La posizione è ottima, purtroppo però si trova attaccata con un distributore di benzina e quindi c’è molta puzza.
La posizione per noi è stata ottima.

Było czysto, sprzątanie codziennie. Bardzo miły właściciel.
Brakowało jedynie korkociągu do wina.

I liked the location being only a 15min walk to the Metro.. I had a basic good sized room with double bed, Balcony, decent air con & bathroom facilities that overall did the job for me..
I could hear other neighbours talking loudly through the walls though this was a minor issue as I was out all day and I always slept very well in the evening.
The cleaning staff who were on site between 10am & 12 midday were very very helpful.. even with a language barrier we used Google translate to communicate on any questions or concerns I had on my stay... ( i had a taxi for the airport arranged for me ) Giving 10/10 👍
There was really generally nothing not to like.. I had a very nice & pleasent stay.
Maybe the price was a shade high without breakfast though we are staying in Rome after all..
There are plenty of grocery shops near by which I used & a cafe opposite comfort rooms if needed.

Really clean property in a very good location near piazza Bologna. Easy check in/ check out. Wifi worked really well.
My room was kind of loud in the mornings when everyone was moving around.

Fabio was incredibly helpful and friendly. The location was quiet and very non-touristy - his reccomendations for food were all 5-10 minute walks away and were all great! I had a much better experience compared to some of my friends, and I think a lot of it was because this is not in a touristy area.

It was clean room and staff were cooperative with phone calls
Room size was too small as per the price charged for a b and b

Room was just like in the pictures. Everything was nice, the room was very clean. The one I was in, was a little small, but it did not bother me.
There is free coffee in the kitchen and the location is good. There are nice places to eat near by, supermaket, bus stations, farmacy.

Traveling a lot, but I haven't seen a host like this. Fabio was accommodating and generous. He gave us some coupons for complimentary cocktails and free croissants! The room was very clean. Metro station was 5-8 minutes away from walking. There were several bus stations depending on which direction are you going. I would recommend this apartment to everyone!
Everything was perfect!

The bed and the shower were really great.
Everything was great
5.0
it was clean
The room is part of the owner’s house (it’s not like a hotel) and this was never stated prior to booking which I believe is very sketchy as it is a big thing to hide from your clients. The price 150€ for a single room inside someone else’s house without even being in the center of Rome is absurd.

I liked that we could check ourselves in without waiting for Fabio. I was also able to get in contact with Fabio very quickly and the problems I had (cold showers) were resolved very quickly (We didn't have to pay 7 euros city tax) even though I didn't mind paying for it Fabio refused. I wish we could stay for a few more nights because I really liked the location!
The hot water in the shower wasn't running properly. I've notified Fabio about it and hopefully it's resolved before the next guests arrive!

Proximity to metro station, comfortable bed, AC, coffee machine (free coffee)
Noise from the street, lack of kitchen utensils/dinner ware

Location, bed, windows, bathroom, atmosphere and even the smell were simply perfect.
There was a problem with the shower that wasn’t fixed and the compensation offered by the host could’ve been better tailored to the guest’s needs.

Really nice room, very clean!
You can hear everything from the other rooms and flat next to this one so it is quite loud if people are around. There was no cutlery in the kitchen either.

I loved that the property was close to tiburtina station, this is why we picked it but it’s close to metro and bus stations to go to the center of Rome as well. Fabio’s attention was the best I’ve received in a while he even gave us a ride to the terminal.

The room was cleaned everyday. The staff were really friendly.

Very clean, tidy and comfortable room. Manager Fabio was friendly and available.
Kitchenette is supplied with free coffe pods machine. 10' walking distance from underground and 2' from bus stop.
Definetly worth for money.

Very clean and modern. Room was cleaned daily, every other day new towels. Good pillows.
Shower takes a while to get warm.

The location was very good because you can easily reach the subway and bus stations. Near is Momart restaurant where I ate very good food. The pizza is excellent.
The water in the bathroom is or very cold, or very hot, there’s no in between.
The housekeeper couldn’t manage to properly clean the room, there was a few dust on the floor, so we should clean it.
The apartament owner told us we have to use the kitchen for short time due to Covid19, but he and the housekeeper weren’t wearing facemasks. He asked us to remove the garbage or do other services for which the housekeeper was responsible. He harassed us with messages telling the fact that the kitchen was dirty, even though it wasn’t and we spent much time cleaning it.
We needed to do the check-out at 22 in the last night (we have paid for the last night and we didn’t even stay there), and the owner told us we must pay an extra fee of 50 euros, without any concrete reason.
Don’t take for granted the property’s score, the reality is far from expectations.

There’s an excellent pizzeria / restaurant around the corner, a Pasticeria across the road and a bar virtually next door. Ten mins walk to the metro. Friendly and helpful host!
A usb plug would have been a handy extra! I forgot to pack mine.

Localization
Thin walls, you can hear everything what’s happening in the room next to yours.
