The perfect river location with a million-dollar view – one of the best in Crystal River. This home has been recently renovated and sports a new lanai, fire pit, and dock. The “bunk room” has two sets of sturdy bunk beds (both twin over full) making this house a great option for families with kids. Two boats can be moored at the sea wall and there’s a long driveway for plenty of trailer parking. For more fun on the water, 2 kayaks and a stand-up paddle board are included with your stay. As the moonlight spills over the bay, make magic as you turn firewood into memories in the flicker of a campfire – the perfect end to a perfect day. Giant Jenga and board games will keep your indoor time lively and a growing book collection awaits bookworms. Please know that outdoor security cameras are in use at this property A note from the owner: Thanks for considering being our guests. Part of our joy in being stewards of this fun property is sharing it with others. To ensure that we may continue to do so, I’ll offer a few thoughts on our expectations. Before booking, please be sure you’re in absolute agreement with what follows. I don’t want your deposit – only peace. We like our neighbors and they like us, and I have zero patience for anyone upsetting that balance. These policies exist to ensure that we can share this house with good folks like you for as long as we’d like. If your name is on the credit card used for the deposit, make sure your guests know the rules, too. Fun is absolutely encouraged - but abuse of our neighbors and/or the property is not allowed. 1. Please limit gatherings to our thoughtful occupancy limits. If you’re looking for a place to party, look elsewhere. This property is NOT AN EVENT SPACE for parties and special occasions. 2. This is a smoke-free property. No smoking inside or outside. 3. For a few reasons, we charge a fee for bringing a pet. You can avoid an awkward conversation and a charge (pet fee x3) by adding this fee at the time of booking. We are “pet friendly” under the following terms: a. preapproved pets must remain under your control at all times. b. dog must be on leash when outside. c. clean up after your dog. d. incessant barking is forbidden. Be a good neighbor. e. keep pets off beds and furniture. 4. Wrap up your outdoor noise by 10pm. Make sure it happens. Outdoors, after 10PM, no loud music, no obnoxious shouting, no drunk-laughing, and no fireworks – I don’t care what the calendar says. 5. We provide kayaks and a paddleboard, a dock, a fire pit and a lovely house. Please care for them like they’re your own. We understand things get worn when used, but please don’t abuse. Our family came together for a three night getaway and this home was the perfect location for us. We especially enjoyed the spacious kitchen and ample seating to sit and enjoy meals together. Outdoors, we enjoyed the sunsets, fire pit, and lots of fishing right from the backyard! This home is so clean, the beds are comfortable, and the location is peaceful. The owner is easy to communicate with and worked so hard to have this property ready for us. We are grateful for the hospitality!

The house is very spacious and very clean. The back patio is beautiful, and the dock was perfect for our boat! The sunsets were gorgeous. We would definitely stay here again!

Beautiful views with morning visits from manatees and eagles! Our time spent on Pilot point was relaxing and peaceful. The grandmothers loved the fishing from the dock and enjoyed our family time. A memorable stay for sure.

Amazing weekend getaway was what we needed! There were dolphins swimming right at the dock--in the backyard!! Highly recommend this place to anyone.

We enjoyed a family vacation where we enjoyed the gorgeous waterfront. Only issue was the weather being cold but we built a nice fire in the pit and roasted marshmallows! :)

We had a nice trip! Our group was two families. Bunk bed room worked well for the kids. We brought out boat and kept it at the dock out back. River view is very nice! House is older construction but clean.

The view was amazing and house was perfect for a large family group. The backyard was great and had plenty of room for the two boats we brought.
The proponerte was very clean and had lots of essentials (tp, garbage bags, dishwasher tabs, etc)
The neighbor Russell was also very friendly and helpful and gave us the insight on where to find the scallops on our second day.
We loved it and will visit again.

The house was beautiful and the views were amazing. The only thing I will say that there is not enough towels, tp, toiletries, garbage bags. Is a very simple fix. Otherwise was great.

This is an excellent place for those that love being waterfront and in a home that has ample room for a large family. From easy access to the Gulf for fishing to paddle boarding and fishing off the dock, our family had a great time. The whole process was easy and the communication with the home owner was very easy and accommodative. We will definitely visit again.

Great place to stay…
This is an excellent place for those that love being waterfront and in a home that has ample room for a large family. From easy access to the Gulf for fishing to paddle boarding and fishing off the dock, our family had a great time. The whole process was easy and the communication with the home owner was very easy and accommodative. We will definitely visit again.

Everything was fantastic, with the exception of the weather unfortunately. The house was just as advertised and was very clean upon arrival. Beautiful views and we enjoyed the kayaks and fire pits. Would definitely rent this house again.

