Location in the quay area was excellent - on the Leeds/ Manchester canal with walks for miles in either direction, and just 15 minutes walking distance from central Leeds. Room size good, very clean, shower very good. Hotel faces a traffic free square on the canal, with bars and restaurant below - Pizza Express 3 minutes walk, and was very quiet after 9pm, no problems with noise

the breakfast was just ok, with an absence of fresh fruit, and decent muesli, but did have cooked alternatives - bacon sandwiches? eggs, beans etc. The coffee, as usual in U.K. hotels, was not good, and the hotel entrance needed a good clean

The staff were friendly and accommodating. Bed was comfortable and room pleasant, as was the room. The free drink as an apology for not having my booking was appreciated.

My booking didn’t make it from the booking.com system to the hotel system so my room had not been reserved meaning that it had to be substituted. The staff were lovely but the was a short tense period while I waited to find out if I actually had a room.

The room size was below acceptable for a family room. There was very little walking space and the bed was uncomfortable and the spring metal was digging into our body. The fold out bed seemed very dirty as well.

Good sized room with comfy beds and nice bathroom (shower), as well as tea/coffee making facilities. The breakfast was excellent and with a choice of cooked (full English) or continental style.

Asked for adjacent or communicating rooms, which was not provided, but at least the rooms were on the same floor.

The facilities are amazing, beautiful central location right at the docks. The value for money is great and staff are very friendly.

When asked to make up the single bed I hurd the member of staff talk rude about it on the other end of the phone. I booked a room with a sofa bed for a reason. Was made to feel very uncomfortable about it. Beds were hard and breakfast had no hash browns tomato or mushrooms and the beans were mushy. No where near the standard of the other holiday Inn In Leeds

Let us drop off bags while visited the royal armouries museum, got there around 10am and check in isn’t until 3pm.

Bathroom could do with some sort of extraction fan, gets very steamed up when 1 person has a shower never mind 2-4 people needing one.

We liked being able to park the car next door and being so close to the town centre, to have the security of leaving it there and not needing to use it. The hotel was lovely inside with everything we needed. A delicious breakfast in the morning as well.

The only fact we didn't like was the location of our room being right opposite the lift, just because it caused a lot of noise at night time.

The staff were really friendly and attentive. The restaurant food was beautiful as the scampi was hot and tasty! My friends gammon was fresh, hot and tasty too. The breakfast was lovely apart from having run out of bacon on the first morning at 8.30! The orange juice was nice not watered down like some hotels. I liked the fact that the bathroom door can close the toilet door leaving the rest of the bathroom open to use. With a nice decent shower.The black out curtains and lighting was good. The parking wasn’t far and only £8 a day after the hotel gives you the discount. A nice walk to the city centre.

The room had a broken side table which should have been picked up by the housekeeping staff. We noticed a few things in our bedroom which also should’ve been rectified by cleaning staff but when reception staff were notified they immediately sorted the problem without a fuss. All staff were friendly including the housekeeping staff.
