Located in San Marco, this lovely condo for $310 per night is a fantastic choice for your next vacation. The area where the apartment is located is very special, in the historical center just behind the famous La Fenice Theatre, a few steps from Campo Santa Maria Zobenigo (Giglio) where along the famous Calle Larga XXII Marzo (full of shops, Griffe and 5-star hotels that overlook the Grand Canal) you get a 5-minute walk to Piazza San Marco. The location is central and enviable. The entrance looks like a typical Venetian entrance, with a scale of Istrian stone. The apartment consists of a large entrance, two double bedrooms (with possibility of 2 single beds or 1 double bed for each room), two bathrooms with shower, a kitchen with dining room and a large living room with a sofa bed for any two other guests. It is equipped with air conditioning. The view from the living room is a typical view of a Venetian canal with the passage of gondolas and boats typical of the lagoon. The apartment has recently been carefully restored and the ceiling beams, as well as the marble floor 'terrazzo veneziano', give this home a touch of sophistication and elegance. Costs to accept before the reservation, to pay cash at the moment of the check-in: * 10% of agency fees on the total rent cost. ** check-in cost: € 40,00. *** CLEANINGS: final cleanings and supply of bedroom, bathroom and kitchen linen: for 4 guests € 50,00; for 5 guests € 60,00; for 6 guests € 70,00. THE TOURIST TAX: € 4,00 each per day for the adults; € 2,00 each per day from 10 and 16 years old; and is free for the children under 10 years old. LATE CHECK-IN: Only for arrivals at the apartment after 20:00, the additional cost is € 40,00; for arrivals after 23:00, the additional cost is € 50,00.

My husband and I felt so lucky to have found this gem of an apartment. We stayed with our daughter and her husband. It was right in the middle of everything, yet was in a quiet corner. We had gondolas right outside the window, with serenading and guitars, just magical.

Our stay in Venice was wonderful. The information to get to the apartment was excellent and our host was exceptional. We misplaced our documents and Francesca expressed such concern and kept checking with us to see if our situation had changed. She went out of her way to check with restaurants we had eaten at and had our apartment checked several times. Her concern made an agonizing situation so much more bearable. The apartment was wonderful for our family as we are traveling with our grown children. It had plenty of room and the instructions in the folder in the room was very helpful. The beds were good. The air conditioning worked well.But Francesca was amazing! She was very quick to respond to us. She is the best!!! We also loved having the washing machine as we are in Italy for several weeks and being able to do laundry was perfect. We can’t say enough about the loving concern Francesca showed us. Gracie mille.

Francesca is an incredible host and the apartment is the best. We stayed here 7 years ago and the place still is in great shape and the views and enjoyment of the gondoliers during the day is unparalleled. It is also walking distance to il Teatro La Fenice. Grazie mille di nuovo!

My children and I had a wonderful time in this clean and elegant apartment. The best part for me was the canal's view from the bedroom window. There was AC, which kept the apartment cool all day. The apartment is huge, the rooms are huge, and it’s decorated beautifully. It’s location is perfect as well. Overall, absolutely loved it.highly recommend.

We were two couples coming off a cruise, staying 3 nights in Venice. The unit was spacious with two bedrooms and two bathrooms. The location was a ten minute walk to St. Marks square and to the Rialto Bridge, if we didn’t stop to browse the many shops on the way. There were many handy restaurants. Francesca was great, and we appreciated the help she gave us with transportation from our ship and to the airport.

Amazing apartment...very spacious and in a great location! Loved watching the gondolas pass by and now and again hearing them sing.
Pretty quiet location but within a short distance of all the major tourist spots. Francesca was very helpful with recommendations.

Francesca is fantastic! Her apartment is spacious and conveniently located. Highly recommend. A couple observations: the front bedroom has the better view but more noise. Lighter sleepers would be better served in the back bedroom. Also, there is no dryer as listed. It is a washer and drying rack. Not a deal breaker at all, just to make you aware. Book this property and enjoy Venice. You'll be glad you did!

We can’t say enough good things about Francesca and this beautiful quintessential Venetian flat! Perfect location right on a canal but far enough from the main tourist areas to maintain peace and quiet. Close to everything and we particularly enjoyed Francesca’s recommendations for restaurants and activities (In her notebook which is located in the flat). She was also very helpful with calling water taxis to the flat when necessary. Thank you and we hope to be back!

