The position of the hotel, easy access to the beach and town.
The rooms need a total overhaul to bring them up to a better standard, I am sure the visitors to the hotel would pay a little more for their rooms if they were upgraded to a better standard, also the bar prices were very expensive again if the prices were pegged or special offers were available on a weekly basis the visitors would stay and have a drink in the bar and lounge areas.
