Located oceanfront on South Forest Beach Drive this complex offers three bedrooms, three bath tri-level ocean view condominiums with a living room-dining room combination, a fully equipped kitchen with dishwasher, family room, laundry room, and carport. The living-dining room area has a balcony that offers a view of the courtyard, and pool, as well as a view of the Atlantic Ocean. There are only thirty condominiums sharing a large courtyard and pool area which opens onto the ocean. Add a private patio with a barbecue grill off of the lower level and you have the makings of a memorable family vacation. **Weekly rentals only Saturday to Saturday in the summer months and a 3-night minimum in the off-season months** **Call for daily rates & availability, some restrictions may apply**

Condo would benefit from a thorough cleaning. I had to plug in a couple things and behind dressers and tables it was less than clean. We avoided using the fans because they had quite the build up of gunk as did the return vent in the living room. I still gave this location 4 stars because it was a great space and location for our family of 6 (4 adult children) and had everything we needed

Very clean and well appointed condo that is close to the beach. Easily sleeps 6-8 adults but only three bedrooms are private.

Last minute getaway
We absolutely loved our stay here! The location was fantastic! The short walk through the villa courtyard to the beach was beautiful & tranquil. The unit itself was very clean and we had almost everything we needed. I did notice a couple of things that could use repair like the lower level rack in the dishwasher, the sliding glass doors in one of the bedrooms, & one of the bedroom doors has trouble sticking. These are so minor though they really didn’t affect our stay. We had a wonderful time and would definitely stay there again!

Disappointed in overall villa. Except for vrbo a couple of years ago not our best villa experience. Had little or no privacy with curtain shades constantly falling down. Had to call housekeeping to clean floor. So dirty all our feet looked filthy. Office was good to respond in cleaning floors and unclogging shower but never got the lights fixed in the bedroom. Been coming here for over 25 years.. probably our last.

Property is as stated/pictured with no surprises. New couch was nice and comfy. Great place for families; quiet after 9 PM. Needs some baking sheets & at least 2 wash clothes per person esp. w/small children. Money well spent making memories w/ the grands. Would like to have darker blinds/curtains in master & hope the building next door is finished in the next year. Vacation Time is very easy to work with and honest regarding questions about the property. Love the layout and location of the townhouse! We tried some new restaurants and enjoyed shopping at Coligny Plaza for gifts to take home. Enjoyed the squirrels and Carolina wrens in the yard/trees. Look forward to visiting again!

Our son and daughter-in-love arrived an hour before we did and they were allowed to secure keys and check in with only a phone call from me. The condo was actually better than expected. It was very clean and the linen provided was high quality and immaculate. We loved the secluded corner unit with shade and the grass covered lawn to walk on when we made our way to the beach. The lawn was a great place for kids to play and the complex was very family oriented. By 10:00 PM it was pretty quiet. The ocean view was minute, but could have been better with some trimming of shrubbery and trees. The only problem we encountered was the early morning noise from the construction next door. The beds were comfortable, the wifi was exceptional, den TV was upgraded to nice size flat screen, and gated area made for a better sense of security. The pool area was nice as well. This trip was a great return to an island we had not visited in over 20 years. We hope to return soon!

This is my fourth year staying in unit #12 at the Hilton Head Beach Villas, and it just keeps getting better. Added to the townhouse is a beautiful flat-screen TV in the living room. The view of the ocean has also improved with the association cutting back some of the shrubbery along the back fence. Trim the shrubbery a little more and the ocean view will be what it used to be. The unit is always clean and comfortable, and the office staffers are precious to work with. I’m already booked for my 2016 sabbaticals in Beach Villa #12.

I have been visiting this wonderful island for over 20 years and have stayed at these villas many times as they have always been my favorite. Excellent location, very private, and spacious. I have always used Vacation Time to book these villas and have always been pleased, however this year was terrible! This villa was horrible. Kitchen was poorly furnished. No top for blender, not enough utensils or glasses for family. Blinds Blinds did not close. We were awakened every morning to construction at 6am next door. No view of the ocean. Keys did not open back doors and we were locked out one night. Staff was very annoyed when we called emergency number fir help. Hilton Head is beautiful. Still great location. Just dint stay in villa 12!

Our condo was in excellent condition. Very clean. Good supply of linens and kitchenware. Be sure to take staples such as salt, pepper, coffee, filters, etc. because only paper towels and a small amount of dishwasher detergent/dish soap are provided. Televisions had good reception and there was a DVD player as well. Internet service was great. Wonderful pool including a children's pool. Plenty of lounge chairs poolside. Nice patio set and chairs on the balcony. There was an outdoor grill as well. The location in South Forest Beach made easy access to restaurants, shopping and the beach. To get to the north end of the island the expressway/toll road was a short drive away and to get to the north end took about 5 minutes using it. The rental folks were efficient and courteous. They are great at answering all your questions--very helpful.

The ladies who helped me on line were very courteous, kind and most helpful. Each time that I spoke with someone by phone.....always the same. The day I arrived to pick up the keys, etc., same thing all helpful and courteous.

Unfortunately this unit has not been updated and maintained. Upon arrival, we had to call the cleaning company to come out and reclean the unit (sand on the floors, counters not cleaned, bathroom shower doors not wiped down, floors not swept, etc). Much of the furniture and appliances are need replaced. Window blinds were falling down and there was little privacy from them. Bed comforters were dirty and had stains on them. The location is convenient for the beach and access to the pool, however, there is alot of noise from the bar across the street. Bathrooms and living area are alot smaller than other units in this same complex.

The Hilton Head Beach Villa #12 is the ideal location for a month's getaway for a writer such as myself. Tucked in the corner of the property, the unit is private, yet has a view of the ocean and beautifully landscaped pool area. The townhouse is adequately furnished for cooking-in and entertaining guests. The beds are comfortable and the decor is pleasant. I've already made a reservation for next year!
