This home has added on a very spacious back patio lounge deck w/state of the art outdoor kitchen! Grab one of the water toys head down the yard to the sandy beach and enjoy time on the water. It's a great home for large or multi families. Plenty of space and fun for everyone! The Space: There are four bedrooms downstairs and an upstairs loft area with a king bed, twin bunks, and a queen sleeper sofa. The Master Bathroom got a full remodel & another there was another bathroom added off bedroom #2 that provides outdoor access as well. In lieu of a security deposit we require a $65 damage waiver fee through Safely that covers guests up to $5000 in damages to the property. Quiet Hours are from 10PM-8AM! There were 12 of us, all adults. There was plenty of room. We really had a good time. The patio is where we spent most of our time. It is covered and lots of room. The only problem it is August 2023 and it was hot. Of course that has nothing to do with the house. If was stocked with everything we needed. I will stay there again for our large family vacation.

We had a fantastic time at your home. The kitchen has plenty of cookware and utensils for preparing and cooking your meals. We enjoyed cocktails, games and relaxing evening views from the extra large patio area. The was perfect for cooling off. We were thankful for sandy/gravel like river bottom. It’s nice not to have grasses and such tickling your legs while in the water.

We had a wonderful time for a week in July. The outdoor area is amazing. The views are beautiful and the house had everything we needed. There was a total of three families in our group. We all fit comfortably in the house and the upstairs loft was perfect for the kids. We barely heard them upstairs. The only issue we had was the dryer took an about three cycles to dry clothes. We just made sure to give ourselves extra time to do laundry.

We had the best time even with the extra hot temperatures this weekend. The house was amazing, clean, very comfortable & spacious. Outdoor kitchen was over the top & had plenty of seating for everyone. Beach was clean & easy water entry. We brought our own beach chairs & shade tents which are a must. Check in & out was super easy. Rental agency was very easy to work with & quick to respond to all of our questions before we got there. We are hoping to return again next year! Thank you for a wonderful stay!

Back porch is a great family area. Sandy beach was very family friendly. Grass was 5 inches tall in the back area with huge crop of mature sticker burrs. But we notified the management and they had a crew out the next morning. Sticker burrs were a real hazard with the kids having to be carried through that portion of the lawn. Need to mow more frequently to avoid the issue. All in all a great weekend!

The house and location were as described, and the loft was great for the kids. Enough room to spread out. It was very nice. However, we checked in on Friday. The grass in back where we planned to play lawn games was not mowed and extremely tall and thick. You would have thought they would have made arrangements to have the lawn mowed the morning of check-in. This is not a cheap rental and the tall grass and sprinklers running for hours each morning were definitely an inconvenience. The lower yard was full of stickers, which they do mention, one would think that could be treated to kill off the stickers and give you more room for outside activities.
Overall it was a nice place to gather with family.

Spacious, beautiful and very relaxing. We had 4 couples (8 adults) and 4 children and it was comfortable for everybody. It’s a bit far from where we live but besides distance we would definitely stay again!

We all arrived at different times from Port Arthur, Houston and Austin. The area didn’t look that great at night but in the morning we loved the views! Seeing the deer and watching our young adults kayaking were high lights. The kitchen was well stocked with everything we needed to prepare our meals. All of the bedrooms were great especially the 5th one upstairs. It was perfect for our young adult children! We definitely want to return to this property.

This property is huge and gorgeous! Everything is as the photos shows and the kitchen goes above and beyond. We spent so much time on the back patio cooking and playing the games provided. The home is spacious and open floor and plan. The location is ideal and a short drive to larger towns. We enjoyed our stay tremendously!

We had 6 kids and 6 adults and the house was perfect. The kiddos spent all day at the beach burning up their energy. They spent the evening watching a movie in the upstairs bedroom/play area while the adults hung out downstairs. We would defiantly go again.

