The location is absolutely spectacular and makes up for everything that wasn’t ideal about the apartment itself. There is a market around the corner, the colosseum is a stones throw from the apartment and there are some great cafe and restaurants (a tiny one about a block away was my best meal in Italy).
There was still trash left over from the previous guests; the soap in the bathroom was some kind of men’s shower gel (probably from a previous guest), the beds and pillows were so lumpy I have no idea how we slept (we did), and the photos showed the second room with two twins and they are in fact a double bed which wasn’t ideal for two big teenaged boys so one slept in the living room. The apartment itself could probably be updated beautifully for not a lot of money (with actual sets of dishes, a tea kettle that didn’t have an inch of dried minerals at the bottom, new bedding and mattresses etc), but in the end it was fine. If it weren’t for the exquisitely perfect location, you probably wouldn’t stay here but none of it ruined our stay.

Good location, close to the Colosseum.
Apartment is basic and a bit old.

Host met us at the time we arrived at the property and handed over the keys (and a spare too, which was very helpful). Apartment was much bigger and lighter than we expected with plenty of space for a group of 5. Great kitchen and two bathrooms made it much easier to get ready. Colloseum view from the bedroom, location could not be better!
It can get noisy on weekends as it is close to a few entertainment venues. Pillows could do for a changeover.
I wish cleaning fees were included in the accommodation fees rather than included in the confirmation email after the booking is already made and paid.

We had arrived a couple of hours earlier than regular check-in time. The property manager met with us 1 hour before the regular check-in time. The location is excellent. We had some lunch at one of the restaurants downstairs while waiting.
Only one set of keys were available. Water heater had problems. We had to boil water one night when we got back late for bath. Later on we learned how to reset the water heater from the apartment manager. We had to reset it several times during the rest of the stay. No elevator for the apartment. We were going to a cruise after the stay so lugging large suitcases to the apartment took some doing.

apartment is very spacious, beds are really comfy. facilities are great. however lots of steps to top apartment which was hard work with a suitcase. overall would definitely return here as we loved it!!

location location location was the highlight of this apartment. Right next to the Colesseum, restaurants, Metro and supermarkets
The hot water system did not work the first morning so needed to contact owner to fix. Only two spoons to eat breakfast when there were four people. No yea towels to wipe up dishes. and the second bathroom is really only a toilet as way too small to shower in

Location!
The bad smell in the bathroom, pillows and mattress ( not comfortable at all)

The best location - very closed to any sightseeing and perfect for the walking trip. 2 bedrooms and guest room , 2 bathrooms .

Roomy and stylish apartment near the Colosseo, we had a great time there. Pretty solid and quiet place.
Two bathrooms, very convenient if you travel with friends. Tiny balcony with a small piece of Colosseo visible :-)
Not a modern kitchen, lacks some essential stuff like toilet paper and napkins. Not a huge deal but you have to buy it if you stay more than one or two days here. Everything else was perfect.

the location is perfect. very spacious and comfortable

The amount of stairs to the apartment. Would not stay there again because of that reason.
Although it is very easy to get to the apartment from the Metro. the directions and Google are hopeless. We got lost and did not appreciate being told to "hurry up" by the person waiting with the keys. The cleaners were still there cleaning so we needed to leave once we took possession (after 4pm).

Location, decor, spacious, comfortable, good facilities
The welcomer Andrew text me when I left the airport to say he could let us drop our bags off earlier and to leave again as the cleaners had to finish the apartment. We were assured that the apartment would be cleaned by 2PM, on our return this was not the case. We had been travelling for a full day previous to this so wanted to sleep. The cleaners didn't arrive until approx. 4PM - we could here them making gagging noises from something in the bathroom - this is not what I wanted to hear when we were staying in the apartment for 4 nights. On Thursday, the cleaners came back when we weren't to leave until the next day and treated us in an angry tone. Poor organisation.

Excellent place for family stay, extremly large area. Otantic and nostalgic. Fantastic location in the heart of oldest Roman City. Thanks a lot Signor Luca.

Beautiful apartment in a fabulous location. Spacious rooms, kitchen well equipped. Stunning views of the Colosseum. Right in the heart of Rome, surrounded by monuments, bars, restaurants and brilliant for public transport. Don't stay here if you want peace and quiet - it's very central and therefore quite noisy!
We had a great stay. The only negative was the beds - the mattresses and pillows were old; the pillows were lumpy and you could feel all the springs in the mattresses. Apart from that, it was brilliant.

Location was excellent. Central to everything including metro station to get around.
A house party upstairs on the Saturday night was extremely loud and went on till 2am. There was no-one to contact to get the music turned down.

The owner was at the property waiting on us. He tells us about the local amenities and where to get items.
Didn't like the 4 flights of stairs to get to the apartment.

This place is a gem ... The style, the light, the view from a bedroom and living room of the Coliseum,, the big living area, the heaps of storage space and power points, two bathrooms, well equipped kitchen, comfortable couches - we loved our stay.it even has a washing machine and huge drying rack. The apartment is huge and light filled. Unlike previous reviewers we found all three beds more than comfortable and all lighting was functional. The owner was helpful and efficient. We will book here again.
The water temp in the shower was warm but not hot. But not a big problem. Warm enough.

The location of the apartment is perfect - so close to the Colloseum! It's a really good size for a family of 4 - two bedrooms plus a sofa bed in the lounge. The owner and the person who welcomed us were helpful and friendly and we really appreciated the complementary wine and watermelon on arrival.
The apartment could do with a bit of maintenance - e.g. loose door handles, slightly broken shower heads, a flickering light in the kitchen. However, these were all minor things and we had a wonderful stay.