This apartment is in a great location. Overlooking the canal and gondolas on one side, easy to get to and not in a crowded area. Nice little cafes and a grocery nearby, and restaurants and shops all around.

The apartment was spacious and clean, right on a canal. We enjoyed watching the gondolas and taxis from the window. There were restaurants and shops right around the corner. St Marks square was a 15 minute walk….if you didn’t get lost. Some GPS maps don’t work well there but are an essential part of your experience. Francesca can help with suggesting one that does. Would definitely stay again if we ever return to Venice!

This apartment was centrally located and it was easy to see the main attractions of Venice. We had two couples and there were two large bedrooms and two bathrooms - albeit one was very small. We found morning croissants and cappuccinos within a short walk, and many restaurants for lunch and dinner. Shopping was also a little too accessible! The canal view from the LR was great for watching Venice life including morning deliveries, day long water taxis and afternoon gondola boats. The only down side was the early morning noise from the delivery boats.

We loved our stay here in Venice - it was the last stop of our trip and it was our favorite place we stayed the whole time. The views from the apartment were gorgeous, along with the decor inside. It was prime location without being in the thick of any walking traffic. Francesca was extremely helpful and responsive with answering any questions, and she helped us reserve water taxis for our arrival and departure. I would stay here again in a heartbeat if I am ever back in Venice!

From our arrival by water taxi, which was mere steps away from the apartment, we were delighted with our accommodation. The views from the lounge room windows were magical as we watched gondolas glide by. The apartment is huge and on a very quiet little side street moments from the action. It was spotlessly clean and the beds were very comfortable.
We went to al Teatro bar and restaurant around the corner for breakfast and dinner and enjoyed every experience.
We would definitely stay here again!

Apartment was very centrally located. Easy access to San Marco square and other Venice attractions. The layout was great for two couples with 2 large bedrooms and two bathrooms though one bathroom was very small. Kitchen was well equipped for our breakfast needs. The canal view was great for watching the gondola boats. The only downfall was the delivery boats that start at 5 am and make a lot of noise. Overall, we would book this apartment again.

The hosts were very responsive and knowledgeable about all the questions we had. The location was on the border of super busy tourist area and the local life, which allowed to have a better experience. The view from the master bedroom and the living room was a hidden gem. If you would like to wave to the gondoliers from your living room and to the guides telling the story of George Sand from your kitchen, this is the place.

I would really recommend this property. Francesca was the perfect host, she thoroughly explained everything about the apartment and also organised airport water taxis for us. The apartment was lovely, very comfortable and clean, a good size for a family of 4 with great side canal views. We had gondolas passing under the window regularly. The location was great, an easy walk to St Marks Square.

Francesca was very helpful!! Getting to the apartment was very easy by water taxi from train station. The apartment is very clean and comfortable just about 10 steps to climb. Being so close to san marcos square you can never get totally lost. Once you find the square your good. I would definitely stay there again. Thank you so much Francesca

We absolutely adored this apartment and neighbourhood. From the window overlooking the canal to the cafe in the square - this area of Venice has its own atmosphere and it is very special. We absolutely loved this apartment. Great view of a peaceful canal below! The location was also fantastic as it was nearby some cafes for early am espressos! Apartment is also 25 meters from a private water taxi drop off and pick up. (Hint: make sure you get the info from host on the taxi stop prior to your arrival). Our host did a very thorough welcoming by explaining the apartment. APARTMENT IS MUCH BIGGER THAN IT APPEARS IN LISTING! We would definitely rent this apartment again.

This very well equipped apartment was well located between San Marco Square and Rialto Bridge. It is on the first floor, which means up one flight of stairs. Twin beds in each bedroom were comfortable. The neighborhood was lovely, with several cafes, restaurants and shopping nearby. We three friends felt like we were living in Venice, not just staying there. It was delightful to hear the sounds of singing coming from the gondolas beneath our window. We could look out the window on a canal.
The property manager was helpful and responsive.
The only negative I could offer is that the seating in the living room/lounge was not comfortable. But, we didn’t spend much time hanging around, either, so it wasn’t a problem.
If you take a water taxi, you can be dropped off/picked up in fewer than 50 steps to the front door, which is much nicer than dragging a suitcase over a couple bridges.
I have highly recommended this place to two friends coming to Venice in the next year. Be sure to book ahead.
