About this house rental

Welcome to our 4 bedroom, 4.5 bathroom custom home located in the prestigious Highlands neighborhood. This home is ideal for large groups of family and friends and comfortably sleeps 12 guests. The house is just a 10 minute drive from Main Street and the gondola and 5 minutes away from the Breckenridge Golf Club and Nordic Center. The home provides all of the luxurious comforts of a mountain retreat while being in close proximity to the year round activities that makes Breckenridge epic! The Space: This four bedroom home is spacious, luxurious, and comfortable. The kitchen, dining room, and living room share an open concept on the main floor. The kitchen is fully equipped with everything needed to prepare a meal at home. There is a large island with 5 bar stool seats, plenty of counter space to prepare a meal, and stainless steel appliances. The dining table has 6 seats and the living room has comfortable furniture, a large flat screen TV, and a gas fireplace. The living room and kitchen have access to the patio, which has a gas grill, outdoor furniture and wonderful views. The house has a total of four bedrooms. There is one bedroom upstairs and it has a king bed, private patio, mounted TV, and en suite bathroom with a bathtub and walk-in shower. The remaining three bedrooms are downstairs. Two lower level bedrooms have queen beds and en suite bathrooms with a shower/tub. Access to the hot tub is through one of these guest bedrooms. The last bedroom has two twin beds. The lower level features a family room that has a mounted TV, gas fireplace, Foosball table, and two sets of full over full bunk beds. The outdoor entertainment space is a wonderful feature of the house. There is a hot tub and a fire pit with plenty of space for groups to enjoy the outdoors. There is a laundry room and two car garage that guests can use during their stay. Please note, guests can park in the garage and driveway, but there is absolutely no street parking allowed. Please note that like most homes in Breckenridge, we do not have A/C. Breckenridge STR License Number: 468030001 Guest Access: Guests will have access to the entire home and 2 car garage. Guests will receive detailed check-in instructions a few days before their arrival through the booking platforms app or email. Interaction with Guests: We are off site but available when needed. Please contact us through the app or platform for quickest response! The Neighborhood: The house is located in the Highlands, which is centered around Peak 7. The area boasts many activities that are unique and great for venturing out of the house! Broken Compass, one of the best breweries in the state of Colorado, is a quick drive from the house. Broken Compass offers complimentary shuttle service to and from the house starting at 11am every day! This listing is also a short drive from Breckenridge Distillery, an award-winning and stylish new restaurant offering modern American cuisine with altitude. You'll also be a short drive away from the Breckenridge Recreation Center, home to the Summit Plummit water slide, coed sauna, indoor rock-climbing wall, an indoor track, and tons more in the newly renovated 88,000 sq ft space. Lastly, the neighborhood features the 27 hole Breckenridge Golf Club. All three nine hole courses are Jack Nicklaus Signature courses. Playing at 9300+ feet in elevation, each nine offers a mountain golf experience with panoramic views of the snowcapped Colorado Rockies that can be seen on every hole! Getting Around: Downtown Breckenridge and the Breck Gondola parking lot are approximately 5.5 miles from the house. The Summit Stage (free bus to Breckenridge, Frisco, Dillon, and Copper Mountain) bus stop is located at the entrance of the subdivision, approximately 2 miles from the house. Also, the Airport Road Parking Lot (approximately 4 miles from the house) has a free shuttle to the Breck Gondola. Uber/Lyft are also available. Other Things to Note: Please note that the tub is serviced between guests. Sometimes the tub is just chemically treated, but sometimes it has to be drained and refilled. Because of this, please note that the tub may be cold on your arrival and may not be hot on the first night of your stay. As such, if you wish to use it, please ensure you turn it on and turn up the temperature when you arrive. Be sure to keep the cover closed at all times when the tub is not in use! Please note that the fire pit is seasonal and not available from Nov until May. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. Interaction with Guests: We are offsite but available when needed. Please message us through the app or booking platform for the quickest response. House Rules: • No smoking • Pets are not allowed • No parties or events • Check-in is anytime after 4PM • 50% of payment is due upfront and the rest of the payment is due (14) days before arrival. • Booking Fee: We charge an additional, non-refundable fee of 2% of the total payment to cover the cost of booking processing. • The credit card holder must provide a picture of the back and front of their ID via a secure and encrypted portal upon confirmation for fraud protection. • Please promptly respond to any inquiries or requests for additional information to ensure the confirmation of your booking; failure to respond in a sufficient manner may lead to cancellation of the reservation.

Our trip over the New Year's Weekend was made especially nice staying at this lovely property for our family. We thought that we were going to be on the slopes more than what we were but due to altitude sickness, 1/2 the group spent a lot of time staying at the house. Having such a nice house with many bedrooms and bathrooms worked out great for recovery and isolation while the family room, kitchen and jacuzzi worked out nicely for social gatherings. The jacuzzi gets special recognition because it fits a nice size group and stays hot (105) the entire time even after long use in cold temps outside. It was nice that separate towels were made available and not just the bath towels. We had many different age groups of family from different parts of the country and everyone was able to gather and enjoy the many comforts of this mountain retreat. The kitchen lacked basic cooking utensils such as serving spoons or wooden spoons for stirring things on the stove as had been note in previous reviews so we ended up purchasing some and leaving them for future guests. The stove takes a long time to ignite so a lot of fumes are emitted waiting for it to finally ignite. It's disappointing that the community doesn't have adequate recycling options but these are all minor complaints that but in the big scheme of the whole experience are very minor. It is a beautiful property and would recommend it to anyone.

The house itself is 5 stars and there was always a quick response from the management. My reservations on this property are that we had to fill out extra forms (including photos of DL front and back) before we could check in and never saw anything requesting this to be done until we contacted the management on the day of check in where they wouldn’t provide details on the check in until the form was completed. The finishes were way below the quality of the property. From the toilet paper to the beds/bedding things felt very cheap. The layout of beds struck me as odd. One basement bedroom had two twin size beds and the other two had one queen each with two queens placed in the den. It just felt like an odd use of the downstairs space. The kitchen lacked some of the basics that other properties have such as a spatula that wasn’t broken, a rubber spatula, cookie sheets, measuring cups, etc. Additionally, two of the four burners on the stove were malfunctioning. Lastly, the dryer broke while we were there and one of the locks on an exterior door didn’t work. With a house of 10 people on the go, including young ones, this was a real challenge. It wasn’t anyone’s fault but nonetheless we had to reuse towels and clothes that were dirty with no remedy offered, just requests for photos and more information.

Property was a great space for a family reunion. The house is located in a quiet neighborhood. The open plan made it a great venue for gathering, playing games and hanging out together.

We are very fortunate to have had many wonderful family (age range 14--79) vacations together, but this was definitely one of the best. We went horseback riding, river rafting, ATV riding, and hiking--but mainly we just enjoyed the cool weather and being together in this beautiful house. The hosts were very responsive to our needs, and the house suited us perfectly--right down to foosball to keep everyone entertained, especially the competitive ones! Thanks a lot!

House sleeps 8 in 4 bedrooms. Not 12 comfortably. There is no "two sets of full over full bunk beds", instead there is a queen bed in a king frame oddly placed in the middle of the living room. Once you book don't expect to talk to a live person, neither VRBO nor the property manager will speak to you, they text or email only
