Good location. Beautiful old building on the Grand Canal. You need a room in the main hotel, our first room was in the annex. It was not worth the money we had paid. Complained and we were moved to a better room. All staff were very helpful apart from one. Evenings were made amazing by Andrea who runs the bar at night. If you’re lucky he will seat you on the balcony (there are only two, seating just two people) he’s very entertaining and lovely man. The female reception staff are so helpful. Also you can arrive at the hotel by water taxi. It’s very special.
First bedroom was terrible.
Main hotel does not have a lift. Stairs are hard going.

Our room was large, charming in an oldy worldly kind of way. We were overlooking the grand canal which was fabulous. The location was wonderful,only moments from the Academia Bridge and a short stroll to St Marks Square. We didn't eat breakfast in the hotel so can't comment on that. Staff were friendly and helpful. When we checked into our room the history of the hotel was explained to us.

None of the photos matched the room we booked. I appreciate that the reception looked into alternatives but it was a bit disappointing that what we got was nothing from the website photos. But the shared spaces in the property and the bar are beautiful.

We stayed on the Bibliotheca suite in the Palazzo Foscolo building across from the main hotel. Our room was stunning if a little quirky with antique furniture and an inner courtyard view. Bathroom had excellent large shower. My favourite part of every day was looking out of the bathroom window to see where the water levels were at (you could just about see the grand canal). This location is fabulous, within short walking distance of everything. You have to walk past a music school to get to the slightly concealed but beautiful walkway to the hotel. This meant that you could always hear classical music and opera on your way out/back. We loved the hotel so much and will definitely be back.
The bed and pillows were quite hard and uncomfortable. Once we'd asked for additional pillows we had a better sleep. There was some noise from workers nearby so I'd recommend earplugs as the old windows don't keep out much sound. Others have also mentioned there are lots of steps up to the rooms. These would be really challenging for anyone with limited mobility.

beautiful historical property with outstanding views of the grand canal from the front room. Staff couldn’t have been more friendly and helpful. The restaurant was great.
a little tired. amenities like power points were hard to access in this heritage property; the bathroom was basic and old with only a bath with no curtain and carpet adjacent which made hair washing a challenge!

The staff were so friendly, we received a welcome drink for free when we arrived because our rooms weren't ready and then we also got a free upgrade to a suite! The hotel is fabulous and looks over the beautiful canal. When we come back to Venice we will be 100% re-visiting this hotel :)

The location was fabulous. Away from the main crowds but still centrally located. You felt like you were staying in an old palace (which you are) and we were able to arrive/leave the property directly from a canal on a water taxi.
The construction noise throughout the day. Plus there were building materials at the front of our windows that overlooked the grand canal. It ruined the view to be honest.

The location was fantastic, the common parts of the hotel were steeped in history and Venetian style
Our room was incredibly poor. It wasn’t anything like the pictures. Furnishings were sparse, extension cords trailed across the floor. Wi-Fi didn’t work, neither did the air conditioning, and there was no shower screen or curtain in the bathroom (the general manager suggested we showered ‘sitting down’!

the room was average for the price and the bed was uncomfortable with only one pillow. bathroom was below average with very poor water pressure but we were on the top floor in an old city.

We booked a 2 bedroom suite and it had so much room for our group of 3 to spread out. It was great to have 2 bathrooms too. The hotel feels like you are in an old palace, but with modern amenities. There is a piazza just off the hotel which is convenient for grabbing a coffee, meal or afternoon drink. About a 10-15 minute walk to main attractions like St Marco and Rialto bridge, but the walk is through beautiful canals and tiny streets.

The room is nothing like the pictures they use to advertise on booking.com. The room was awful, didn't even have a proper bathroom - it was like a portable bathroom in the room with no privacy whatsoever. When we arrived other guests were already complaining and as we only stayed for 1 night, we didn't want to waste time asking for another room. Total disappointment and a rip-off.

We were seeking a peaceful location in San Marcos and opted for this hotel, which is conveniently situated close to the music conservatory. We reserved the superior suite with a canal view, but were disappointed to find that it was located on the first floor, facing a construction site, with work underway on the second floor directly above us. While the room was spacious, it was furnished with outdated decor that did not match the description or photos on the hotel's website. Furthermore, the bathtub lacked a door or curtain, causing water to splash all over the floor. The bathroom was accessed by a couple of steps, which proved challenging for my husband, who uses a cane. Compounding our discomfort, the room was poorly lit, and we were unable to open the curtains due to the ongoing construction work. Despite paying over 1800 euros for a three-night stay, we felt that the room did not meet our expectations. On a good note, we found the porters and front desk staff to be friendly and helpful. If you plan to stay here, it would be wise to take advantage of the water taxi that provides direct access to the hotel - worth 80 euros

Everything was great! We were looking for an authentic Venezia stay and we found it here. The staff was helpful and friendly. We will stay again sometime.
Finding the place was a bit difficult. Pictures of the alley with arrows would help tremendously or better markings for on foot travelers.
