an absolute gem in siena. maurizio is an amazing host and truly makes you feel at home. he helped us set up a cab for the morning back to the bus (highly recommend taxi if you have luggage because street is steep). he had other snacks and provisions at the property which was so helpful after long day of delay and travel. you are only 5-7 min walk from duomo and 1 minute from plenty of food and shopping. the room itself and check in was great. MOST COMFORTABLE BED i’ve slept in on vacation!!! beautiful balcony overlooking city. large bathroom with amazing shower. everything you could need! so sad we only were in siena for 1 night as i would love to stay here for longer.

Great location walkable to everything. The shared eating area and stocked refrigerator and pantry were great for making breakfast or a snack.

Nothing to dislike.

The location was great, walking distance (thou uphill, still worth it) to the Plaza, etc. but when you look back it makes the walk a blessing, the view of the Church (pardon I don't know the name) is heavenly. The room was a good size for us (2) we weren't in each other's way at all, very well designed, attention to detail is in place, bed very, very comfortable, towels huge, fluffy, sparkling white, we had the room with the little terrace out back, (missing those mornings) which granted looked out onto a courtyard of a community gathering (quiet group, gathering over by 9:00pm} we all became the best of friends on the first morning. Kitchen area is exceptionally clean, very well designed, exceptionally well appointed, there's nothing you will need, everything you need for a hearty, light, medium filled breakfast is there and it's fresh and hearty. We were treated to Glenda (Maurizio's wife, hope you are doing well) pastries, all I tasted was love (I can confess now I took them all so the other guest wouldn't get any, sorry). Very secure building, area felt extremely safe in the wee hours of the morning (sometimes stumbling back). We rented a car for two days Maurizio's provided us with video (precise video) of getting to and from the property, as well as the parking and its operation, parking is just down the road, again it's very safe parking lot and walk back to your Siena paradise place. We missed our trains from Rome, Maurizio (your Exceptional Host) was in constant contact with us to ensure our safe arrival. With all due respect, it was not a good time for him. But he kept insisting and insisting on driving down (from Florence) to meet us etc. It was getting to the point of us threating to cancel our stay (thou not really) had he showed up. That goes beyond being a Host that's a level of family. That's priceless.

Dare I say that same Church down the block well, it has bells. That's all, could be a blessing, could not be. Even with that I love our stay and our Host.

The location was excellent to explore Sienna’s attractions. A few steps down to the escalator to reach the cathedral, a short walk up the street to the main Piezza and the rear of the town. Everything is close by. Bed was comfortable, room had what we needed. 3 steps up to the bathroom, and three steps up to the shared kitchen and dining area. It was shared, but we didn’t see anyone else while we were there. Maurizio was a great host providing all the information we needed for our visit. Rated lower because of the festival

The BIG negative was when we were there, down the street they held a neighborhood award for winning the horse race in July which was two nights of loud music from 10-2am. It was a private event, and made it impossible to sleep. Very unfortunate timing on our part.
