved the WiFi speed! A small bedroom but has everything you need for a short stay. It was a last minute booking from Haneda airport. The place was quite easy to find (55 min from Haneda on a sunday 10pm), only a short walking distance from Ueno station (JR pass). My sons asked me to book here if we go back to Tokyo. Excellent value for money.

The instructions to get in the property were sent though the app but I didn't have internet on my overseas phone; but thankfully a staff member helped me when answering a call I made with passer-by's mobile around 11pm.

It was excellent.

Spacious room excellent for family with childrens!

First time i have been charge by a hotel for a "Cleaning fee" which cost 8000Jpy, almost more than the price for the room itself.

Location - 15mins walk from Ueno Station. Nice room but do note that it does get a lil'squeezy for 4pax with 4 big luggage opened. Easy self check-in with info given thru Booking.com messages.

It would have been a nice welcome gesture if complimentary bottled water as well as coffee/tea sachets were given even if it's just for the check-in day, since there's no daily room cleaning ( chargeable ). Only the kettle and fridge are in the room, everything else is in the common kitchen outside. Thru'out our stay we used bowls as drinking mugs, apparently guests from another room had taken the mugs for their personal use. It'll be nice too to be provided with more than just toothbrush set for bathroom amenities.

Nice hotel and service, recommended!!!

Very great hotel and location. The staff’s so kind and supportive. Not too far from JR station and Keisei. Ueno has everything that you need in Japan. Very easy to take the Skyliner from airport and back. The surprise thing is the Christmas gift in front of the door ❤️, our family really love it. Thank you so much.

location ok, from subway to hotel with elevator.

I personally think it is not fit for 3+ traveller. provided one toilet, one bathroom and one room for wash hand. need to wait for bath

Good Location ,near ueno station,near takaya building.Staff is kindness and very helpful.The room is very wide more than other hotel near by station.

there are separated shower, toilet and sink. As a family traveler, it is very convenient and plus the room is large enough for three people.

The bank beds were made of metal and each time my son moved, the bed made metal noise. the beds were very uncomfortable. One of the trash can was full of garbage from the previous occupants and some hair which didn’t belong to us…. I started wondering that the room had been cleaned.

270% (6,000 yen) Cleaning fee was charged without letting me know beforehand

There was a cleaning fee of 6,000 yen(270%) and the actual cost of the room was 2,225 yen. The cleaning fee did not show in the total amount at the time of booking. So I was really shocked to see a total of 8,225 yen was deducted from my account at the time of payment.
