Visiting NewPort to explore the beaches and visit Disneyland. Balboa was the perfect speed for our leisurely visit. Kim was helpful and accommodating and we would definitely rent from her again!

This is an excellent place to stay in Newport Beach. The house is well-appointed, super-clean, and comfortable. The location is outstanding: a short walk to two business districts,and the beach is a few yards away.

Kim has been a friendly and responsive host. When we had two unforeseen problems she responded immediately and came out personally to see that they were resolved as fast as possible. A comfortable and well equipped cottage that met all our needs for our stay.

Fantastic property and kind and accommodating owner/host! This was in an ideal location, the property is beautiful and has everything we needed and more. We had several travel delays because of weather and airline problems including over Christmas Day and luckily Kim was so kind and allowed us to stay over Christmas Day and the day after - so nice!!

We were so happy with this home. It has wonderful furnishings and is fully stocked with everything you might need. The owner was very responsive. We had a great time.

Our family of five rented the property for six nights to enjoy the beach and visit for a family wedding. The location is bustling during the day, but super quiet at night. You’re very close to the water and a quick walk to either pier. If you don’t feel like walking everywhere, you can Uber all over the area for very reasonable prices. We enjoyed experiencing beach life as well as having all the conveniences of home on hand. We would definitely stay here again if we were in the area.

We had a wonderful stay. Location is great and easy access to the beach. Beds are very comfortable!!! Plenty of towels, toilet paper, etc. extra blankets provided. Shower upstairs is awesome! Super powerful and hot! Very clean. Little wear and tear on walls going upstairs and in the bathroom on the first floor but nothing that wouldn’t be expected in a rental property that gets a lot of use. :-). Very responsive when I asked for an extra key. Would definitely tstay again!

We had a perfect time at this property for our family beach vacation. Everything about the house was as described, and we had everything we needed. The location was convenient to both of the main piers on Balboa Peninsula. The house is on the busy street, and so enjoying the patio out front meant listening to a lot of traffic noise. But, the bedrooms were quiet and the noise didn’t bother us inside the house. We would certainly consider staying here again in the future.

We very much enjoyed our stay between Christmas and New Year. The weather was a bit cold and rainy during our stay so we did not get to enjoy the outdoor spaces as much as we would have liked. With the property being less than a block from the sand it would be an absolutely wonderful place to stay during the spring/summer/fall months! We loved having the garage for parking but would sometimes utilize the on-street spaces out front if we were just unloading bags or groceries. Although we didn't really cook much the kitchen had everything we could possibly need. The seating area around the TV was plentiful and comfortable, and we were able to easily log on to our Netflix/HBO Max/Amazon Prime accounts. Everyone in our party commented on how comfortable the beds were, and the water pressure in the upstairs shower was divine! There were a couple of minor issues during our stay (nothing that impeded our enjoyment, nothing that was the fault of the owner) but everything was resolved quickly and effortlessly. We would not hesitate to stay here again on a future visit, and highly recommend this property to anyone planning an upcoming vacation.

We recently spent a week for our kids fall break. We stayed in in a different VRBO across the street last year. If you have children, not having to cross the street is a big plus. The house is perfect for a family of 5. The location is steps away from the beach and situated off 10th street midway between the piers. We brought our own bikes and outdoor toys etc. I would recommend renting or bringing your own sand toys, boogie boards, bikes etc. The only criticism that I have (which isn't much) is that the owners may want to supply better boogie boards, sand toys and more sand chairs. A wagon would also be really helpful for families. Wagons can take up a lot of space when travelling. Aside, we unfortunately stayed during the week that the oil spill occurred. The owners were very gracious and refunded us for the days that we lost due to the oil. Thankfully Newport did not have as much oil as nearby Huntington, but unfortunately the beach was closed after our third day. It did not appear that the cleanup would take too long and the beaches were supposed to open quickly. Obviously this was not the fault of the owner, so it was nice that they offered to refund us. The property is top notch and the owners are great to work with.

We absolutely loved our stay! We were in Calif. for our son's wedding, booked the house for the week so we'd have a central location to relax, settle in and enjoy some beach time. We were able to have family & friends stop by before and after the wedding. It was perfect in so many ways. Kim was quick to respond anytime I had a question from booking to checkout. Great location between Newport Beach Pier and Balboa Pier - approx. a mile in either direction where there are restaurants etc. awesome beach right around the corner clean roomy well stocked body boards garage parking full size washer and dryer and more!!! We hope to stay here again some day!

The upstairs bedroom and bathroom was perfect for me and my husband to keep distance from the teenagers. Everything is nicely updated. Lots of room to put your stuff away. Will definitely love to come back.

We enjoyed our week long stay very much! Perfect beach location, and just a mile walk north or south will get you to lots of dining and shops! Kitchen was well stocked and everything was clean and comfortable! Our only complaint was the outdoor grill, it does not go passed 200 degrees . It took us a good 45 min to cook hamburgers, so needed to plan ahead. Otherwise the property was great and would recommend.
