When we were planning a trip with my father who cannot walk very far or take stairs, it was very hard to find a nice place in Newport Beach that could accommodate him with first floor living. This place was an absolute gem! It is perfectly located, having the garage was great, but parking otherwise was still pretty easy. We enjoyed all the comforts of the space and the kitchen was beautiful. Highly recommend this space for a family trip and we can't wait to come back!

This was a special Easter family time together we loved the location, the house was so clean very refreshing! Bedrooms smaller than we imagined by the photos but hey who stays in their bedroom in vacation! No toilet brushes in any of the bathrooms amd no ironing board l am a pain l Know it however l like things pressed (: and maybe some extras cleaning supplies. My husband is a first class chef and was so impressed how the kitchen was stocked, garage really tight so we had to park in the street where we got tickets as we didn’t realize street cleaning was on different days so we thought we were clever and moved our car but didn’t realize the next day the other side got cleaned, the City should put that on. Their signage! We will be staying here again we truly loved it well done to the entire team, thank you !

We have been coming to Balboa Island for years during all the "seasons", however, Balboa at Christmas is extra special. The island goes all out with Christmas lights and no better a location than the Bayfront Beach House. Julie, the property manager, met us for a walk through to make sure all the necessary questions had answers. The Beach House is actually better than the pictures show, the great views to the Bay and with all the necessary amenities for entertaining and a large family Christmas meal. Plus the continuing "passing parade" of people, boats (with lights!) made our visit truly memorable. Bravo! To the staff and the Beach House itself for creating a warm and welcoming experience that made our family Christmas very special. Thank you. Regards, Richard

This was our 3rd time in the last 10 years staying at a rental property on South Bayfront. I do not think I will be doing it again. The place was okay, but not really great for what we paid. We had a few issues that really took away from our overall enjoyment of the property. The refrigerator part would just change the temp all by itself and froze all of our food, several times. We told management about it and they said they knew it needed to be replaced. They tried to fix it but nothing worked. We had to throw away $$$ of food which meant various trips to the supermarket. No offer from management to reimburse us for the lost food. Management told us a guy was coming by to change out the BBQ starter and it would take 5 minutes. He came by and not only proceeded to high-pressure wash our BBQ he then went upstairs and did theirs also. He did replace our starter but the whole process took over 4 hours in which we could not use the patio due to the noise of the gas-powered pressure washer and the water dripping from above. Also no reimbursement from management for our lost afternoon. When the upstairs guests use the shower or flush a toilet upstairs you can hear it in the primary bedroom, it sounds like a waterfall. Very annoying. The housekeepers showed up one day without any notice and took our clothes out of the dryer and laid them on the dirty floor and used our washer and dryer for the turnover cleaning of the upstairs unit. The beach in front of the unit is pretty much unusable due to erosion. You will need to walk a few houses away to use the beach. One of our guests happened to be ill while in the unit and messed up the sheets and linens pretty badly. We had no idea. When management found out they told us "no problem, management will replace them at no charge to you, don't worry". We had a box of doggie treats in the unit for the constant parade of adorable dogs passing by outside. Management accused us of having pets in the unit. When we checked out and asked for some reimbursement for all of our problems with the unit they told us they would be charging us for the soiled linens. So much for not keeping your word. They told us they would be in touch with us with the amount for the linens. It has now been one month and no response from them. They totally ghosted us on this. That is what happens when they have all your money in advance. You rely on their integrity. Very disappointed with the entire process. Be careful when you stay there.

The location was great as we were a short walk from everything Balboa and Newport have to offer. Plenty of room for five adults and one infant, and the pictures properly reflect the decor. Great stay!!!!

This is a wonderful cottage for friends and family visiting Balboa Island. Julie met us at the property and reviewed the home and departure process. The views are spectacular and we loved being able to walk to everything we wanted to see and do. We will look forward to returning!

This is our second stay at this property and we love it here! The location is perfect - a walk or bike ride away to anything you need. The house is beautiful, clean and very comfortable. Can’t wait to come back!

This property is gorgeous. Beautifully updated interior and the perfect location on South Bayfront. We were in town for a family gathering and Thanksgiving. The kitchen was well appointed and worked perfectly for preparing Thanksgiving dishes. I would strongly recommend.

This was by far the best property, location and time we have had renting in Newport. Our daughter lives there and it’s the first time we haven’t been on the ocean. Everyone on the island was so friendly!! You and Bruce made everything so easy. Looking forward to being back again next year!

Just a Gem!

This has been our third stay in this beautiful house (twice upstairs and once downstairs unit). The location is just stunning, close to Main Street Balboa, the Ferry, fun zone and and and. The kitchen is perfectly equipped for bbq but also sophisticated cooking (blender, slow cooker…). The upstairs unit’s kitchen/living room area feels a bit smaller but the bedrooms seem to be more spacious than in the downstairs unit. It depends really on what you are looking for. You won’t make a mistake with any of the units. We can’t wait to come back next year!
