Despite being in a less pretty location, close-ish to to the un-Venetian bus station, you'll be delighted to find yourself 1 minute's walk from the lovely Campo Santa Margarita. It's a pretty easy walk from there to Rialto or the ponte Accademia from which you can easily get to Saint Mark's Square.
The apartment itself is lovely. The bed is excellent. Good bathroom! And the building itself is authentic and attractive inside and out.
Anna, the host was extremely helpful.
The induction cooker is not great. It took 25-30 minutes to boil a kettle of water! - so despite planning to cook some of our meals there, we didn't even attempt it.
The journey from the bus station, on foot with luggage was pretty brutal. Many bridges, but that's par for the course in Venice. I'd advise you to travel with only a 10kg trolley case and backpack, and to leave the 20kg one at home. You probably won't be able to leave your luggage at the apartment after check-out, and you'll struggle to get 2 x20kg cases into the Vaise luggage locker at the bus station.
I honestly can't think of another negative.

本当に素敵なアパートメントでした。2年に一度ベネチアに来ています。スーパーの食材で料理がしたくて毎回アパートメントを選んで泊まっています。ここの部屋はとっても広くて可愛くて立地が良くて最高でした。

Great communications from the owner/manager from booking until arrival and being met in person at the property was lovely.
We had the King Apartment which was charming and historic, and had a huge living room with balcony where we ate meals and had evening drinks. It felt like a privilege to stay in such a property. Property was clean and generally well equipped.
We were left a list of local bar and restaurant recommendations which was really helpful.
The area around the property is amazing with Campo Santa Margherita and Zattere both close by. Also close to the bus & train stations for exploring beyond Venice.
The upstairs neighbour was noisy including over night and early in the morning. Most of the noise seemed to come from above the bedroom area. They seemed to need to rearrange all their heavy furniture at least once a day. Once at 6am!
There is an ongoing renovation to a building across the courtyard. This started early morning, so not great if you wanted to sleep late or have an afternoon nap.
There is a lane underneath the bedroom window, which is a main thoroughfare. This could get quite noisy in the evening but it didn't bother us too much.
The tiny kitchen lacked an oven or electric kettle, was a bit like a caravan kitchen. It was quite complicated to prepare a full meal.
