This fully furnished 4 bedroom 2 full bath home has two master bedrooms one with a king bed and pull out sofa and the other master bedroom with a queen bed. We have two bunk rooms for the kids one with a double twin bunk bed plus trundle and the other with a twin bed plus trundle. New stainless steel appliances, updated cabinetry and solid surface counter tops appoint the kitchen located off the dining area. Unlike some of the rentals we provide the “home like” items like a full set of real pots and pans, Ninja blender for smoothes, full set of stoneware plates and cups, plastic beach glasses, spices and condiments, coffee maker and coffee, bbq/smoker and you wont be short like other rentals that offer a “starter set” on the important and like bath towels, paper towels, toilet paper, garbage bags and cleaning supplies. If you want to prepare a full dinner, bbq your fresh catch or just wake up to a full size pot of coffee we have you covered. We also provide beach chairs and a few sand toys for the kids that you are welcome to use while your stay. The system will not allow you to book online for stays shorter than what is stated on the website so give us a call if you are interested and we will let you know if we can accommodate your stay. The quickest way to the beach on those busy weekends and events is to walk down the private boardwalk and in less than 5 minutes or a you can park yourself on the beach and start to unwind. After you get done at the beach or for the sports fans that can't miss a game we have a 70” flat-screen in the main living area with surround sound plus flat screen smart TVs in all the bedrooms. We have full cable, HBO and Netflix plus "real" high speed 500 mb internet for catching up on work items and streaming your favorite music or movies. We have an fully enclosed outdoor shower located behind the front steps to wash off the beach you brought back. The back patio area with a table, umbrella and 8 chairs that is lushly landscaped with hibiscus and gardenia. We do ask that someone over 25 book and stay at this property for the duration of the rental and are interested in renting to responsible families. Our home is well maintained, handy to the beach, close to down town and perfectly suited for two families with children. We do allow some pets and have three dogs of our own and understand things happen. Pets must be on a leash when outside the house or on the beach, it’s a local law and hoa enforced. We have a doggy duty and fire hydrant center with waste bags located at the rear of our neighborhood please use them and make sure that our neighborhood and ocean stays neat and dog friendly :) There is a $50 per dog fee plus you are required to buy the $59 dollar policy for $1500 of accidental damage insurance. We pay an additional cleaning fee to our cleaners to make sure the next guests have a clean and comfortable play to enjoy their vacation. If something unusual or an accident happens we can replace a rug or coach without having to send an unfortunate or uncomfortable email. We have a well appointed and well maintained property along with being pet owners ourselves. Reservations are considered "booked" when they are booked and the deposit is placed through vbro, we cannot "hold" dates. To book dates 25% down is required with the balance being paid no less than 30 days out from arrival unless alternate arrangements have been with owner. Owner has the right to decline stays that encompass two weekends if you are staying less than 13 days. An example would be we can't accommodate during peak seasons is a Saturday thru Saturday stay that is 7 nights. Major Holiday weekends are a minimum of three night stays unless otherwise approved by the owner.Feel free to call, text or email anytime if you have a special request, we will respond within one hour. The website availability updates instantly so if it says it’s available when you book you are good to go! CANCELLATIONS - A 30 day notice is required for cancellation. Cancellations that are made more than 30 days prior to the arrival date will incur no penalty other than the "vbro" booking fee. Cancellations or changes made less than 30 days from arrival that result in a shortened stay will forfeit the full 50% reservation deposit. Cancellation or early departure does not warrant any refund of rent unless approved in advanced by the owner. If the event that arrives and requires forfeiture of a deposit We WILL do our best to accommodate the cancelled reservations and if we can re-book with our loss of revenue we would prefer not to penalize our clients, we understand things happen. Best practice is to keep us in the loop if your plans change unexpectedly so we can get the house relisted and hopefully rebooked
