Excellent view to a lake beside - from my room as well as from breakfast/dinner room.
Nice 20 minutes walk to Provincie Utrecht building - mostly through a park.
The price in Utrecht in this time and location is quite high.

Rooms are very spacious and clean.
Restaurant food is nice and costs are in line with the restaurants in the city centre (alcohol is slightly more costly).
The park next to the hotel is beautiful for a walk if the weather allows for it.
Good for conferences, and the staff is very nice.
Location is good if you have a car or a bike, but if you rely on public transport is a bit of a pain (10 mins walk to the closest bus stops, plus another 15-20 minutes ride to Utrecht central).
The beds mattresses are uncomfortable.
The structure is quite old and needs a bit of colour/brighter wall paint - flooring was just redone tho.
The plumbing and the airco of the room I stayed in was very noisy.
The cost per night (160€) does not match with the quality of the offer.