Truly the most magical view in Crystal River! We thoroughly enjoy our stay, despite some AC issues early on (July in Florida, whew!) The host said they were waiting on a part to arrive and coached us on how to fixed the AC when it would shut off. Very comfortable, although they should provide more bath towels and better pots/pans etc options. The place was clean and the neighborhood quiet at night. We docked 2 boats with ease, 23’ and 22’ bay boats. We brought additional bumpers as suggested by previous renters, which worked out great. The home had recently changed hands just before we occupied and I suspect the few issues we had were the result of the transition. We take an annual scalloping trip to Crystal River and if we weren’t adding 2 more people to future trips, we’d absolutely stay here again!

The location on the river provides easy access to the springs, kings bay, and the gulf. The kids fished off the seawall and dock every morning and every evening. The no see ums are relentless this time of year at sun rise and sunset so bring bug spray. We slept in the master king bed and it is comfortable, nobody complained about the beds. We used the kayaks and paddle board mostly right in the cove and saw manatees daily. Nightly fires and roasting marshmallows sealed the memories!

Pros Great house lots of room . Great view of the river. We saw a few manities while sitting on the shoreline. Neighbors were friendly. Really nice location! Plenty of storage in the kitchen! Cons There are no hangars in the house so we had to live out of our suitcases it was not too bad of an issue because we were only there for 3 days. The bedroom with bunk beds only sleeps kids or short adults. That was an issue! My son & his wife had to go rent a room @ the nearest hotel due to their feet hanging over the ends of the bunk beds! I would list the house as sleeps 6 adults 2 to 4 kids depending on the kids size. The king size bed in the primary bedroom was too hard it needs a pillow topper! I had to go sleep with my grandson in the bunk room! I am short so I fit in that bed. If I owned a rental in a tropical location I would check the house for bugs. After all it is FL! I found 2 dead bugs in the front closet when I was looking for an iron & ironing board btw .which I never found an iron & ironing board. It is good they were dead but if someone checked before guest arrive the guest wouldn’t even know their was an issue. This is not the 1st time this has happened to me in FL. Like I said it is FL. The place was very clean otherwise. The kitchen smelled like bleach when we arrived so I believe it was sanitized. They could have used a lot more towels. I also told them that the ladder coming out of the river is loose & should be fixed. I would definetly stay again but I hope they get a pillow topper for that king size bed & some hangars. Oh and a pancake flipper & wine opener. The property manger was very attentive when I texted her about not having enough life jackets there she showed up quickly with a bunch of them. Kids loved the knacks!

We had a wonderful long weekend in Crystal River. The location and layout of the home accommodated our family of 9 perfectly. Beautiful views & a lovely neighborhood! Much of the interior appears to have recently been updated with newer furnishings. Our kids loved the giant Jenga & paddle boards on site.
Improvements are suggested in the following areas: the exterior (including windows) was pretty filthy & landscaping is badly needed. The owners had coordinated visits by two landscapers while we were in residence, so it appears they are aware and working on this issue. The master bath shower handle is not properly fitted so it’s very difficult to adjust & regulate temperature - we couldn’t let our kids use it. Also, bathroom mats are not nonslip, so we had two adults and one child who all fell at different times getting out of the shower. Like others have mentioned, even with the bumpers our boat got a little banged up because the dock area needs some additional buffer.
Finally, a heads up to renters that there are only very, very basic supplies - few towels, no spare blankets, and limited cookware. Bring extra towels and linens if you might need them as we did.
Overall a great rental for location, but could use some cosmetic improvements and additional supplies for guest comfort and convenience. We would absolutely stay again!

We booked this property approximately one month in advance, the booking process was smooth and without fault. We arrived at the property and immediately noticed an extremely well kept home which was ready for our arrival. The home was nicely appointed with four bedrooms and three bathrooms. There was one paddleboard and two kayaks for our usage. Additionally, we brought our 23 foot Key West boat which we kept moored to the fiberglass whips. At first it was a little difficult to figure out the best way to use the mooring whips and the boat was pushed up against the concrete seawall causing minor damage to the gelcoat. (I believe this was user error, as we did not tighten down the mooring whips enough). Please be advised there are protruding steel bolts going through the seawall which could cause damage to your boat, boat fenders are a must. The weather did not cooperate during our stay, however, we were able to get out on the gulf for 1 day and do some scalloping which was a success! Fettuccine Alfredo was made for dinner which was fantastic with our freshly caught Gulf bay scallops and gulf shrimp purchased locally. We also visited Three Sisters Spring and paddled into the spring which was nice way to end the day! We are extremely happy with our choice of VRBO and would highly recommend it!
