We have planned this family trip for over a year and we were not disappointed! The property was perfect for our needs. Walk town and the hot springs and a short drive to skiing at Wolf Creek to rhe north and Durango to the west. The only negative i can say is that the hot water tank was not big enough. One shower would drain the hot water and the next person would have to wait for the hot water to refill, or take a cold shower. Otherwise we had no complaints or complications!

Every year we are part of a balloon team for a friend and we have rented this property before. We always enjoy the back yard and the proximity to restaurants and shopping. A big thanks to Robert for letting us in the property a few hours early so we could make our tee time out at the Pagosa Springs golf course. Our whole balloon crew and their families enjoyed Saturday afternoon by the river and a cookout we put on for them. It was a great weekend with friends and family.

We were there for my son's wedding and for the first time in my VRBO experience, the home was even nicer and bigger then the pictures made it look. Very nicely furnished, comfortable beds, great layout for large groups, easy walk to anywhere in town, etc. The Host Robert was very responsive and quick to reply to questions. We've stayed at vacation rentals many times in Pagosa and this was by far my favorite. You absolutely cannot beat the location and having access to the river right on the property on a 95 degree day was fantastic. The wrap around porch and large yard was perfect for the dogs. The house was extremely clean and the kitchen was well stocked with all the items necessary to do a lot of cooking for a crowd. The extra refrigerator definitely came in handy as well. The beds were comfy and the water pressure in the showers was great! It was definitely hotter than average when we were there in mid July, however, if you open the windows in the morning and let the cool air in and then close everything up, it stays cool for the rest of the day with the fans. We didn't even get around to using any of the entertainment equipment until the last night before check-out but the TV and surround sound were top notch. Love this house and hope we can stay here again soon!

Yes, this house is ideally located, but it also has everything you could possibly want in the way of amenities. Cool quiet evenings right on the river. Walking distance to restaurants, shopping and bars. Our grandkids spent all weekend with us here and tubing instead of the house their parents rented ;0) Each of the three mainfloor bedrooms has its own bathroom! The kitchen has an abundance of pots, pans, cookie sheets, pitchers and bowls. You will want for nothing there. Two large refrigerators saved the day for a large family dinner in the yard. Exhausted guests can watch any of three flatscreen TVs. We found the wrap around porch to be an ideal place to have coffee or cocktails and watch the deer meander down by the river. Book now! You won't be disappointed.

This property was perfect for our 2 families - 4 adults, 4 children, ages 5-12. Everyone had their own beds, and the upstairs was perfect for the kids! Backyard and river access were great. Lots of wildlife (deer, chipmunks, birds) to see and enjoy. Firepit was great for smores and hanging out in the evening. Location in town was great and we could walk and explore easily. Kitchen was very well stocked with pretty much any equipment or utensil you could need. If we visit Pagosa again, would definitely stay here again!

This property was perfect for our large group! We ended up with 4 kids and 4 adults going. The upstairs was perfect and roomy for all the kids, and the third bedroom has a small sitting room that was perfect for my mom to have her own space to read. The huge back yard was perfect for crazy kids to run off steam or the whole family to relax around the fire pit. The River makes a peaceful atmosphere that makes your forget you’re within walking distance of so many shops, restaurants, and a really nice park for the kids. 10/10 will book again soon for next year!

We had a group of 12 for this stay, 6 adults and 6 kids. The house was perfect for our needs. The kids had their own space upstairs and all the couples had a nice room and their own bathroom. The kitchen was well stocked and there was plenty of seating for all. The location was so convenient, we were able to walk to dinner every night, as well as to the hot springs. We would all love to visit again in the summer to enjoy the backyard!

This house was exactly as described. Very clean, easy check in, great location and stocked with so many basic necessities . Accommodated 11 adults, lots of room to spread out. Beds are comfortable and plenty of bedding and towels for a large group. Would definitely stay again.

This is a great house for a large group who enjoys cooking. Everything was clean when we arrived. The kitchen is very well stocked, but a bit disorganized. Everything that we needed was there, we just had to search. The grill worked great and the second refrigerator came in handy for overflow food. The back yard is huge and I especially enjoyed lounging by the river. Other family members launched tubes right from the back yard. The yard is not completely fenced, so neighborhood dogs stopped by to visit. To get to the second floor, containing 4 beds, a kitchenette and a bath, you must ascend a narrow spiral staircase. This is perfect for older children or young adults, not so good for little kids or older people. We would stay here again.

Our family of 6 adults and 1 child stayed for 6nts. It was our first trip to Pagosa Springs and we will definitely return! The location of the house is so convenient to walk to restaurants, hiking trails, hot springs, shops, the weekend market, and even Natural Grocers (if you only needed a couple items). The house was large enough to spread out, but we preferred to all hang out in the open plan kitchen/ living area, playings games and watching movies. My daughter also played in the river multiple times (even though it was FREEZING 😬). There is a convenient small "beach" from which to enter with tubes at the rear of the property and some large rocks block the current in a small area so smaller kids could wade in and play without getting swept away. The kitchen/laundry was stocked with pretty much anything you could need. We will be back!

Loved the location of this property and the surrounding area. There was a large back yard that backed up to the San Juan River. Would have loved to have used the firepit but unfortunately there was a burn ban on. Very roomy with plenty of space and bathrooms. Only negatives was there was no closets to hang clothes and rugs and carpets were not clean.

We have stayed in the River House before and LOVE the location and accommodations! The size of the house and the big kitchen is wonderful for our large group. We loved sitting in our lawn chairs in the water watching the tubers go by! At first I was disappointed that Pagosa made Hermosa a through street, but it really worked out good for us. We enjoyed the market, the rodeo and the music in the park just steps from the house!

Pagosa is our go to and this will hopefully be our go to place to stay when my folks' place is full. Beautiful, close to town, next to river and the house itself was absolutely surprising. Very up to date and beautiful inside. Owner was very accommodating and responsive. Hopefully he wants us back too!!

It was perfect for the group we brought! Everyone had their own space. The kitchen was spacious to cook in and had plenty of seating for dining. The river was beautiful and within walking distance to town and restaurants. Loved it and will be booking again!!