The house clean, organized, and actually larger than expected. The back patio (the main reason we booked the house) was better than expected, and where we spent the majority of our time. The property is beautiful, with great, private access to the water.

This home is spacious, clean, and beautifully furnished. The property is right on the water, with a beautiful private beach area. The outdoor kitchen and deck area is incredible. This was a relaxing getaway for our family. We hope to come back again.

Summer on the lake
We had a lovely time. There were family members of all ages and no one was disappointed. The house had lots of room and the patio was amazing. We had s’mores one night around the fire pit and gazed at the stars. The H‑E‑B grocery store was super convenient. We had dinner at Boattown Burger Bar and sat outside admiring the beautiful water and watching the kids play. The Llano River has always been special to me and it didn’t disappoint me this time either. The water was wonderful and the sandy river bottom was the best. We loved the paddle boards and kayaks. They were lots of fun. My husband said he wants to return next year. Sounds good to me!!

GREATEST PORCH EVER
We had a group of 8, which included two teenagers and this property was perfect for all of us. The porch is where we spend most of our time and it was fabulous.. There was a TV and outdoor kitchen, which was great for hanging out at night. The rooms were spacious and the house was much bigger in person. It was so nice to have a private beach area and the walk from the house wasn't bad at all. We will absolutely be booking this property again, it's our new go-to!

Great place!
A group of us had our annual get together here over the weekend and it was great! There was plenty of room for 9 of us and the house is spacious with plenty of space. We were lucky with the weather and spent most of the time out on the back patio. Great set up for a group or family!
Easy access to the lake and there is also a grocery store 5 minutes away!

Perfect Getaway on the Water with Amazing Outdoor Area
This home is spacious, clean, and beautifully furnished. The property is right on the water, with a beautiful private beach area. We used the owner's kayaks out on the water. The outdoor kitchen and deck area is incredible. This home has everything, inside and out. Such a relaxing getaway for our family. We hope to come back again.

We had an excellent time! The house is much larger than the pictures make it look. The outdoor patio is AMAZING! We had all the things that we needed as it was well stocked and maintained. My only caution is to bring water shoes or flip flops because the lawn has a ton of stickers and there is construction near the home. They did not bother us though!

I was hesitant to write a review, as I wanted to keep this place a secret. But, the owners have made it so great, that I feel it is only proper for me to share it with everyone! As my 3 yo daughter kept saying, "I want to stay here forever" when she walked along the sand, and collected shells and rocks, and went swimming in the water.
This place is absolutely fantastic; the out door kitchen, and master bathroom, patio were amazing! My husband has always preferred hotels, but with the pandemic, he has agreed to VRBOs, and even he was impressed by this wonderful house! Fully equipped, and very welcoming!The host was amazing, so easy to keep in touch with, (we forgot our 3 yo's blanket and it was sent back to us so easily!). The dryer did not work well, but the host responded immediately; and we were only there for a short time so did not bother us at all. I am pretty sure it is fixed/working by now as the host is on top of everything!
You literally only need to bring beach towels and shade (we brought our umbrella) here. Everything is pretty much there, with some bonus features (Attachable high chairs, books for the kids to read; shower to wash off, and a separate one for feet as well as a hose and a beach wagon).
After reading reviews, and the host letting us know about zebra mussels, we all had water shoes and so were not too bothered by the burrs when walking down the lake. my 3 yo at the end was, but loved the water, shells and stones that burs were always forgotten quickly.
Very quiet and private, we saw maybe 3 to 4 families, and far off; there are boats going by, but create nice waves when in the water. Water toys were wonderful to have; made use of the kayaks and life jackets neatly hung up in the storage area next to the outdoor shower area. It really felt like a vacation somewhere different, and allowed us to forget about the pandemic for a little bit as well.
Our 3 year old and 17 month old had a blast; played in the sand and water. Definitely felt like a beach vacation.
We will definitely be planning on coming back, and have already told our friends and family about this place!
